Today I'd like to visit Morgan Place subdivision in the Hardin Valley area of west Knoxville, TN. If you are looking for a spacious home on a spacious lot, you couldn't pick a better subdivision than Morgan Place.   Morgan Place is located along Melton Hill Lake, between Hardin Valley Road and Oak Ridge Highway. Because of this, Morgan Place is incredibly convenient to Oak Ridge, yet, it is also extremely convenient to Turkey Creek for shopping and dining, And, best of all, you are within walking distance to get access to to Melton Hill lake, which covers 5,690 acres of water fun.   Did I mention that the lots in Morgan Place are large? The on-market properties all sit on an acre or more. The views from Morgan Overlook Drive and Sunny Slope Road are amazing. So, if you are looking for a...

While driving home all of a sudden I heard something funny. My car starts shuddering, shaking, and acting really, really funny. Then I lost all power, as I'm making my way up a hill. Will I make it home? I'm not far. I cross your fingers, praying that I can make it to the driveway because there is no where along the way to pull safely off the road.   Yup, I had that day recently. And, I did make it to my driveway. Whew! I had an idea what the problem was, but, I had neither the time nor energy to figure it all out. So, I called my very favorite automotive shop, Amherst Automotive. Located on Amherst Road, between Seven Springs subdivision and McKamey Road, the guys there are not only knowledgeable, they get the work done. And imagine, an honest automotive repair shop!   In fact, Chris h...

Curb appeal and why you need it . The saying goes ''You never get a second chance to make a first impression" Potential buyers have to want to stop to see the inside of the home and if the outside is overgrown with weeds and has not been mulched or some other....Forget it ! Those buyers are on to NEXT. So you say you will leave that to the buyers to do what they want ,Then expect to take a hit on the sales price when you finally do get a low ball offer either way you pay for the landscaping. Why not do the work first and not get the low ball offer and instead get the higher offer because that buyer wanted to see yours first so they never moved on to the next one . Also buyers may think 'They never took care of the outside why would they have done anything inside " It can be inexpensive ...

Quite a number of home sales in Knoxville TN and surrounding area have been by investors. I haven't quite worked out the exact percentage, but right now, you can't possibly go wrong investing in Knoxville TN real estate. So, here are 5 Reasons to Invest in Knoxville TN Real Estate.     1. Rental income is stable! Yessiree bob, while property values have gone down, rents have not.  There isn't much more to explain about that, is there?       2. Investment property is low-risk. Even though property values have dipped over the past few years, it hasn't dipped as low as some stocks and bonds. Even in good times, stock and bonds will fluctuate more often than property values (and don't forget #1!). But, because investing in real estate is generally a long-term investment, you will find a tim...

Do You Know a Homeowner Facing Foreclosure? Here’s A Way Out. Headlines today are filled with stories about homeowners in financial distress—people who face a lender’s foreclosure on their home. Millions of American home owners are wondering what to do. Like most crises, this one has produced its share of rumors and misinformation. One of the biggest ones is “just let it happen." Why fight back, this line of thinking goes. It’s too emotionally draining, and the government’s loan modifications aren’t helping many people. Well, that’s only partly true. While government loan modification programs have fallen short of the mark so far, there is another solid, sensible option for homeowners. It’s called a short sale—a sale to a buyer where the seller’s lender agrees to accept less than the fu...

Getting the Best Value for Your Home - Pricing Your Home to Sell Getting ready to get into the real-estate market? Most sellers today are nervous and unsure. They wonder: is taking a loss on our house inevitable? The answer is no! A strategic sales plan, coupled with a smart buy in your new location will ensure that you recoup the maximum value for your home. Your Strategic Sales Plan Consult with an expert, local real estate agent to ensure your house is priced competitively and well-staged. Why? Because while there are always three factors to getting a home sold—location, price, and condition—only two are under your control: price and condition. Of the two, which is more significant? Price. Remember that price will correct bad condition, but condition will never overcome a bad price. ...
