I am particularly blessed to work for a successful RE/MAX franchise in Lexington, TN... I was just reading over a list of best fireworks shows in the country.  It reminded me of the best fireworks show I ever saw.  In my previous life I was a flight attendant and one July 4th I was working a late flight from Baltimore to LA.  It was a clear evening and from 30,000 feet the fireworks shows we witnessed as we cross the country were awesome. Talk about a completely different perspective!  Since then I have seen many wonderful fireworks displays  but none have ever compared to that 'show'.  Please enjoy the 4th and all the wonderful festivities associated with our Independence Day!  If you're in the Lexington TN area join us for the Festival of the Lakes complete with food, fun and fireworks Friday night at Beech Lake!

  2008 FESTIVAL OF THE LAKES AND FIREWORKS SHOW    The Leadership Henderson County Alumni will be hosting the 2008 Festival of the Lakes held at Beech Lake, Friday, July 4th.  This year's festival will begin with Lap on the Lake, a 3-mile kayak race and end with a $10,000 fireworks show sponsored by the City of Lexington.  Other events scheduled for the day include a Beach Baby and Miss Festival of the Lakes Pageant, live entertainment, lots of food and fun!   This year's festival will attract numerous people to our area.  There is no admission charge and everyone is welcome to join us.  Food vendor applications and kayak and pageant registration forms are attached.  Please call the Chamber at 731-968-2126 for more details. We talk alot in this business about overpriced listing.  Yes, we all have them. But, let's talk a minute about underpriced listings.  Now, what would you think about an agent who sells every listing in less than a week?? Maybe just darn lucky, great marketing techniques, super sales person, etc.  Or, would you think that maybe they are so out of touch they underprice all their listings.  We all love a quick sale.....what a cost savings to the agent.  But what a disservice if we have left thousands of the sellers money on the table.  Overpricing and underpricing, both are costly mistakes.  This was a lunch discussion today.   Would you want a reputation in the market of overpricing or underpricing??? I have a listing that has limited curb appeal  It just looks like a brown rectangle BUT it has the most beautiful interior.  It has lovely mature landscaping and fresh sod.  It's freshly painted and is clearly well maintained but people just keep driving on by.  I had this house open yesterday and everyone who viewed it was pleasantly surprised at it's size and elegance.  It has so many great features...large screen porch, private backyard, hot tub, open floor plan, huge laundry room.  It's one of the least expensive homes on the market in a very nice and popular subdivision so HOW DO I GET BUYERS IN THE DOOR?

The Lexington High School Tigers are the District champs and they will be hosting the Regional Tournament beginning tomorrow at Guy B. At the closing table today....cash buyer.For the first time in a long, very long time, everything went smoothly.  Believe it or not, the closing was funded and I actually got a check.We are finishing up.....I look over at the buyer and ask, "What company did you decide would insure your new home??"  He looked me square in the eye and said he hadn't decided yet.  I thought, oh crap, and go thru the spill about investment, uninsured, anything can happen, etc.He said he would take care of it in a day or so....you're kidding, right???  No, actually, he was not.I probably will not sleep tonight for worrying about this property and if something should happen before they make it to the insurance company.Make sense of that, if you can!!!Linda Lipscomb, RE/MAX Unlimited...870 W. I am SO happy.  My favorite place for lunch is reopening tomorrow!  It's moved into a new location on the corner of Main and Monroe in downtown Lexington Tennessee. Lexingtonis a small town but our downtown eatery "The Lunch Box" will rival any sandwich place anywhere! With 30 wonderful sandwich selections along with soups and salads you can't go wrong and won't get tired of this great little place located in downtown Lexington TN on the Court Square.  It's only open 11-2 Monday 0- Friday.My favorite is the Monte Cristo but I have made it my goal to try every single sandwich on the menu. SO if you live or work in Lexington or you're just in the neighborhood, stop by and enjoy one of the great sandwiches! You won't be disappointed!
