Murfreesboro, Tennessee is a place that many call home; both long time natives and newly transplanted residents. However, few that live and work in Rutherford County are aware of the rich and vibrant history of the place that we choose to call home. Here is just a small history lesson on our home and our heritage. In 1811, the Tennessee State Legislature appointed a committee to select a new site for the Rutherford County seat. The site eventually chosen was 60 acres of land belonging to Captain William Lytle. The General Assembly named the new town "Cannonsburgh," honoring Newton Cannon, a young politician in Williamson County, but upon Captain Lytle's request, changed the name to "Murfreesborough" one month later. According to the NAR, The U.S. Department of Housing and Urban Development today published new FHA and conforming loan limits, based on median home prices as mandated by the Economic Stimulus Act signed by President Bush in February. NAR stated that the new loan limits for FHA and Fannie Mae and Freddie Mac are now calculated at 125 percent of the HUD published median prices, with a floor of $271,050 and $417,000, respectively, not to exceed $729,750. NAR expects the impact on the housing market to be significant because of the infusion of capital into the mortgage market, which should result in lower interest rates across the board. There are currently 970 houses on the market in Murfreesboro. In the 12 months leading up to February 2008, 2029 houses in Murfreesboro sold for a monthly absorption rate of 169 houses and an inventory of 5.7 months. In the past 3 months, 333 houses sold for a monthly absorption rate of 111 houses and an inventory of 8.7 months. Clearly, the housing market has slowed down, as it usually does this time of the year, but more houses sold in February than in January.The average house that sold over the past 12 months is a 3 bedroom, 1 bath, 1,194 sf., $101,096 house. The average house that sold over the past 3 months  is a 3 bedroom, 2 bath, 1,771 sf., $162,260 house. That is a monthly absorption rate of 177 houses and an inventory of 5.5 months. In the last three months, 257 houses closed for a monthly absorption rate of 86 houses and an inventory of 11.3 months. Clearly, the market is slowing down, but that is normal for this time of year.The average house that sold over the past 12 months was a 3 bedroom, 1 bath, 1,179 sf., $99,151 house. The average house that sold over the past three months was a 3 bedroom, 2 bath, 1,734 sf., $156,638 house. It appears that the trend is to buy larger houses.

The Planning Department of Rutherford County announced the approval of the development of a commercial plaza at the intersection of County Farm Road and Hwy 231 South.  The plaza will include a gracery store, retail stores, and eateries.  This is a wonderful approval for the south side of Murfreesboro, TN.  This area is growing with homes, schools, and baseball parks, so the add of this commercial plaza will truly add to the economic growth and convenience for this community.

Residents interested in seeing the plans for the Bible theme park in Rutherford county are invited to information sessions to take place this week.  Three open house meetings for Bible Park USA will be held this week in LaVergne, Smyrna, and Murfreesboro.  The open houses will give citizens an opportunity to ask questions and obtain information about the proposed theme park to be built in the Blackman community.  Developers are expected to submit plans to the Rutherford County Planning Department on Monday February 11th, the deadline in order to bring the rezoning befor the Rutherford County Future Development Committee in March.  The meetings are scheduled for: Monday, February 11th from 4:30 to 7:30 pm at the LaVergne Multi-Purpose Building behind LaVergne City Hall at 5093 Murfreesbo...

I-24 commuters in and out of Murfreesboro now have a new exit to hopefully relieve some traffic congestion.  The New Salem Highway/State Route 99 exit 80 is now open.  The exit has opened five months ahead of schedule.  Exit 80 cost approximatley $38 million to build and it was funded 90% by federal funds.  The new exit provides a more direct route to Middle Tennessee State University and provides an alternative to using the Church Street/Exit 81 which has its share of traffic jams.

Currently, there are 975 houses on the market in Murfreesboro. From November 30, 2006 to November 30, 2007, 3791 houses closed for a monthly absorption rate of 315.92 houses. From September 1 to November 30, 2007, 765 houses closed for a monthly absorption rate of 255 houses. Murfreesboro's inventory went from 3.1 months to 3.82 months of inventory. This is the yearly, cyclical slow-down and I expect the market to pick back up in January.

Currently, there are 975 houses one the market in Murfreesboro. From October 1 to December 31, 2007, 420 houses closed in Murfreesboro, for a monthly absorption rate of 140 houses. From December 31, 2006, to December 31, 2007, 2122 houses closed in Murfreesboro, for a monthly absorption rate of 140 houses. Murfreesboro's inventory moved from 5.5 months to 2.31 months. Therefore, Murfreesboro's market is improving ahead of my prediction.

     The city of Murfreesboro now has the green light to help stop red-light runners.  The Murfreesboro city council approved a contract with a Maryland company to provide red-light cameras at six major intersections.  The fine for drivers caught running the red lights will be $50 and it will be considered a civil offense, much like a parking ticket.  The intersections where the cameras will be placed are:  Broad and Church St., Memorial and Northfield Blvd, NW Broad Street and Northfield Blvd, S. Church Street at Middle TN Blvd, Rutherford and Mercury Blvd, and Old Fort Parkway and Thompson Lane.  A date for the implementation of the cameras has not been set.
