The downtown condo craze has spread from Nashville all the way down I-24 to Murfreesboro. Plans have been presented by a California-based development firm to build a six story tall building in downtown Murfreesboro that would include 46 condos, a three-level parking garage, and 8,850 square feet of commercial space. Majestic Development, the development firm, paid $550,000 in 2006 for the property at 315 W. Main Street. The building located on the site collapsed during a thunderstorm last year. Majestic has chosen Nashville-based Gresham Smith and Partners to develop the building's design. The picture below is similar to the industrial style building that has been proposed.

As the housing market in Middle Tennessee softens, the states largest home builder announced staff cuts last week. Ole South Properties, which has nine communities in Rutherford county, is cutting its staff from 33 to 25 as the demand for new homes has fallen. According to an interview with the Daily News Journal, Ole South had plans to build up to 700 homes a year but they expect the actual number of units built this year to be in the high 500s. Housing permits in Murfreesboro alone have declined by over 34 percent compared to last year. County-wide, the number of permits is down nearly 17 percent as compared to this time in 2006. Even with this decline, there are nearly 1,000 brand new condos and single family homes available or under construction. As Rutherford county continues to gr...

I don’t read the newspapers or watch TV news anymore, because they look for the bad in everything and they blow up bad news by 1,000% whenever they can. Take the real estate “crisis” for example. The sky is falling, if you listen to the news media. The fact is there are only about seven states that are hard hit and the majority of THAT comes from two states, Florida and California. Further, the “crisis” occurred because lending institutions loaned money to people who should have never received a loan in the first place! No income? No assets? No problem! As of last month, of the 156 lending institutions that folded, NONE were banks. Why? They applied common sense to their loan application process and didn’t make stupid loans. Think about this, interests rates and unemployment are at nea...

Things are really taking shape in the ‘Boro. The weather is BEAUTIFUL and the building continues. The Avenue is coming right along with shops in the new mall beginning to open. The last time I checked, Dick’s Sporting Goods, Best Buy, On Broadway, and a couple of other stores had opened. Romano’s Macaroni Grill looks like it might open soon and the Longhorn Steakhouse looks like it is already open. I’ll check it out again and let you know. The new Publix out on Highway 96 in west Murfreesboro has opened. I went shopping there this afternoon and it was very nice! In that same complex, Garcia’s Mexican Restaurant (one of my favorites) will open soon. I hope they serve the same salsa! On the Square (downtown), a new pizza place will open October 1. It is called Tomato Tomato (to-MAY-toe, ...

Well, middle Tennessee real estate activity has taken a hit lately but we are still seeing a respectable amount of activity.  Corporations such as Nissan, Verizon, Sprint, and hundreds of others have been flocking here for the last 10 years and they just keep coming!  We say welcome!!  We are very interested in bringing new citizens into our community.  Tennessee is a "right to work state" and is very employer friendly.  Corporations, individuals, and families relocating here all agree that our tax rates are attractive, our people friendly, and our state beautiful. I took a ride out to the Marymont Springs development to see how it is progressing and found that the Enclave section is ready for houses. The Enclave is the section for the million dollar and up homes. It is a very nice area with mature trees all around and a rolling landscape. Development of the remaining sections continue. I sat through a presentation about the Bible Park USA project and found it very interesting. The park is a controversial development in west Murfreesboro mainly because a Daily News Journal reporter who lives in the area continues to write about it. I basically didn’t care if they build the park or not, but after sitting through the presentation I’ve come to believe it will be good for the community in terms of revenue for Murfreesboro/Rutherford County and preven...

Real estate in Murfreesboro TN is slightly off.  We are far from being in a housing bubble, but most agree that our current market is a little slow.  Some homeowners who had thought about selling their home have decided to wait until the market picks up.  But for others, selling their home may not be an option.  Sometimes, homes are sold due to death, loss of employment, relocation, divorce, family matters, or financial problems.  In thsee cases, homes must be sold regardless of the market condition.  So, what should you do if you are a seller in a slow market that simply must sell their home? 1.  Contact a qualified Realtor!  Never try to sell your home by owner; especially if you have an urgent need to sell.  Not only do homes listed with a Realtor sell more quickly than FSBO homes, b...

Murfreesboro Tennessee residents should be thrilled that we have an amazing Greenway System that currently runs 4.5 miles from North Murfreesboro to downtown East Murfreesboro.  This scenic and shady trail follows the banks of the historic Stones River.  The Greenway System, run by the Murfreesboro Parks and Recreation Department, also connects to the Stones River Civil War Battlefield.  If the 4.5 mile Greenway Trail is not long enough for you, there are additional paved and natural wooded trails found in the Battlefield. The Greenway starts on Thompson Lane just off of NW Broad Street and ends at Cannonsburgh Pioneer Village in the downtown area.  Bicycles can even be rented at the Cannonsburgh Trailhead so you canBike the Greenway.  In addition to these two entry points, there are 7 ...

Murfreesboro is located in Rutherford County, which is the fastest growing county in the State of Tennessee.  Here you will find the typical shopping mall, retail strip centers, and franchise restaurants.  However, this charming southern city is also rich in history and has an element that almost makes you feel as if you are stepping back in time.  If you are looking for a wonderful place to visit, and enjoy history, then you should plan a trip to Murfreesboro, Tennessee!  Murfreesboro has a history whose roots go back as far as 1811 when the Tennessee State Legislature appointed a committee to select a new site for the Rutherford County seat.  The original name of the site was "Cannonsburgh" but the name was changed to "Murfreesborough" one month later. The naming was in memory of Colo...

Publix opened their first store in Tennessee that was built from the ground up in the Spring of 2005 on Sam Ridley Parkway in Smyrna.  Since that time, it seems that residents here are all buzzing about the Publix stores and anticipating the opening of additional Publix stores in the near future.  In December two Bi-Low grocery stores closed in Murfreesboro.  These two stores are currently being renovated and will soon be reopened as Publix stores in Murfreesboro. Another new Publix supermarket is currently under construction on Hwy. 96 in the Blackman area of West Murfreesboro.  Meanwhile, a concept plan for a second Publix Supermarket in Smyrna is underway.  The potential store would be located on the corner of Lee Victory Pkwy and Almaville Road.  This store is pending approval by th...

The Daily News Journal has reported that a large food plant may be coming to Murfreesboro.  Public hearings are scheduled for April 4 and 5 at Murfreesboro City Hall.  The plant would be located on 53.6 acres of land near Joe B. Jackson Parkway. The as-yet-unnamed company would be investing $70 million and construction would start on the plant in May or June.   It's expected that a plant this size would create 160 jobs with the "average wage for 130 of those jobs at $21 per hour" according to the paper.Sounds like a great opportunity for the area and we welcome those folks who may be moving in from out of state!  I've had some recent inquiries from folks looking to move in the area for similar reasons, and as always would encourage anyone looking to move to the Rutherford County area to ...
