Whether you understand the implications of the recent failures of Lehman Brothers, Merrill Lynch, and the  AIG Fed Bail-out, it is very clear that (in Seth Godin's words) "Lack of Parental Supervision" has certainly created quite a mess in the financial environment. In conversations today, I found lots of folks looking for ways to get their Buyers approved for financing. Now that the 100% options for FHA financing are kaput, REALTORS and lenders are like a bunch mice in a big ole maze looking for creative ways to get these Buyers qualified to purchase. Summer is about at it's end and today I could feel the first sign of Fall in the air. Here are some things you might want to do around your place to prepare for the Fall and Winter... 1. Check your heating system. You don't want to get caught on a sudden cold day to find that your heat does not work. Turn it on and make sure it's working. Change filters where needed. 2.Flush water lines in sprinkler systems and garden hoses. I can only imagine what it was like to be in the midst of Ike's fury down there in the Gulf Region. I am especially glad that most people heeded the grim warnings of the "officials" prior to landfall and that those who did hunker down to weather the storm made it through without huge loss of life. For sure, there is now going to be an expensive and long period of cleaning up the messes and hope for some semblance of return to "normal" for everyone affected . . . quickly! I admit to my own voyeuristic tendencies as I watched CNN and Fox reporting the storm for those few days. The squeeze on the housing market is definitely being felt in our neighborhoods. The graph below shows a sampling of summer home sales statistics over the past 5 years. There are two main trends that I'm seeing right now: 1. Less sales overall 2. More of the sales are in the lower price ranges. It's not fun to talk about, but it's important to take an honest look at what's happening. For the most part, the homes that are selling are those in the lower price ranges. This is why the average sales prices in both Inglewood and East Nashville are lower. Our office has been a bit quiet this week - I'm thinking that several people attended the Nashville Association Convention on Tuesday & Wednesday . . . and am almost certain that everyone else has been out shaking the bushes for leads, Scheduling appointments, delivering Listing Presentations, Servicing Clients, and closing deals. But I have this nagging feeling that perhaps some folks are not as busy as they would like to be . . . or are feeling VERY busy but not getting the results they desire. I am encouraging these people to "come to the well" and dive into some of the great training opportunities available within their office or in their local, regional, or national arenas.  Don't keep doing the same things expecting different results. Entrepreneur magazine ranked Belmont University at 23rd out of 2300 schools for its entrepreneurship program.  The schools were evaluated on academics, requirements, students and faculty and outside the classroom experience. "Schools that made the ranking are an excellent research starting point for prospective entrepreneurship students," says Amy Cosper, vice president and editor in chief at Entrepreneur. For the past 2 days, our local association threw a big party. It was the Annual Convention which included a membership luncheon, 2 different "City  Tours" and a collage of "after parties" in the evening of the first day and a Trade show and a variety of classes (Ethics and "Working with Investor Buyers and Sellers") on the 2nd day. I attended parts of all of it and mostly enjoyed networking with REALTORS in our market at the trade show and during the breaks. It's kinda fun to see people I have not seen in years and to connect and spin stories. The general tone of the thing was relatively low key. Of all the people I talked with, very few said "Things are going GREAT!" . . . and there was a buzz about the place . . . lots of folks in somewhat of a stupor wandering around with a dazed loo...

Nashville real estate - Sales for August 2008 were down 32.3 percent for homes in the greater Nashville area compared to August 2007, and down 8 percent from July 2008 at 2273 closings. Prices of homes sold were down 6.8 percent for single family homes to $177,500 compared to $189,719 in 2007. The average days on market for sold homes was 79 days.  The greater Nashville association of realtors reported that the inventory for Nashville real estate single family homes rose from 15,172 in 2007 to 15,636 in 2008, a very slight increase of 3 percent. The inventory levels of condos has increased 5 percent to 2575, and the inventory levels of Farms/Land/Lots has increased 44 percent to 6369, which is probably a good indication that builders are not building, and lots are not being purchased. ...

Nashville real estate - If you plan an open house when the Titans are playing, be prepared for a slow day. It was a beautiful day to do anything except have an open house, I know the Titans won, so that's good for Nashville, but my client needs to sell. We did have a couple of families stop by, but the men seem very distracted, and didn't seem to have any real interest (maybe they wanted a TV). It's just the life of a realtor in football country.

That is - Anyone who REALLY absorbs all of the rich information and actually implements the ideas presented. So . . . I had an interesting thing happen this morning. I was in a group coaching appointment and we were discussing where we could find MORE LEADS other than from our METS in the database. The usual avenues surfaced - FSBOs, Expired and Withdrawn Listings, Door knocking, and the veritable smorgasbord of social networks on the net and within the community. One of the newly licensed associates got a puzzled look on her face and said that she had devoted quite a bit of time identifying Expired Listings but that they ALL were on the "Do not call" list, so she had started working on "Plan B" which was to develop a "Pre-list" package to deliver in person to the owners. Just for validation, she had asked another agent she knows what experience he had had with Expireds and explained to him her plan . ...

As we all know, new home buyers are nervous and are apt to balk at any time during the home purchase process. I was a witness to this behavior the other day. Our office received a call from a first time home buyer who needed an “emergency” inspection on a property that she was purchasing. Being only three days out from closing, the buyer put the brakes on the closing. The house she was purchasing was an owner/agent rehab, the inspector was recommended by her agent and she felt pressured by her agent to go ahead and purchase the property. Somewhere in the process, it seems as if the agent failed to gain the trust of the buyer and the whole process broke down. I was surprised that her real estate agent did not come out to the property to unlock the door or even check on how things were go...
