Here is the fourth part of a 4 part blog I am writing on what issues or potential problems to look for when viewing a house. Remember a reputable home inspector is recommended. Your comments are welcome. 9.Take a look at the home's breaker box. Exposed wires or a panel that does not entirely cover the breaker box is suspect. A good home inspector will know if the panel needs updating or if it is sufficient for the home. In areas of the home where a water source is located (e.g. - kitchen sink, bathroom sink) GFCI outlets should be present. These are Ground Fault Circuit Interrupt outlets, essential safety features in a home. The Nashville Tennessean published an article on the front page today that really ticked me off. Once again, our local and state governments are proving that they cannot handle budgeting, and they want the taxpayers to cover it up. The story talks about how the local counties are all having to increase their property taxes soon to handle the growth that they have had in the last few years. They talk mostly about schools, but I'm sure that if the numbers were public, schools are not where the spending has been going. I know that in Williamson county, every new home has an very large impact fee paid to the local government to cover the growth expense of the community. The Nov 4 ballot in Nashville may not give the voters in Nashville an opportunity to vote on a measure that would require city business to be done in English. Yesterday, the election commission voted 3-2 to take the propsed charter amendment off the ballot. What's going on with our local goverment? I don't have to tell you who's running the show, and they are not republicans. A good question is this, if english is not required, will the govenrment be required to print everything in multiple languages? Will every position in the government have to be duplicated because they want to accomidate everyone who may be here, regardless of the cost to the taxpayers. I think it's time for a change. Here is the third part of a 4 part blog I am writing on what issues or potential problems to look for when viewing a house. Remember a reputable home inspector is recommended. Your comments are welcome. 5. Attics...if the home has an attic try to get up there and get a good look around with your flashlight of course. Look for roof leaks, broken rafters and most importantly venting? Is it really hot up there? It is generally going to be much warmer up there than in the house itself. Sometimes it can be too hot. Do you notice proper ventilation? Some homes have gable vents (at the two ends of the house), some ridge vents (directly above in the spine of the roof), static vents (usually square), some have turbine vents (the ones that spin). WHEW! It's been a long day. We (all 5000 of us) gathered in the Austin Convention Center @ 8 AM with great expectation for  a great day of learning . . . and we were not disappointed. The day was fulll of Gary Keller marching through the 12 tactics as defined in the new book "SHIFT" - Gary literally took it tactic by  tactic and was truly impactful. We all "got it" at a very high level. My group had a great lunch at Moonshine . . . and when it was all over, we journeyed to the Hula Hut where we found some delectable Mexican cuisine as we lookout over Lake Austin. Your comments are welcome. 3. If the home has a basement take a good look around down there. Try to find a place in the basement where you can see the inside of the actual exterior wall. Does it look dry? Or is it discolored? Pay close attention to the corners and the side of the house where water may collect if the property is sloped. If the house has a crawl space grab your flashlight. Open one of the crawl space doors and peek your head in there. Take a good look around. Does it seem dry? Does it have a very wet or mildew smell? In Franklin, Brentwood, and Spring Hill, It's a requirement to have a fence if you have a dog that stays outside. Some of the residents had decided to go with the invisible fence to keep their dog in their yard. It looks great, and for the most part, it does exactly what you want it to do. If you have a small dog, be aware that we have a new threat in Tennessee, and that invisible fence just means that your dog can't run away. Coyotes have migrated from the south, and are now common in most areas of Tennessee. If seen them in neighborhoods in Franklin, and Brentwood. It also makes me think when I see reward signs for someone's lost dog, or cat, that maybe a coyote was hungry. Be careful with your pets, predators are out there. Just recently I heard that Nashville is at the top when you look at institutions of higher learning per capita.  It is no surprise when you consider that Vanderbilt University, Belmont University and Lipscomb University all sit within 3 miles of each other creating what some consider "The Triangle."  Of course, add in other colleges such as Trevecca, Nashville Tech, TSU, Draughn, Freewill Baptist, Vol State, Aquinas, Watkins, Columbia State, MTSU and more to the list and you soon realize that the  Nashville area is flooded with institutions for Higher Learning.  Nashville is definitely not a "Southern City" that some might classify as Red Neck, but rather a city of culturally diverse and educated citizens.  No wonder so many businesses are attracted to relocating to our grand city.  Wit...

Our fledgling BNI group has grown to about 6-8 people and become what BNI calls a "pre-core" group.  That is exciting for us because we will start using the BNI format at meetings and they will be more involved in guiding us and helping us grow.  BNI definitely has the systems to help our group become very successful, we just have to dig in and do it! Whew! Today, I flew to Austin from Nashville with stops in Birmingham and Dallas along the way. This was the airlines' way of communicating to me the importance of FOCUSing on what I am doing when I book my flights. I thought I had booked a non-stop flight . . . because I'm not a big fan of the take offs and landings . . . and on those short hops, the planes don't ever seem to reach the altitudes where the air is smooth . . . The ride was BUMPY ALL THE WAY. and That lay-over in the Dallas airport was no fun - Crowded - Dirty - and uncomfortable . . . Lessons are always learned though . . . Home inspectors do not have the equipment to inspect the throat and flue of most chimneys. However, thanks to pocket digital cameras, a missing damper and smoke shelf, this badly damaged fireplace lent itself to get a good logs-eye view of what the inside of a chimney really looks like. The lack of rain caps allowed water into the chimney and intense temperatures of wood burning fires caused the water to expand and pop out the mortar between the fire brick. Through time and neglect the original damper and smoke shelf was eventually destroyed and burned away leaving the bottom of the flue liner exposed. So most of us in Nashville heard about Will Hoge's accident in East Nashville on Main Street this past week.  Being a fan of Will Hoge's music, I was saddened to hear that he is in critical condition after his scooter and a van collided.  I am glad to know that he will be ok and that there was no head trauma and I wish him well. When I heard about the accident, I had some pretty sobering thoughts.  I don't know Will Hoge personally.  But it seems to me that he was attempting to do something good for the environment (whether it be due to pocketbook or truly for a "cause"), and he paid a price for it - and still is - and will be for a while.  Perhaps we all need to take more risks for our world around us.  Life is (obviously) precious and we never know what could happen in the next moment...

Meet Patricio, Nashville's Most Modern Cowboy, riding his electric bike through Hillsboro Village in front of the very famous (and yummy) Pancake Pantry!  He was on his way to, what else, a gig! I was sitting at the light at Hillsboro Road and Wedgewood/Blakemore and spotted him riding his bike. I just had to pull my car over and ask him if I could take his pic.  I personally think he should be selected for "You're So Nashville if..." contest. Here's his entry: You're so Nashville if you ride your electric bike through Hillsboro Village on your way to a gig with your cowboy hat, cowboy boots and black Wranglers on!!! Does it really matter how many years a REALTOR has been selling real estate? Does it matter how many deals an agent has done? Does a high number of years in the business or volume of deals establish any useful "grounds" to expect superior performance? My answer to all of the above is a firm "NO" Sure, years of experience may lend some wisdom aand multiple deals under the belt certainly exposes the REALTOR to a lot of "School of hard knocks" learnings . . .
