I love the older, more experienced properties. Like many of our more ‘experienced’ citizens, there are certainly stories to tell, and a journal of what has historically happened in its life. Yesterday while inspecting a property not too far from the world famous Opryland Hotel, I ran across this unusual repair by our ol’ buddy Bubba the unhandy handyman. One again, a classic example of how not to support a load-bearing girder. The blocks were setting on the ground with no concrete foundation (18x18 for Davidson County), the bricks were kinda-sorta professionally mortared together, but the ‘coup de gras’ were the shims of asbestos shingle tiles… Yeah Buddy! Home inspecting is not rocket science… Most of it is just plain, common, simple horse sense. Generally, if an item does not look right or isn’t functioning correctly something is wrong which needs to be looked into a little further. The two major problematic areas are generally plumbing and electrical. Unhandy home owners and tradesmen either are not competent in various trade disciplines or just like to take shortcuts or the easy way out while doing home repairs or remodeling. I've recently become a fan of a somewhat unknown pocket of Inglewood called Gra-Mar.  It's an area full of ranch style homes from the 1960's, many of which were built on very large lots.  Part of the area is dubbed Gra-Mar Acres for this reason. The neighborhood is just south of Briley Parkway between Ellington Parkway and the railroad tracks closer to Gallatin Road.  It extends south to Broadmoor or so.  So what makes this neighborhood look so good these days?  Price-  Homes in the area average around $93 a square foot these days, less if the home needs upgrades from it's 60's interior.  At this price a 2000 square foot family-sized home with 3 bedrooms and 2 baths will cost you around $186,000.  A smaller 2 bedroom home will be priced in the lower $100's.  Compared to the rest of Ingl...

As most of you know by now, flexible plastic venting for clothes dryer venting has been banned for use in residential properties for many years because it is considered a fire hazard. But I guess that our 'ol buddy Bubba just hasn't read the latest and greatest on this regulation. Maybe they will come out with a coloring code book one of these days... Nashville Real Estate - While on a listing appointment on a home approximately 10 years old, I was asked by the homeowner if they should replace the roof. I asked them if it was leaking, no, but it was dirty. So I went to the front of the home (south side), and didn't see anything out of the ordinary. The north side of the home did have some discoloration that they thought was dirt. It's Algae. It grows in humid areas on the north side of some roofs and siding. You can buy a liquid at Home Depot designed to remove the Algae, and make the roof look much better. Some modern roof materials have an Algae preventive coating to prevent this from happening. I get questions all the time about this historic neighborhood just West of East Nashville. Sometimes it’s even considered part of great East Nashville, but I won’t debate that here. I usually describe it as a transitional area on the rise. It’s full of historic homes from the early 1900’s, much like East Nashville. It has experienced a resurgence, which can be felt driving through the area and seeing the many freshly renovated homes. Many of the funky-chopped up rental homes are being somewhat restored back to the character-filled historic home that it once was. Since the late 1990s, Lockeland Springs has seen some of the Nashville area's most aggressive appreciation.  I moved into the area in the early 2000s and have enjoyed watching the neighborhood grow and improve while still embracing its history and diversity. Currently, the average 2000 square foot home in the neighborhood will run you $283,253, which is a 12% increase from 2007.  The current average days on market is 58; so, multiple offers are not rare for a well-priced home.  The top SOLD home price in 2008 is $525,000 (as of July 11, 2008). The average home in Lockeland Springs will have three bedrooms and two baths.  They rarely have half baths and one bath homes are still commonplace.  In the past four years, aggressive appreciation has happened in the single family home market.  ...

With the high price of gasoline being on every American’s mind, and how it is affecting the price of everything from vacations to toilet paper, there seems to be a plethora of items on the internet all touting better fuel mileage. These range from HHO technology products to gasoline additives. Do they work or are they just another scam to prey on unsuspecting victims? When I'm hunting down properties to show to buyers I love to see the words "Easy to Show" in the listing. Another good phrase is "Vacant-Show anytime". On the other hand, making showings difficult is a good way to keep your house from selling. There are numerous reasons a house doesn't sale. Most issues all fall into subcategories under the three main categories of (1) Location (2) Condition (3) Price. (1) You can't change your location unless it is a mobile home. (2) You can improve the condition. You report that it is immaculate (or clean); however, if it is missing updated details, finishings, colors, curb appeal, etc. the "competition" of other home in your area may be hurting you. (3) When condition is as great as possible, the location is set and it's still not selling, price is all you have left. You must weigh the options of dropping price vs. staying in your home. One thing that Nashville is known for is ecclectic, diverse, affordable homes. According to what you need you have several options at the under $200K price range. 1. Woodbine, Glenrose, Murray Hills: mostly ranch homes, finding a 2 bath may be a challenge, but 1 and 1.5 baths are commonplace. Within 5 to 8 minutes to downtown. 2. East Nashville (specifically Inglewood, Shelby Village, Rosebank, Maxwell Heights, Neil S Brown, Cleveland Park, and McFerrin Park): Expect every sort of home you can imagine from bungalows to Tudors to new construction to ranch homes. I was watching "Don't Forget The Lyrics" on FOX a few seasons ago, passively, when I heard a country accent say, "I was the Tomato Queen." I perked up immediately to see one of our former "Queens" of the East Nashville festival was on one of my favorite game shows and was part of my favorite event of the year in Nashville, the Tomato Arts Festival.If you don't know what the festival is, well, you have to visit just to really get the full effect.
