When choosing the put your home on the market, step outside and look at it as if you are seeing it for the first time. Soddy Daisy is one of the faster growing areas of Hamilton county, Tennessee.  In spite of this, there have never been many condo and/or townhome developments.  To date only 116 condos and townhomes have sold in the Soddy Daisy area, according to MLS records.  All of those sales centered around five developments -- Lenox Trace, Jackson Square, Stonewall Farms, Sedman Hills and Timber Ridge. So when I saw the sign for the Cape Townhomes development, I though it would be worth noting in my blog. This development looks like it is going to have a pretty decent view of Soddy Lake.  (It is going to be on the hill where that motel was.  I have to confess I can't remember the name.) According to marketing materials it will have just under forty units.  All units are planned as three bedroom, tw...

Hixson, TN and Soddy Daisy, TN Home Sellers - Tip of the Week 12.23.09 Extra money—courtesy of FHA Did you know... If you currently have a home with an FHA loan, up for sale, try to negotiate a closing date near the end of the month. Why? FHA does not “prorate” payments. In other words, if you close at the beginning of the month you still get charged for the entire month's payment even though you didn't live in the home for the entire month.

Hixson and Soddy Daisy Home Buyers - Tip of the Week 12.22.09 Be a power bill private eye Did you know... To stay on budget when buying your new home, consider getting the average electric bill. The Chattanooga Electric Board (EPB.net / 423.648.1372) will usually give callers the average, high and low electric bills of a prospective home for the past year or more. Depending on the location, the gas and water companies may do the same.

So, what kind of loans are Hixson and Soddy Daisy home buyers getting? Real estate is unique among business transactions, in that buyers are expected to borrow money.  As a matter of fact, there is an entire industry built around the financing of real estate. But, that industry has taken some serious hits lately. So, can you still get a loan? Yes. Local buyers are doing it everyday. But, what kind of loans have buyers of Hixson homes for Sale and Soddy Daisy homes for sale been getting? Fortunately, we don't have to guess. The local MLS (Multiple Listing Service) keeps stats on the borrowing choices of buyers in our area. Hixson and Soddy Daisy Home Sellers - Tip of the Week 12.16.09 Keep it uniformed Did you know... If you are planning on making a few improvements before selling try to complete each project for the sake of uniformity. For example, if you replace some of the windows, but not all, buyers may focus on the older mismatched windows. If you replace most of the carpet, but leave some rooms with older carpeting, buyers may focus on that too. As long as you can do so within budget, try to keep improvements uniformed.

So, don't be afraid to leave the lights on, in every room, if possible. Just remember to turn on the lights when you leave before showings. Then buyers will see your home at its best.

Hixson and Soddy Daisy Home Buyers - Tip of the Week 12.08.09 Wear two hats Did you know... When you shop for a home is it good to wear two hats—both buyer's and seller's. Even though you may not be planning on it, it is good to buy a home you can resell later without too much difficulty. So while you want a home which fits your wants and needs, you don't want one so highly customized it becomes hard to sell if you need to.

Hixson and Soddy Daisy Home Buyers - Tip of the Week 11.24.09 First things first Did you know... When you get a home under contract, it is usually better to schedule the home inspection first, for a couple of reasons. 1) The contract often limits the time frame for the inspection. So, it needs to be done in a timely manner. 2) If the home has serious problems you learn about it early—before spending money on an appraisal, survey, termite inspection etc.
