New Schools in Spring Hill TN has lately been one of my most recent questions.  On the Williamson county side the following schools are schedule to open soon. Allendale in the new elementary school, and will open in the fall of 2010 Spring Station is the new middle school, also planned for opening in fall of 2010 The new high school is not named yet, and it will open in the fall of 2011. Allendale is located just west of Benevento and Spring Hill place. The new high school and Spring Station are located just north of Wades Grove subdivision on Buckner Ln.  To check for zoning, visit the Williamson county Schools website here.      Yesterday, while driving around Big Oak Lake, in Spring Hill, TN yesterday, I came across this female wood duck. This was a rare find, as most of their habitat in Nashville and Brentwood has been displaced by development. Thankfully, I had my telephoto lens on camera as I crept up behind a blind and squeezed off a few shots. Man's alleged ploy to lure kids in Spring Hill stirs fears By Harriet Vaughan • THE TENNESSEAN • March 8, 2010 SPRING HILL - Parents and police are on guard after reports of a man trying to lure children into his van in Spring Hill. Spring Hill police say that a man in a van has approached two kids with different ploys to try to get them into his vehicle. The first reported incident was at Longview Recreation Center on Feb. 13, according to Lt. Jason Fogle. That's when the driver of a white van reportedly approached a 13-year-old girl after her tennis lessons. The girl said the man invited her to sit in his van until her parents came to get her. Nashville home values down 0.4 percent - According to Zillow, Nashville home prices have been very stable for the last 12 months. Most of the customers I speak with are very concerned by the media representation of real estate values constantly eroding. According to Zillow, it's not the case in Nashville. Showing homes today in Spring Hill, we viewed a home that looked beautiful in pictures, and my clients were really excited to see it in person. It had a nice lot in a good location, and we all agreed that it had nice curb appreal. And then I opened the door. The first thing out of my clients mouth was CATs. and in this case, the cat in question, which we never did find, had marked every room with cat urine. I was the only one who noticed, because my clients never made it 10 feet into the home. Spring Hill has lots of beautiful homes at attractive prices. Anything that smells like this will never sell for a decent price. Someone needs to tell the Seller, or this home will never sell. Just my rant for the day. Sorry, I'll try to keep it down. GM Considers Reopen Spring Hill Manufacturing Plant GM is considering reopening one or two recently idled manufacturing facilities.  Since GM's bankruptcy plants have been idled and though the engine section of the Spring Hill plant has work scheduled through 2012 most of the operations and workers have been laid off or transferred.  Spring Hill doesn't seem to be overcome by the effects of the recent closing, as homes are still selling.  Much of the recent growth in the community has been inversely proportional to the plants steady decline in jobs during the past 10 years.   Though the pace has slowed Spring Hill continues to grow as a cottage community to the greater Nashville Area. This week we had a tragedy in our family;  our dog fell off of our truck and died. We took her to Healthy Petz in Spring Hill because it was near the accident.  Dr. Zavaro did everything he could to help.  Everyone there was understanding and very helpful.  I feel like we were being taken care of and our dog was their top priority.  Even though Leia, my dog, did not make it, I am happy I took her there.  Below is their website.  I highly recommend this Vet!   http://petzvet.net/

I wanted to get the message out to everyone about the new elementary school opening in August 2010 in Spring Hill.  The school is Allendale Elementary and now has it's own website; http://www.wcs.edu/ades/ Last night, my son and I went on their website to vote on the new mascot and colors.  We are very excited about this new school because it is in walking distance from our house.  Riley, my son, cannot wait to ride his bike every day to and from school. I am confident that these new schools will be just as great as the rest of Williamson County's fine learning establishments. I know sales and qualified buyers are difficult to come by at this time of year, but apparently so are good homes!  Over the past few weeks I have had the pleasure of inspecting some of the worst homes that I have seen in my 15+ years of inspecting! REO homes are starting to get tiresome! It seems like folks are trying to find the "bargain" and never mind the condition of the home they are looking at! Today I had a home that the power company refused to turn the power on and the buyer got mad at me because his agent said I could take care of it!  Then the buyers agent (her second sale since getting her license) started to tell me that I needed to carry a generator around with me just for homes like this!  After I composed myself, I politely asked her why she thought that I should be res...

Spring Hill Home sales for December 2009 -   41 Spring Hill homes sold in December compared to 39 in December of 2008. The average price of Homes sold in Spring hill was $228,356 compared to $252,313 in 2008. The average size of Spring Hill Homes sold was 2376 square ft compared to 2390 square ft in 2008 The average days on market for Spring Hill Homes was 97 The absorption rate for Spring Hill real estate is 10 months My analysis is that the more affordable homes are still selling in Spring Hill, while the more expensive homes are either being sold for a terrific discount, or being overlooked by buyers. A decade of home sales in Spring Hill Williamson County.  So all day today you will see a decade in review for this and that.  Well here are the numbers for home sales in Spring Hill, TN.  These numbers only reflect the sales in the Williamson County section of the city.  There is a chart for homes sold under $150,00 and a chart for those over the $150,000 mark. As the charts indicate homes under $150,000 started took a dive in 2005, part of the reason can be seen in the increase of homes sales in those priced above the $150,000 mark.  The decline of home sales in the 150+ market can be seen in 2007, 2 full years following the lower priced houses.  Well, the converse is also true. Spring Hill Town Hall Meeting on Water Rate Increase January 5, 2010. Spring Hill Board of Mayor and Alderman recently instituted a $3.50 storm water fee in compliance with both state and federal regualtions.  The January 5 hown hall meeting is where citizens  can learn the new fee, the water utilites and share feedback.    The meeting will be held beginning at 6pm at the Court Room at City Hall located at 199 Town Center Parkway.

Oak Lake in Spring Hill Tennessee is on the Maury County side of Spring Hill.  Homes are built on acre or better lots ranging from 1200 square feet to around 3000 square feet.   The most recent sections are brick homes and 2000 square feet or larger.  The Oak Lake Estates Section 10 has some great new homes, ready to move in that price out in the $225,000 range with some resales listed as high as $239,000.  If you are looking for nicely appointed affordable homes with a spacious lot, you may want to call me about Oak Lake. With January being Radon Awareness Month, I thought I would share a few things I have discovered in Spring Hill and Thompson's Station, TN.  WE HAVE RADON PROBLEMS! In the past few weeks, I have found high levels of radon in several areas in Spring Hill and Thompson's Station and it is widespread across the area.  Some of the area's have been off of Bucker/Dueplex, Benevento, Cherry Grove, Hardins Landing,  Tollgate, Campbell Station and Windover Estates. Just about any place that you see outcroppings of rock or homes that have basements you are going to stand a very good chance of finding radon. Always recommend a radon test and let your clients say Yes or No.  Go to the Radon EPA site to findout more.
