Last week, I took a buyer to see a new home being built in Tollgate Village by Lennar Homes. Lennar is pretty new to our area even though they've been in business for many years. Since I already knew most builders require the buyer's agent accompany the buyer for their first visit, I called the office to make an appointment. The on-site agent wasn't going to be there but gave me permission to go in and see the house which is still under construction. We agreed to connect the next day. I have an affordable single story home in a very nice neighborhood in Thompsons Station for sale. It get's lot of traffic, in fact it's averaging a little over 2 showings a day for the last 3 weeks. I've had 7 offers on the property, and the last three were on the same day. It's now under contract. My point is this, I had several offers that were based on comps from last summer, and the buyers didn't understand why my sellers wouldn't take the deal.No they didn't have any current comparables for the property because these homes rarely become available. They did not understand what a sellers market is. The prices will always go up in a sellers market, and if you don't want to participate, that's ok, but at least make an effort to understand what's happening in the market. Ok. I'll stop ...

Thompsons Station TN Home Sales Statistics - 2013 end of year Market Report Thompsons Station home sales have been quite strong this year.  When considering single family home sales between January and November, the median sale price is up 17.1% from 2012 to 2013!  The median sale price for 2013 surpassed the median sale prices for the last 7 years!  This doesn’t necessarily mean that every home is worth more than previous years but the local market as a whole is really quite healthy and moving out of the down market we’ve experienced the past several years.  Likewise, the sales volume for 2013 has surpassed the volume of 2006.  Also, the median Days on Market has dropped and homes are selling faster than they have in 5 years!
