The media is constantly spouting the "downturned" housing market and how bad things are.  I am sure some areas are worse than others.  My market is not totally downturned but it has definitely slowed. A downturned market really depends on which side of the fence one is standing.  From a sellers standpoint, if you price your home competitively, stage the home, remove the clutter and make repairs prior to putting the home on the market, you should have little to worry about.  However, if you decide to sell on the spur of the moment, don't do your homework and don't have your home in top-notch condition before putting it on the market, you may find yourself with that sign in the yard for quite sometime.From a buyer's standpoint, this is a great time to buy.  Inventory is high, sellers and ...

As Realtors, we sometimes forget just how unknowledgeable first-time homebuyers are in the entire process.  I recently helped a young couple in their early 20's purchase their first home.  We have to treat these clients like they know nothing and explain, explain, explain.  The lack of knowledge has nothing to do with their intellect but it has to do with lack of experience in the field of purchasing a home.  It is our job as Realtors to take up the slack and hold their hand through the process.They came to me because they said I was the only agent that took the time to explain things to them and not make them feel stupid when they asked questions.  We have all seen it.  A prospective customer asks an agent a question and you hear them laugh before answering the question or you see them...

Since yesterday I have obtained 5 new clients.  I work very hard to help each and every one on their scores to help them become a homeowner.  Out of the 5 I had 2 that were immediately approved.  Through my conversation with the other three, we can work a few months and increase their scores enough to get an approval.  The problem I have is none of these clients have any idea how to stay on top of their credit and keep it.  Yeah they know to pay their bills but there is more to it than that.  One client has an 18 year old graduating soon and he brought home an application from school for a credit card.  Hey did they teach him anything about credit before he received the application.  Well I think not.  I think one thing a Loan Officer and lets go a little further and add a Real Estate A...

If your not buying in this market you are crazy. Why? Well a local builder has way to many houses on the market and he and the banks have worked together to drastically reduce his homes. If your in the buying range of the 200's theres alot of good deals out there right now. The weird thing about the Munford market is their aren't a whole lot of in between prices out there. Theirs smaller homes in the 120-130 range and bigger homes in the 200-and up market. Their are some in betweens but not a whole lot of them. The homes in the Munford area seem to be moving pretty good but its still slower than it was this time last year. Well the housing market has been rather slow the last six months but I think that is about to change. Even with the increase of activity greatly in the last week we are still in a buyers market. What does that mean to our area? Mainly the fact that the buyers have way to many houses to choose from. Are sellers willing to take a little less---most definetly but not as little as people think that come out of different areas. People need to keep in mind that our home prices are already alot lower than other parts of the country. So our houses didn't balloon like places such as California and Flordia did. Our homes went up and price as far as the cost of material, cost of lot cost, and labor wages increased. Most of the builders in Atoka will tell you their paychecks did not go up. So yes t...

I would say our market here is a roller coaster ride. One minute it seems it's going up and you reach that peak and then plummet to the bottom just to start climbing again. Hopefully summer around the corner things will even out a little bit. I've been fighting this is a buyers market slogan for awhile now because people think they can go crazy with their offers and thats just not the case in our area. Yes, its a buyers market and there's lots to choose from but theirs not as much profit in our homes. Home prices go up about 5% per year, so theres only so much a seller can come off of the house. Same with builders theres just not 50-100,000.00 profit in them to come off of. But yes, this year people will come off a few extra 1000 to move their home. So it has become a buyers market. Esp...

Well I'd love to say we've been tearing it up in Tipton County but unfortunately that is not the case. The smaller homes are moving okay but the 200 and up range is at a turtle pace. I'm sure alot of this has to do with the time of year. We all get scared this time of year  because just like everyone else we hear about the bubble bursting. And that might be true for areas like California, Florida, etc. but our homes are very cheap compared to those areas. A $200,000.00 home in our area will get you a brand new, solid brick home with about 2000 square feet and a 2 car garage on .35 of an acre and up. Our builders are not making the money people think they are. I work for 5 local builders and if they profit 10-15,000.00 on a home they are happy. The profit margin is not even 10% in this a...
