Pamela Madore  Pamela Madore Mortgage 3955 S. Soncy Amarillo, TX 79119 Why Brokers Are Better Than Bank  To my knowledge, I am the only Mortgage Broker in Amarillo.  Sounds crazy doesn't it?  When I moved to Amarillo from Florida I left a place where there  were only Mortgage Brokers to a place where the term was foreign. Let me explain the difference.  Banks and lenders have a limited amount of programs and guidelines they have to follow.  For instance,  one bank may have a minimum credit score of 620.  If your score isn't 620 then you have to try to find another bank or lender that will work with you with a lower score.   So now you have found a lender that will go with a lower score but since you are self-employed you don't show enough income to qualify.  Now you have to go and try t...

Pamela Madore Pamela Madore Mortgage http://pamelamadoremortgage.com Adjustable Rate Mortgages Are Back.  Good or Bad? The answer to that question is probably "it depends".  What does it depend on?  I think it depends on the reason you choose to get an ARM loan. Let me take a minute first and explain how an adjustable rate mortgage works.  Currently you will find that most ARMs are either a 5/1, 7/1, or 10/1 ARM.  Let's use the 5/1 ARM as an example. On a 5/1 ARM your interest rate is fixed for the first 5 years and then it adjusts every year after that for the life of the loan.  There are limits on how much your loan can adjust called "caps".  Your loan will have an "index" and a "margin".  Common caps on a 5 year ARM might be 2/2/5.  I will explain that in a minute.  The margin is a f...

Pamela Madore Pamela Madore Mortgage 806-290-1920 pamelamadoremortgage.com Do You Have Income, Good Credit, or Money? My career spans more than 30 years helping people buy or sell their home or refinance to maybe take some cash out or just to get a lower rate. Over the last several years I have acted mostly as an Awesome Realtor.  I decided, however, recently that there are many people that aren't buying a house because they can 't qualify for a mortgage. There are several lending institutions in Amarillo that do a fantastic job helping people get a mortgage for their dream home.   Unfortunately, they are limited on what programs they are able to offer. Being a Mortgage Broker has it's distinct advantages.  If you come to me and tell me your situation, I can then go find a lender on you...

I have found that there is a great misunderstanding about what happens when you get your real estate license.   Here are a couple of myths.  When you get your real estate license people DO NOT call you the first day and beg you to sell their house or help them buy a new one.   When you get your real estate license your company DOES NOT give you people to work with (exceptions apply--ask me). When you get your real estate license the entire world  IS NOT notified that you are available. So where do you start?   The first thing you do is FIND people to talk to.  There are as many ways to find  people as there are people.  Some of the most successfully ways are phone calls  to people you know and social media. How about the people programmed into your phone?  Sometimes just for kicks I c...

1.  No two days are the same.  Most jobs have some sort of a routine.  You do the same thing day after day with little variation.  Not so much in real estate.  You do the same activities, yes.  But in unpredictable order.  I once won the "squirrel award".  You know.  Over here.  Over there.  It is really important to be focused though.  :-) 2. You meet some great and crazy people.   When I say "great" people, I mean the kind that you remain friends with after closing and FB each other or text or have coffee.  When I say "crazy" I mean the kind of people that you hope forget your name.  You know what I am talking about. 3.  Payday may become mayday.  The stress and pressure of the entire process boils down to the final day,  hour and minute when you hold your breath and pray nothing goe...

Pamela MadoreKeller Williams Realtyhttp://joinkw.iloveamarillo.com806-290-1920    Not all real estate companies are created equal.  Some are large and have many agents and some are mom and pop operations.  There are franchises and there are family owned companies.   Most real estate companies are what I call "traditional" real estate companies.  What that means is that there is broker (generally the owner) and there are agents who works for the broker. The broker may offer such things as office space, signs, and someone at the front desk to answer phones.  They may be other things, too.  Each brokerage is different. Generally the broker is a "competing" broker which means that they also list and sell houses.  In my view that can become a problem especially if the name of the company is ...

Let's say you think you are an introvert.  If you are a mom or a dad and you have a house full of screaming kids, are you shy?  No.  You take charge of the situation.  Why?  Because you are experienced in this situation which gives you confidence.   You know how to handle a 5 year old. Pamela MadoreKeller Williams Realty806-290-1920http://iloveamarillo.com   How To Earn More Than 100% Of Every Real Estate Commission Through Profit Share At Keller Williams Realty   That sure is a mouth full.  And what in the world does it mean?  I am going to give you a lesson about commissions and how they work and how you can earn more and more each year without listing or selling any more houses than you did last year. At Keller Williams we have many different opportunities available to all of our agents.  We aren't like traditional companies that offer you one thing and it becomes "rinse and repeat" every year.  That generally means that the day you take your last sign out of a seller's yard that is the day you are out of business. Pamela MadoreKeller Williams Realty806-290-1920http://iloveamarillo.com How To Use Your Income Tax Refund To Buy A House     It is that time of year again when Uncle Sam sends you back the amount of money that you overpaid. You may already have plans for it but I would encourage you to think about buying a home. It is tempting to wait until you get the money in hand to start thinking about what to do next.  That really isn't the best way to do it.  You might be afraid that you will be disappointed if it doesn't work. Believe me when I tell you that it will be more disappointing if you don't act first. While you are waiting, the most important thing to do is to get approved for a mortgage.  It could be that there is something stupid on your report that needs to be fixed.  It is better to...

I have been in the real estate and mortgage business all of my adult life.  I have seen ups and downs and been a part of all of them. The first house I ever bought the interest rate was 3%.  I lived in a rural area so it was a subsidized loan.  The second house I every bought the interest rate was 18%.  That is what the market would bear at the time. So you can see that there were 2 very different interest rates.  When something like that happens,  the price of the of the house needs to be what the market will bear based on the interest rate raises.   For instance, for every 1% the interest rate raises that takes about 8% of the buyers are out of the market.  They really aren't out of the market they just can't qualify for as much. What happens then is that they don't buy because the...

Pamela MadoreKeller Williams Realty806-290-1920http://iloveamarillo.com 5 Things This First Time House Flipper Learned The Hard Way     When you have been around the mountain a few times like I have,  you learn a few things.  Sometimes it takes more than once.  I have often been a "re-inventer" of the wheel so I suppose pretty much everyone else does the same thing. Recently, I found a nice little house for a first-time rehabber.  We got it right and I got him the financing.  I told him a couple of things.  One was that he should be aiming at making $5000 on his first rehab---knowing he would make some mistakes.  The other thing I told him was to do a good job but don't overspend because of the area.  We were topped at resale price in the area. Here are 5 things he learned---- I told hi...

Pamela MadoreKeller Williams Realty806-290-1920http://iloveamarillo.com   Don't Let The Fear Of Foreclosure Cause You To Bury Your Head In The Sand  I have a tendency to bury my head in the sand when I have a difficult problem that really needs addressing.  I know it is not the right thing to do but sometimes it is hard to face the cold hard facts.     It is not always easy to see in the future but it is mostly true that you can "feel" what may happen.   So with my head in the sand, I had to do a short-sale on a house I owned. That is just one step less than a foreclosure.  In hindsight (Monday morning quarterback) if I had just thought about it and not waited until it was too late, I could have sold the house.  I might not have made 5 cents but at least I wouldn't have that on my recor...
