I Can Help Veterans Get Into a $400,000 House With No Down Payment Sound too good to be true?  It is a true statement.   Veterans have benefits that they can use toward buying a house.  The trick is to find someone that knows how to do it.  220That is the number of houses that sold from January 1, 2016 to January 31, 2016.  Is that a little or a lot?  I wonder if 110 people just switched houses.  That is silly though.   I do have a buyer that is waiting until spring to buy because she absolutely refuses to me in the snow.  That is a crap shoot around here. The average sales price of those 220 houses was $164, 148.  That is a cost per sq. ft. of $81.26.  Just as a reminder, if you take that number and multiply it by the number of sq ft you have then that is what your house is worth.  That is not really true but it sounds good. Here is an interesting fact that we haven’t discussed yet.  Well I think it is interesting.  We keep track of the list/sale number. There are 467 houses for sale in that price range right now.  In Realtor math, that means that we have 3 months of inventory on the market of houses between $100,000 and $200,000.
