My daughter, Melissa and I devoted our time to volunteer at the Central Texas Food Bank, collaborating with Austin Title for an afternoon shift in the bustling warehouse.  We always enjoy the experience of peeking behind the scenes, revealing the incredible process of how donated food reaches those in need within the community. Engaging in this act of service is always fun, as each time we never know precisely what tasks await for us. This volunteer opportunity included bagging carrots and potatoes, carefully portioned, into 10 pound bags, earmarked for immediate distribution.                           Remarkably, our combined efforts resulted in an astonishing 3,359 meals worth of food for individuals struggling and depending on such aid. El Arroyo is an iconic local spot in Austin. They make the best hand-squeezed margaritas and serve Black Angus beef tacos (along with many other Tex- Mex offerings) and have since 1975!A quirky marquee is out front on the corner of West 5th and Campbell. Every day they change their bill board with a new pun (everything imaginable).    They encourage you to submit your pun on their website and of course have permission to post them. It’s one of those “Keep Austin Weird” things that we all in Austin love!They post them on Instagram because everyone loves them. Our own Myrl Jeffcoat follows them as well as Kathy Streib and chef Endre Barath, Jr.! I also see Debe Maxwell, CRS has been following them. We all need some laughter or a chuckle each day! On Friday, we had the pleasure of enjoying a delightful lunch at Clark’s Oyster Bar located on 6th Street in Austin. This happens to be my son’s preferred seafood spot, and whenever he has a choice for his birthday lunch, he always chooses Clark’s. We (Melissa, John and I) were treated to this awesome dining experience by our Title Representative, who consistently goes above and beyond to show appreciation for our business.John and I savored some outstanding oysters (should have snapped a picture before devouring them)!   On Wednesday night, I made it a point to be present at both basketball games: one for Beautiful Beckett and the other Handsome Hudson’s team. The courts were conveniently located side by side, and Hudson’s game was particularly intense, as it was a highly anticipated rivalry match, both teams fiercely determined to emerge victorious. Despite Beckett and Hudson being delayed due to camp commitments, (dad was there to coach Hudson’s team) they managed to arrive just in time to join their respective teams. Our NW Coldwell Banker office crushed it with an incredible 23 agents eligible for the June Million Dollar Club by listing, writing business or closing sales of 1 million or more! This adorable home created quite a stir among buyers! We had a busy 3 days of showings and a very active open house. What happened from April 1 | 2023 – June 30 | 2023 in Canyon Creek Home Sales?                    List To Sale Price Ratio: 99% | 8 Average Days On MarketIn the second quarter of 2023, there was a decrease in home sale prices in Canyon Creek compared to the same quarter in 2022. The number of homes sold also declined, leading to a decrease in the average days on the market. However, despite a 2.3% year-over-year decline in the list to sale price ratio, the current ratio of 99% is considered quite acceptable. Two weeks flew by! These two rascals had a ball at OTX Camp! They also were excited to see their parents when they picked them up! Reunited after 2 weeks felt soooo good! Last year Hudson and Beckett went for one week and loved all the fun activities offered. I can see why they say OTX is the premier Hill Country camp experience.
