What a difference a year makes in our real estate market and the year is not over yet! There was a pivot in our market early January 2021, and we went from a strong Sellers market to a hyper competitive Sellers market. We weren't just seeing a few offers on a property, but 10-20+ offers on a single home.  Buyers were including appraisal waivers (if you don't know about this, you should before entering the market as a buyer or seller), offering insanely high option fees (making it very painful to terminate after inspections) and obviously going well over initial asking price.Look at how much the market has changed in Brentwood the first seven months YTY!  So where do we go from here and what will the rest of 2021 look like?Since school was released in late May we've seen a gradual temper...

CANYON CREEK’S home prices are rising and don’t expect to see that changing even though we are in the dog days of summer and many are gone on vacations to take a much needed break.Median prices rose precipitously in the first half of 2021. Inventories are at record lows, developers and builders cannot build quick enough to meet demand and interest rates are still low! Lending parameters are strict and there are more credit-worthy borrowers because they are equity and savings rich. Real estate in Austin as well as in Canyon Creek has been undervalued for years. Market stats for June are out, and it might look like more of the same.HOWEVER, we are in strange Summer times right now with pricing and activity.  June sales are the result of late April and May contracts...this was before school was out and Austin started to reach some critical mass with vaccinations.  So what does this mean....   Despite still maintaining record low inventory levels, they have inched up SLIGHTLY! Enought to create a bit of breathing room for buyers out there.
