This one is for the books!  6 hours on market, multiple offers, 27% over list price, closed in 6 days in the middle of the worst ever winter storm to hit Texas! So many residents without power, water and all businesses closed with very few able to work remotely. Priority Title's team lead by Abby Bryce, Escrow officer, doesn’t let the odds daunt her ability to pull a closing together despite adversities! She made it happen...the sellers signed on their phones, the buyers signed remotely and she pulled the wires in and sent them out without missing a beat! Talk about efficiency...this lady is on top of her game! Transpiring all while a raging sleet storm was happening adding to the melee of frozen tundra already on the ground. The buyers 4 kids are in-love with the quiet, interior, street...

Austin is now in the fifth day in a row with extreme wintry weather! Last night we had 6 inches of snow and when I woke up it was 7 degrees! Folks this is Austin….we don’t get this kind of weather!  My pool pump is still running and soooooo glad I have a  pool cover.Right now the kids are enjoying round two of winter weather in 2021 in Austin! What’s not to like? No school and playing in the snow! The only drawback it’s COLD (warmed up to 21 degrees)!              Now we are told to brace for round three that should hit us mid-week! Temperatures will remain in the 20’s and teens all day which keep the roads ice covered for the remainder of today and tonight. Many are without power and now they are instituting a rolling power outage because the grid is so overloaded!

In the middle of an unheard winter storm in Austin we had 29 showings the first day this home came on market. We shortened the showing time on day 2 to 3 pm with offer deadline at 6pm. 18 offers submitted and the home is under contract… a total Valentine score for the winning buyer! Inspections scheduled for Monday already moved to Tuesday because of the storm. How inviting is this quiet, interior, tree lined street and open, desirable floor plan? Who wouldn’t love this open kitchen with plenty of room for all the cooks in the family? The family room opening to the kitchen with the bank of windows across the back caught everyone’s eye!The covered patio across the back of the house is the perfect place for family and friends to plan memorable gatherings in our usual Texas weather. Austin is bracing for even more extreme weather remaining below freezing with additional icy precipitation expected today and tomorrow! We always say “wait 10 minutes” in Texas and the weather will change but this is a Valentine’s Day we all will remember. Freezing rain, sleet and snow is on the agenda! Residents are urged to stay home due to hazardous road conditions, especially on our elevated roadways and bridges. We don’t experience weather like this, therefore no trucks are out dispensing sand or salt. The last time we had a storm approaching this magnitude was 20 years ago! Many are without power and some are experiencing lengthy power outages. I’ve been lucky so far…..just power flickering off and on. I am keeping my phone charged and glad I made a trip to the store on Friday.I wa...

Well that didn’t take long! Whew…. 6 hours on market, multiple offers and 27% over list price with a cash offer closing this week!!!! Buyers are not letting an unheard cold snap with freezing rain and ice everywhere stop them from buying a home in this extreme seller's market. The buyers loved the light filled open layout with high ceilings and a separate office/study. The amazing kitchen layout caught their attention as they visualized family cook-a-thon's happening!  The quiet interior street on over a quarter of an acre lot backing to the greenbelt caught the buyer’s attention. When they saw the bank of windows across the back of the house overlooking this park like back yard it sealed the deal! Four kids in this family already have a game of football planned as soon as the weather w...

Austin’s housing market is not slowing down especially our Canyon Creek hood! Our city’s booming job and population growth, coupled with historically low mortgage rates, has fueled the demand for housing. The dramatic appreciation has made pricing properties for both sellers and buyers very challenging. In January there were no new listings in Canyon Creek and only one pending property!ACTIVE LISTINGS:ZERO Listings out of 1,300+ homesPENDING LISTINGS:ONE PendingSOLD LISTINGS:TWO SoldNew listings coming on the market in February will not be priced from comparable sales from the last 6 months. Because the market is appreciating so quickly, sold comparable sales are not relevant if they are more than 1-1.5 months old. Looking at pending properties in Canyon Creek gives us an indication of w...

Two years ago Google announced they were constructing a tower on the entire block of 185 in Downtown Austin. They have made significant headway on this 589 foot, sail shaped structure as seen by this drone video taken by the Austonia, a free "get connected to your city" news source. It appears to be on track for completion in 2023.This 35 story tower across Shoal Creek is slated to be completed by 2023. Approximately 5,000 people can occupy the 793,000 square feet of office space. It’s stated there will be 1,327 parking spaces on the lower floors with some underground.Of course there will be a fitness center, lounges, recreation area, kitchen and dining area, conference centers and a bar; all the perks expected by the high tech company. The building will house retail businesses on the g...

Another week-end of flag football in Austin Texas and Handsome Hudson's team played well! I enjoy watching he and his team play. This game was extra sweet as Hudson won the sportsmanship award for the game. Many team members are close friends, growing up with dads who help coaching and some dads grew up playing sports together. Hudson's dad, John Dunham is one of three dads coaching this year (seen in the blue eye level with the boys). I love they are instilling in these young athletes that winning isn't everything, it's how you play the game. That is what happens in Austin. Young Austin high school kids go off to college but migrate back to Austin to work and raise their families......and the cycle begins all over ♥            "Grandchildren completes life circle of love.".......Unknown

Homes in Canyon Creek the month of December 2020 closed at a record pace despite historically low inventory and the lingering coronavirus pandemic. My three listings enjoyed smooth closings with eager buyers taking possession during the holidays.January 2021 there were no listings to come on the market in Canyon Creek! Demand is outpacing the available inventory. I have listings coming on the market next week....be sure and watch for them!If you've bought in 2016 or 2017 you've experienced a healthy appreciation in a short period off time and it looks like that will continue. A record low supply of homes for sale combined with strong buyer demand continues to push the average price into record territory.Even in this crazy market there is a strategy and method to selling. If you're looki...

Last year was a whirlwind for almost all aspects of our lives, and the real estate industry was no exception.  In the midst of a world-wide pandemic we saw something unusual occur in the Austin real estate market, there was no slow down.  Usually, the Austin market is fairly predictable.  Spring is the busy season.  This is when there are the most active buyers looking to purchase a home, and the largest percentage of home sellers choose to sell during the same time frame in order to capitalize on the highest sales price potential.  This year was a bit different.  Buyers didn’t stop at the end of July, and they are still out there buying anything they can get their hands on.  However, that isn’t much since sellers are not deciding to list their homes at pace with buyer demand.  At the t...

What a start to 2021 with snow blanketing Austin! Today the snow started falling in the morning, not sticking to the ground but kept snowing throughout the day eventually accumulating a couple inches. The city residents are reveling in the white stuff! My listing appointment scheduled at 1 pm in Canyon Creek went ahead as planned but when I came out my SUV was covered in snow and I found myself driving home in a winter wonderland! The kids have been hoping to build a snow man and their wishes have been granted! Of course Handsome Hudson and Beautiful Beckett found a hill at their school to slide down! They were one of the ones who had their power knocked out from a transformer blow out across the street from their home!"Kindness is like snow ~ It beautifies everything it covers." Kahlil ...

My new motto for 2021 is “Be prepared to be surprised.” So many items of concern with COVID, vaccine distribution, people out of work, lock downs but don’t forget we live in Austin and are in the best position in the world. As a Canyon Creek resident since 1994 knowing the intricacies of our community and our hyper-local real estate market is my added value. Working hard to dominate our area since 1995 my alliance with the power of Coldwell Banker Realty made the difference. Our numbers speak for themselves! Canyon Creek falls in the zip code for 78726 and we hold a commanding lead with #1 in Rank, Volume, and Unit’s!
