Davenport Ranch is a terrific neighborhood located in the hills of west Austin, just off of 360 (Capital of Texas Highway) near Westlake Drive.  It is in the prestigious and acclaimed Eanes school district.  Having officed in the Westlake area for my entire real estate career, I have grown pretty familiar with this neighborhood, having listed and sold a handful of homes, as well as sold many to my buyer clients. Located very near Lake Austin and the prestigious Austin Country Club, Davenport Ranch is also convenient to downtown (probably 15 minutes or so without traffic).  Currently, there are 18 homes available on the MLS in Davenport Ranch, with an average asking price of $1,556,378.  The average square footage for these homes is 5,084, for an average price per square foot of $276.95...

I remember sitting in church in 1996 and seeing a couple walk on to the pulpit wearing tool belts. Odd, yes and then they began talking about a group called "Habitat for Humanity". Francis and Lori Fey speaking at River Bend Church http://www.riverbend.com/  introduced me to the organization. Along with a few others, I met them after church and agreed to help out with the next River Bend/Habitat Build for the Norma Avalos Family.(One of many sponsored by River Bend) Before entering real estate in 1989, I had a construction background of over sixteen years as an Apprentice, Journeyman Carpenter, Construction Foreman and Furniture Designer/Builder but never encountered anything quite like "Habitat for Humanity". I was a fan of Jimmy Carter and say what you will about his years as Presiden...

With the recent building boom of downtown condos the face of Austin is changing. We can't go back in time and stop the building, but we can be aware of which properties charge the lowest HOA fees. If you are considering buying a downtown condo this is important information to consider. Some of these condos are charging over a thousand dollars a month in HOA fees. What you get for your money varies from project to project. I am including a breakdown of the most affordable HOA fees and the most expensive HOA fees for the downtown condos and lofts.  The HOA fee is based on a 1000SF unit, which is typically a one bedroom with about 700SF. The penthouse units and multiple bedroom units of course will have higher fees. To keep it simple I am only including condos and lofts that are available ...

My wife and I decided to vote early again this year, and today was the final day for this in Travis County, where we live.  We took all three kids with us, intending to just "knock it out" before lunch.  However, when we arrived and saw the horrendous lines, we knew we would have to eat first, then return. When we came back, the lines were about the same, and we waited for exactly an hour to cast our votes, which was unprecedented, at least in my personal experience.  While waiting, I struck up a 45-minute conversation with the guy behind me in line, who is the marketing manager for State Farm Insurance in Austin.  We are planning to get together for lunch sometime soon.  For those of you who know me, this will come as no surprise at all to you.  My mom often said that I could "start a ...

Canyon Creek is a master planned community in North West Austin and is lucky to have a 57 acre city park located in the center of the community - Trail Head Park.  The Home Owner's Association sponsors an annual Halloween event every year the week-end before Halloween.  It's a great chance for kids  to wear their costumes, have fun and their parents to get together with other neighborhood families.                                        WOW! WHAT A BEAUTIFUL DAY!                                                                                And what a turn out (had to be a record number)!!  Oct 25th was quite an event.  Francine Galko, the Canyon Creek Party Coordinator, outdid herself with the help of many helping hands.  Lots of fun activities were offered: crafts, bouncing (including...

As many of you know the presidential election is coming up on November 4th. In the city of Austin we also have several issues to vote on this year. Due to overwhelming interest in this election there has been great early voter turn out. On the first day of early voting almost 20K people voted. Today, October 31st, AKA Halloween is the last day for early voting. This year is already a record breaker for early voting. So get out there Austinites and early vote.  Two of the best reasons for voting today are: Wear your Halloween costume and scare the beejeasus out of the other voters, and most importantly you can avoid the long lines on November 4th! One thing to remember is according to Texas laws there can be no polling or campaigning within 100 feet of a polling place. Below please find ...

My family and I just returned from a 12 day overland journey into Mexico for a pretty amazing adventure.  There were so many incredible things to share about the special time that we spent there and the absolutely incredible beauty of San Miguel de Allende, Patzcuaro, Zacatecas and the Pacific Coast.  I think the most profound thing was the way that we were so completely disconnected from the busi-ness of our daily lives and the way that we were able to really re-connect as a family.  Our boys Niko and Gabe are now 8 and 12 respectively and it's pretty clear that we're living on borrowed time before the teenage years hit.   On that Friday we came back through San Antonio on our final leg to Austin from Zacatecas (a stunningly beautiful colonial city), and we tuned into the local NPR aff...

Recently the Austin Business Journal announced an independent study that was done to track job growth around the nation. We all know the US economy has taken one on the chin this year. To make matters worse almost 400,000 jobs in the private sector have vanished. Our nations unemployment has risen from 4.7% to 5.7% just in the last year. However the news is not all so bleak. Texas has been the exception to the rule, and we have the top three of the nation's hottest labor markets. The winning cities are: Houston, Austin and Dallas/Fort Worth. They have long been the biggest job markets in Texas, but now they are ranked 1,2,3, in the nation for job growth! Our exceptional performance is due in part to our higher energy costs. We have numerous natural resources and oil production which has...

I love living in Austin, Texas. The saying "Keep Austin Weird" is especially appropriate at Halloween and this year is no different.  With the election looming and early voters turning out in droves the local newspaper posted an article on the rules of voting in or out of costume and guidelines about campaigning near the poll sites! Katie Humphrey of the AUSTIN AMERICAN-STATESMAN wrote that "Ghosts and witches are welcome at polling places today." However, Texas election law prohibits electioneering - advocating for a particular candidate or party - within 100 feet of the exterior door of a polling place. Usually that means election judges are looking for campaign buttons, candidate T-shirts and signs. This year, thanks to Halloween landing on the final day of early voting, candidate lo...

Driving by Westwood, you'll notice some construction going on at the front of the campus.  As part of its improvement plan, Westwood is expanding by adding offices to the front of the building.  Our understanding is that some of the existing offices will become classrooms.  This will eliminate the use of some of the portable classrooms currently being used. For more information, you can check out these websites: For the Academy: http://www.roundrockisd.org/home/index.asp?page=59 For Westwood: http://schools.roundrockisd.org/westwood/ Of, if you prefer, please feel free to contact us directly at 346-1799 or dillard@reloaustin.com and we will be happy to answer any of your questions.

Hey Mr./Ms. Custom Home Buyer - think you're smart/sophisticated enough to find that super deal on that million dollar home you've always wanted? Don't be so sure............. Although sometimes more sophisticated than your average home buyer, since typically the upper-end luxury home buyer is older (not necessarily true in the Austin area), has done this many times before, and has more time TO look, the standards of finding the "best" deal still prevail. The "best" deal is not always so obvious if data obtained solely from web-based sources (numerous "find-the-best-home" Internet sites) is the main, if not only, source of information. Having access/knowledge to data not found on the Internet is sometimes crucial to not only saving thousands of dollars on the price, but in finding a Cus...

Feng Shui is an ancient Chinese concept of balance in the environment which has been available to westerners for many years and most of us are aware of the idea that following some of these ideas present a better package when trying to sell a house. Below are a few ideas to help you prepare your home for sale. 1. The front door is of special interest. In Feng Shui it is considered the "mouth of chi" through which abundance, blessings and good fortune enter your home. Along the same lines, it's what the buyer sees first and  that which begins the "first impression" of the home.  This is why it's important for the front doorway area to be clean  and if the front door is freshly painted with polished or new door hardware,  perhaps adorned with a door wreath or enhanced with a blooming pott...

Austin’s Nine Sixty Nine development will soon enjoy a new retail center, according to information shared with local homeowners last week. In recent posts about life at Agave, Austin, residents debunked the misconception that the Nine Sixty Nine development was inconvenient for Austin amenities. A new retail development at the junction of 969 and 183 will be extremely convenient for the development, which is half a mile further East. The development at 969 features two series of Agave homes - “design” and “architectural” in addition to the Villas and the planned Fiore (a 5 star green community)... ...Read more about Agave at Nine Sixty Nine Garreth Wilcock is a Realtor® who expertly represents buyers of Agave Homes in Austin. In this economy more hard working families are faced with the reality of losing their homes by foreclosure. I want to share a heartwarming story that will renew your faith in your fellow man, or woman. In 2004 Ms. Orr from Dallas Texas bought a home for $80K, recently she was laid off and fell behind in her payments. So the bank foreclosed on the home. After this happened this distraught woman went to the auction where her home was on the auction block. While at the auction she met Marilyn Mock of Rockwall Texas. Those of you from Texas know that we Texans have big hearts so what I am about to tell you may not surprise you. Ms. Mock bought that house for $30K and gave it back to Ms. Orr. Now Ms. Orr will be making house payments to Ms. Mock and will get to move back into her home. Ms. M...
