Get preapproved for a loan in advance and tell your lender that you plan to bid on a HUD, then ask them how many of these transactions they have completed. It is imperative that your lender knows what they are doing as HUD is notoriously thorough and if your lender misses anything or doesn't meet HUD's deadline you will have to pay for extensions not the lender! Search For HUD Homes! Contact Me. I am HUD approved and can access HUD Homes at any time.

I recently completed energy, environmental, and marketing training and became certified as an EcoBroker.  EcoBroker is a program that trains real estate agents to help clients take advantage of energy efficiency and environmentally sensitive design in real estate properties. My goal is to grow my client base by attracting other green-minded consumers like myself and providing each and every client with valuable energy and environmental information.  In the training program, I learned about things like how to address potential environmental issues in real estate transactions, such as radon, asbestos, lead, water, mold, and indoor air quality. I also learned how energy ratings and energy efficiency can put dollars in the pockets of my buyers and sellers. I hope to apply all of my energy a...

Disclaimer: This is not meant for politcal purposes or for exploiting Joe the plumber.   I love this country.  Where can an average joe walk out on his yard and ask a question and the entire world reacts.....either positively or negatively.  This is a great lesson that one single ordinary person can make a difference in the world.  I have no idea how far the effects of Joe will go....but for me, it says that you, me.....anyone can make a difference.  Yes, one person can make a difference in our world.  Maybe that is you. Though the odds of this situation is not high, you can make a start by keeping up your blogs, your replies, your letters, your contacts to your TV stations, you governmet representative, your schools, etc... I was once a bit like Joe....where I was in a funk going thro...

The concern that we often hear from clients moving from other parts of the country are the property tax rates in Texas.  What non-Texans do not realize is that we made a constitutional amendment preventing a state income tax.  Thus, in lieu of a state income tax, property taxes are the main focus for state revenue. As we are getting so many people moving from California, alot of this is based on Californians, but is applicable to most.   The great news is that school tax rates have dropped, in most cases, quite dramatically throughout the state.  Thus, the tax burden has been substantially improved.  Total tax rates will fluctuate widely due to the school district and if the home is in a heavy populated county and/or city.  In the Austin area, figure total tax rates from around the low ...

During the 1800s, the neighborhood now known as Rosedale was farm and dairy land, and even later, in the early 1900s, the area was used primarily for plant nurseries and florist shops, and remnants of those days remain. This lovely area, which retains the look of abundant growth, is still heavily covered with foliage, trees, shrubs, and flowers, and is also quiet and peaceful. Most of the homes in the Rosedale neighborhood were built in the 1930s and 1940s, and are unique and historic, with numerous cottages, wooden bungalows and brick homes. The Rosedale neighborhood is located in the northern part of central Austin, and is bordered by Lamar on the east, Shoal Creek to the west, North Loop/Hancock Drive to the north and 38th Street to the south. One of the central features of the Rosed...

Most visitors to Austin notice the unusual streetlights strategically located throughout the city known as the moonlight towers, but most are not aware of the history of the towers. Probably the most well known of the moonlight towers is the one in Zilker Park which is used every year to represent a huge Christmas tree, when it is encircled with multi-colored lights and can be seen from miles away. There are actually 17 moonlight towers in and around Austin, including the Zilker tower, and these lights have been in use since the late 1800s, when Austin purchased the lights from the city of Detroit. In 1894, 31 used mercury vapor lamps were installed throughout Austin, and at the time, these types of lights were used in many cities across the country, but Austin is the only city still us...

When this little bird speaks, we all need to listen......          Today, Friday, Warren Buffet was asked, why in the world are you in an active buying mode when the stock market is in a state of panic?  His answer was not only brilliant, it needs to be spread across the nation both in the stock market as well as the real estate industry.  Though this is a short blog, the information has to be heard by all to get our world back on track.  As you read his reply, put your mind in real estate instead of stocks.  Here is his reply to the question: "I haven't the faintest idea as to whether stocks will be higher or lower a month - or a year - from now. What is likely, however, is that the market will move higher, perhaps substantially so, well before either sentiment or the economy turns up....

According to an article released on Forbes.com yesterday, Austin, Texas was named #1 on its list of cities around the U.S. with "Best Bang for the Buck".  Not surprisingly, Texas managed to capture three of the top four spots, with San Antonio and Houston placing third and fourth, respectively.  Dallas was 7th on the list. The picture to the right shows one of the least affordable areas of town, frankly, but it's a cool shot, and it gives some idea of the natural beauty that we have here. So what did they use to determine this list? Job Growth Projections Inflation Rank Median Income/Cost of Living Index Rank Gas Prices Rank Median House Price/Median Household Income Rank   Austin placed first for job growth, and was in the top ten for every category except for inflation. Here's one gre...

Single Stream Recycling debuts in Austin Texas The new Single Stream recycling program will allow customers to combine: glass, recyclable paper, plastic all into one container. This new program also allows you to recycle more types of items. The program has debuted earlier this month, October 2008, in some parts of Austin. It will continue to expand across the city until all areas are served by the Single Stream Program. The City of Austin expects the program to be city-wide by the end on the year. The familiar small blue recycling bins will no longer be used and the City of Austin garbage/recycling crews will deliver the new 90-gallon recycling carts to their residential customers. The schedule will be a little different than we are used to. Recycling collection will only happen every ...

Many of you probably have a phone book that was dropped on your doorstep last year. Maybe you even have a stack of old ones in the garage. Normally the recyclers won't take them because of the glue in the binding. So they sit there collecting dust, unless you throw them in the trash, then they live in the landfill for the next thirty years more or less. I just wanted to share a wonderful link with all of you. http://www.yellowpagesgoesgreen.org/  Here is a way to reduce paper in the landfill and save a few million trees. Stop the delivery of the paper phone books to your home. Most of us have a computer and use it to search for phone numbers or addresses. So do you really need a new huge paper book each year to help you with this task? I think not. Just say no to the huge paper book and...

Few things help an individual more than to place responsibility upon him, and to let him know that you trust him.  Booker T. Washington I am incredibly fortunate that approximately 70% of my business this year will arrive through personal referrals from friends, family, past clients and agents with whom I have done business in the past. This number varies over the years, higher some years and lower others but is always a reliable and consistent source of business. My referral business is built on one primary factor; TRUST. "Referrals are the highest form of compliment I can receive from a past client" - I see this written on the backs of business cards, beneath signatures, and repeated endlessly at closings. For me, this is not just an empty platitude, it must be backed up with reliabil...
