A landmark tower will enhance Austin's skyline, soaring upward to meet the stars of Texas. Inside, a contemporary art museum, luxury hotel and spa await, stylish residences beckon, and a world-class restaurant tempts with great cuisine and fine wines. In the 21st Century, art drives commerce and fun...the 21c Austin way. What is 21c? To understand, you must know what 21c isn't. 21c isn't something that can be replicated or mass-produced. It's not a chain. It's not the brainchild of focus groups or market research.21c was conceived the old fashioned way-out of passion. A passion for urban revitalization, modern technology, southern hospitality, and, above all, contemporary art.Perry Henderson | 900 Congress Ave. | Austin, TX 78701 | 512.791.7462 | eFax 512.233.5230 | http://www.livewelldo...

21c Austin Condominiums will be the second 21c. However, instead of simply replicating 21c Museum Hotel in Louisville, 21c Austin will use the core elements of the brand-a love of contemporary art, Southern-style comforts, and modern technology-to create a place that is entirely unique to Central Texas. There is some rumors that this project is moving to a premium location on Red River and 1st Street. This would be a great area close to the lake so I hope thye make the move.

In a time when even Clear Channel is being bought by another radio conglomerate, commercial radio is becoming less regionally distinct, with a handful of radio announcers beaming their voices across the country from one central location, and losing all local flavor in the process. Luckily for Austin, there are three different noncommercial radio stations to choose from:KVRX, KOOP, and KUT. KVRX is the only Austin-based radio station operated and managed solely by UT students. The station began in 1988 as KTSB, after a couple years of lobbying the university. Though KUT is also run by UT, it has very little student involvement. KTSB originally was only available via an audio feed through cable television, but in 1994 the station officially changed its call letters to KVRX, and purchased ...

Austin is a dog loving town. Along with the dog friendly restaurants, and dog related businesses, Austin is home to several dog parks. While San Antonio and Ft. Worth offer one dog park each, and Houston and Dallas have two, Austin boasts twelve official dog parks in the city limits. Just below the Tom Miller Dam on Red Bud Trail lies Red Bud Isle. It’s a beautiful wooded peninsula with open areas for dogs to run, secluded trails to hike, and several spots to access the water for dogs to swim, kayakers to launch, and fishermen to drop a line. Bull Creek District Park is another lovely leash-free dog park bisected by Bull Creek, one of two spring-fed water supply creeks in Austin. Dubbed “The Galapagos of Texas” due to the many species of animals that have evolved here, Bull Creek also h...

I love watching Will Ferrel in action. Just looking at him makes me laugh. His Movies are great comedy. Saturday night live has not been the same without him. If you did not see his movie "Stranger than Fiction" you should rent it. Although we see him in this movie in an unfamiliar role as a more serious than funny man. He does an outstanding job. Will made it to Austin Texas. Could it be time for you to take a look? Actor/comedian Will Ferrell was in Austin Saturday for a stop on a press tour of the movie "Semi-Pro," starring Ferrell, Woody Harrelson and Andre Benjamin. See Thursday's Diversions for details.

The Warehouse District - Hop, Skip and Jump - we have left famous Sixth Street and crossed over to the more trendy and upscale Warehouse District bounded by W. 6th Street and 3rd Street (North-South respectively) and Guadalupe and Congress Avenue (West-East respectively).   Less than a decade ago the Warehouse District consisted of a handful restaurants and bars but today it is a active community where the buildings have been transformed into modern stylish stores, distinctive bars and pubs, swanky restaurants with superb cuisine and first-class concert halls, patronized by a slightly more sophisticated crowd that its Sixth Street cousin.    And everywhere in the District there is music. What makes the Warehouse District fun is its variety; you can hear music of any genre from rock to j...

New Austin Condo developer InterUrban Group is building this really cool project called Skyline Lofts. Skyline is close to Town Lake, the Capitol, University of Texas campus, Sixth Street, the warehouse district, Whole Foods and even to the Austin airport. At Skyline, you're in the heart of Austin's film, art, and music scene, in a neighborhood bustling with Eastside energy and diversity. It also has some of the best views of downtown Austin. Those views are really really nice, but i think Star Riverside is a little better because it is on the waterfront.  I know the developers personally and have acess to pre-construction reservations... I'm attaching a link to an article that came out in todays Austin American Statesman regarding the sales trends in Texas real estate.   The article confirms (as many others have in the past) that things just aren't so bad in Austin with regards to real estate.  According to the article, the Austin real estate market prices were up 6.4% with regards to 4th quarter data 2007.  The thing that I find most interesting is that our prices are rising and yet unit sales are slightly off.  This was especially noteworthy since the availability of jumbo loans was hampered last years credit crunch.Remember if you want to search for homes for sale in Austin, you can always visit our website at http://www.austinaplushomes.com/ .  It's a great tool to keep track of what home prices in your neighborhood...

According to a recent study conducted by bizjournals of the largest 50 metropolitan areas in the country, Austin was named among the least stressful places to live in the United States.  As an Austin-area resident for the past 20 years, I am not surprised to hear this, as I have always described this town as laid-back and optimistic with a youthful spirit.Included in the criteria for this ranking were the following:Unemployment rateDays of unhealthy air per yearCommute timeDeaths by circulatory-system diseasesRate of per capita income growthFamilies living below the poverty levelHomeowners making monthly house payments of $3,000 or moreMurder rate Robbery rateDays of potential sunshineAustin tied (at zero) with the lowest number of unhealthy air days annually.  We also had the lowest nu...

A new article from Forbes just came out and ranked Austin as the fastest growing large metro in the country.  Our population is supposed to jump by 15% between now and 2012!  Here is what Forbes had to say about our great city "The self-proclaimed "Live Music Capital of the World" is booming, thanks in large part to Austin's high-tech industry (key employers include Dell, IBM and Apple) and the University of Texas, which provides the area with a steady stream of engineering talent. In addition to music, the city also has a thriving film industry. Its projected gross domestic product growth by 2012 is second only to Mobile, Ala., and first among the largest 100 metro areas in the country. Metro area Austin's population is expected to grow nearly 15% by 2012. "Also according to Forbes our...

One of Austin’s oldest areas is the Old West Austin neighborhood of Clarksville. Its central location, between Lady Bird Lake and Enfield, and Lamar and Mopac, makes it highly popular with those looking to live in town, without having to go the downtown condo route. Where Clarksville sits now was once part of the plantation owned by Texas governor Elisha M. Pease. At the end of the Civil war, it is said that Pease sectioned of a part of his land for his emancipated slaves, in hopes they would live nearby and continue working for him. Clarksville was founded in 1871 by freedman Charles Clark, who built a house on what is now West 10th street. Clark subdivided his land among other freedmen from the Pease plantation and elsewhere, and Clarksville became recognized in the National Register ...

Austin continues to be on all the top economists' Top 10 Best Performing markets in the country.  At #7 in the country, the Austin-Round Rock Metroplex is still enjoying a 9% average appreciation rate, approximately 50,000 new Austinites in 2007 and one of the lowest unemployment rates in the country.   With builders cutting back as a result of the hit they are taking in other states and the high number of new members in our community, rental rates are primed to increase and the rental shortages we experienced in the late ‘90's are on their way back.   Meaning, buy, buy, buy investment properties!  Here are some easy cost effective ideas: turn your current home into a rental property and buy a new home for yourself, buy a condo for your college age kids, elderly parents or any other "gu...
