The Austin market went a little "funny" on us this Summer. Traditionally, Summer is a very busy time of year as people relocate to new places and they want to get settled in before the next school year starts. However, this Summer wasn't what we're used to. Things slowed a little. It didn't slow to a crawl or anything, but houses in many areas did sit on the market a little longer than they were earlier in the year and things just calmed down a bit. Lake Pointe is a very popular neighborhood within the Exemplary rated Lake Travis School District. It sits just outside Bee Cave, which is 20 minutes West of Downtown Austin TX. Lake Pointe real estate is a highly sought after investment. Because there is a community pool, community park, community basketball courts, and a community Elementary School onsite, it's a very family oriented community. Some of their neighborhood parties are really fun, and some times the individual streets will do block parties of their own. House sales in Lake Pointe  continue to be strong. Lake Pointe in Bee Cave Austin TX has a steller year for 2012. Sales were basically flat as there were 44 homes that sold in Lake Pointe in 2011 and 45 homes sold in 2012. These sales numbers do not include the custom section towards the back nor the gated section called The Pointe. This Lake Pointe Market report is just the basic sections within Lake Pointe. Though some sellers were still weary about listing their properties, the buyers were definitely out in full force. Many were targeting specific communities, like Lake Pointe, and then pouncing as soon as a house went on the market for sale.  Just because there was only 1 more sale than last year and 1 foreclosure for the entire year, compared to 2 foreclosures last year, doesn't mean the market didn't improve. Lake Pointe in Bee Cave Austin TX is still going strong, like it has been for the past couple of years. You can read one of my previous Market Reports for Lake Pointe so you can compare. In the past 6 months, from May 1 - October 31, 2012, there have been 30 closed sales in Lake Pointe. The average Days on the Market was 26 days with a Median sale of $328,500 selling at 97.15% of asking price. In just the past 30 days, sales have dropped as there have only been 6 closed transactions. The average Days on the Market increased to 31 DOM with Median selling price of $351,000 selling at 97.35%. However, if you look at the chart below, you'll see that all but 1 of those sales was under 30 days.  The high one was over 150 days skewing the numbers. Lake Pointe Bee Cave Austin TX is having a fabulous year! It's now mid-year, so I did a comparison between this year, 2012, and the first 6 months of 2011.  Last year's numbers were great, and this year's were even better! In 2011, Lake Pointe had 19 sales with an average sales price of $317,495. Of the 19 sold properties, 57.9% sold in under 30 days!!  Not only did they sell in under 30 days, but they sold for 98.06% of asking price. How does that compare to 2012 when it seems things couldn't have gotten any better? In 2012, year to date, there have been 21 sales with an average price of $338,938. Of those 21 solds in Lake Pointe, 66.7% sold in under 30 days!! Not only selling in under 30 days, but selling for 98.12% of asking price. There are also 16 properties currently under contrac...

Lake Pointe in Bee Cave Austin TX has some great year-end sales for 2011.  People always ask if the real estate market is getting "better".  What does "better" mean? It's very subjective... I decided to pull up sales data in Lake Pointe for all of 2010 to compare it to all the sales data for 2011.  For full disclosure, the charts and data below do NOT include the custom section in the back nor the gated section of Lake Pointe.
