Austin used to be a sleepy little Capitol City until people and companies found it!  Now, people are relocating here from all over the world and Austin isn't small anymore. Austin is just like any other large metro area with the sprawls of the suburns in each direction. Here is the report. I live in Bee Cave TX, which is 20 minutes West of Downtown Austin. Bee Cave just voted a couple of weeks ago to adopt a Home Rule Charter. In order to have Home Rule, there must be a minimum of 5000 residents.  Bee Cave grew 9.27% from 2011 to 2012. That's a population of 4435 to 4846, but now over 5000 in 2013 per the count the city calculated. Bee Cave is growing because our taxes are low and the schools, Lake Travis ISD, are exemplary!! What is Home Rule Status?  When a city in Texas can prove a minimum of 5000 residents, they can choose to vote in a Home Rule Charter which means they can start creating their own rules instead of just going by the state rules of running the town. The biggest thing that the City of Bee Cave will get from Home Rule is the ability to have a little more control over the area. They can annex property into the city limits without a request for annexation. They can control what businesses they do and don't want in town. They can make a car dealership, like the Coverts, take a hike to somewhere else. They can control the beautification of what exteriors of buildings look like. They can protect our Hill Country and our Dark Skies. The next hurdle is passing the Home Rule Charter off to the vote... 03/18/2013

Thursday, March 7, 2013, the Hill Country Galleria in Bee Cave Austin TX is hosting a Susan G Komen for the Cure event called eat.drink.shop.PINK. It is an all day event from 10am-10pm. eat.drink.shop.PINK is selling a PINK PASS ticket for a $25 donation. When eating, drinking, or shopping at the participating stores in the Galleria, show them your PINK bracelet and you'll receive discounts or free gifts or whatever that place is offering. At the end of the day, from 8:30-10pm, there will be a concert in at the Hill Country Galleria Amphitheater and people with a PINK PASS will have reserved seating as well as a dessert and cocktail bar. Last night, I went to my very first City Council meeting, the City of Bee Cave.  We are having an issue in our city as we're in an in between stage of growth. Yesterday's meeting was important because the City Council was voting on whether or not to hold a special election in May for the residents to vote on a Home Rule Charter. The vote was unanimous!! A Home Rule Charter allows the city to have a little more control over the growth of the city and the ETJ areas immediately outside the city limits.  This is important so the "wrong" businesses don't try to set up shop where they're not wanted. For example, did you read my previous post about the Covert Dealership who bought land right outside my neighborhood of Falconhead West? Lake Pointe in Bee Cave Austin TX has a steller year for 2012. Sales were basically flat as there were 44 homes that sold in Lake Pointe in 2011 and 45 homes sold in 2012. These sales numbers do not include the custom section towards the back nor the gated section called The Pointe. This Lake Pointe Market report is just the basic sections within Lake Pointe. Though some sellers were still weary about listing their properties, the buyers were definitely out in full force. Many were targeting specific communities, like Lake Pointe, and then pouncing as soon as a house went on the market for sale.  Just because there was only 1 more sale than last year and 1 foreclosure for the entire year, compared to 2 foreclosures last year, doesn't mean the market didn't improve.   The Backyard at Bee Cave is gearing up for this next season. Though they've only been at their current location for a couple of years, The Backyard is celebrating it's 20th anniversary Willie Style. Willie was the first performer back on April 15, 1993 so that's right, Willie Nelson and Family will kick off the next season together on Sunday, April 28, 2013. We're talking about Lukas Nelson & Promise of the Real, Paula Nelson Band, and Folk Uke. Tickets go on sale this weekend, December 1, 2012 at 10am. Today was Thanksgiving at Primrose School of Bee Cave. I got to eat lunch twice today!  Landon's class ate at 11am and Alyssa's class ate at 12 noon with a big presentation. They did a Thanksgiving play in addition to singing 4 songs for us. It was great.  Alyssa's line was, "Thank you for hopscotch, jump ropes, and piggie back rides" and then she had to jump rope off the stage.  They looked like they had a blast. The weather has been so nice for Fall in Austin Texas that we decided to take a hike around Hamilton Pool this morning. It was so nice and cool, and then it warmed up, but still nice.  Hamilton Pool is a natural waterfall and is a hot-spot of Austin. During the Spring and Summer, you can sometimes find yourself in a line for hours to wait your turn to get into the Hamilton Pool parking lot.  There is a beach front with the pool and then behind the pool is a cave-like structure that's fun to walk around.  We spotted water moccasins, frogs, and dragonflies, to name a few... This Halloween was a lot of fun. We went to the Hill Country Galleria for tricker treating at the local stores. My Elmo and Zebra. We also went to the City of Lakeway Goblin Glow where the kids could trick or treat at the different Hotair Ballooons. They had several activities for the kids this year like a couple of rides, face painting, and a spooky, reach-in-the-box-and-tell-me-what-you-think-is-inside area. Lake Pointe in Bee Cave Austin TX is still going strong, like it has been for the past couple of years. You can read one of my previous Market Reports for Lake Pointe so you can compare. In the past 6 months, from May 1 - October 31, 2012, there have been 30 closed sales in Lake Pointe. The average Days on the Market was 26 days with a Median sale of $328,500 selling at 97.15% of asking price. In just the past 30 days, sales have dropped as there have only been 6 closed transactions. The average Days on the Market increased to 31 DOM with Median selling price of $351,000 selling at 97.35%. However, if you look at the chart below, you'll see that all but 1 of those sales was under 30 days.  The high one was over 150 days skewing the numbers. Today was Alyssa's first day of Kindergarten. Since she's not 5 yet, she is at a private Kindergarten, Primrose School of Bee Cave. She was so excited this morning. Immediately upon walking into the class, the teacher handed out a project to work on. It was little puzzle pieces that they'll put together to show the class in unity made up of different pieces. There are only 16 kids in the class, and will be split evenly boys and girls. That beats last year's class at 23 kids and 5 girls! Lake Pointe Bee Cave Austin TX is having a fabulous year! It's now mid-year, so I did a comparison between this year, 2012, and the first 6 months of 2011.  Last year's numbers were great, and this year's were even better! In 2011, Lake Pointe had 19 sales with an average sales price of $317,495. Of the 19 sold properties, 57.9% sold in under 30 days!!  Not only did they sell in under 30 days, but they sold for 98.06% of asking price. How does that compare to 2012 when it seems things couldn't have gotten any better? In 2012, year to date, there have been 21 sales with an average price of $338,938. Of those 21 solds in Lake Pointe, 66.7% sold in under 30 days!! Not only selling in under 30 days, but selling for 98.12% of asking price. The Hill Country Galleria in Bee Cave TX is holding its 4th of July celebrations this Saturday, June 30th from 11am-9pm. Come on out and celebrate the Hill Country Galleria Independence Day Festival 2012!
