Boerne, TX Real Estate News

Well, there's definitley a buyer's market out there.  Many homes to choose from but don't expect the owner to "give them away!"  I have definitley seen a huge jump in the amount of buyers that are coming through our website.  But at the same time, the listings are still coming in pretty steady.  It seems like once we finally received a break from the high gas prices, people started getting busy house or property hunting.  Are you in the market to buy or list your property, please contact me through my website or give me a call. According to Buffini: Here is a checklist that might help keep you and your loved ones safe: Keep lights on....around walkways and porches Make sure locks and deadbolts on windows and doors are working properly Have shutters, blinds and/or draperies in rooms with visible valuables Get a dog (man's best friend might be an intruder's worst nightmare) Organize a neighborhood watch group Turn a radio or TV on when leaving home Secure all gates, garages and sheds Always put newpaper and magazine deliveries on hold when going out of town for an extended period of time. Have someone keep up with the yard maintenance.  Have neighbors remove fliers that are left on the front door.  You don't want your house to look vacant! Know your neighbors so that you can watch out for each other! Vicki

I just read that the below information may be changed by the upcoming congressional session.  Congress might actually be on the verge of transforming this tax credit into a true credit, no repayment! :) Also National Association of Realtors is pushing to change the deadline from July 1 to Dec 31, 2009.  Just FYI We have been hearing and know that it is coming to pass that mortgage loans are going to be harder to get.  They are going to go back to old school, where you had to prove income, show your finances and put a hefty 20% down.  Buyers are going to be held accountable for their actions and as realtors we are going to have to be part of that process.  But it is not all bad news (really).  Here is one thing that I have found that can help those first time homebuyers get into a home o...

Rather, let’s keep the focus on the long term! What is really helpful is to listen to experienced investors who have weathered the ups and downs of different business cycles. “Been there! Done that!” is what I want to hear. And, so my question becomes, “What did you learn?” Here is a class flier for a real estate class offered by local real estate investor , David Klobedans, drawing upon his 30 years of experience investing in the Texas real es...

After attending the Keller Williams Mega Camp for the past two days, agents were told basically what we already know!  Find out what is working for you when it comes to not only running your Real Estate business, but also to getting homes sold!  With today's changing market we need to be a step ahead.  Which means, pricing the homes is critical to selling it.  We no longer have the luxury of starting at the top end and "hoping" it will sell!  According to Gary Keller's new book "Shift," we need to be proactive, price the home to sell and not "chase the market" by lowering the price as the prices continue to drop!  Have questions about what I can do for you?  Please call me or vist my website at www.ClassicTexan.com. I’ve been hearing many people speculate about the housing market lately.  Most are predicting a continued down turn and continued price reductions. No surprise there! It’s been happening all summer! Elizabeth Weintraub’s 2008 Real Estate Prediction #1 is a great description of what has actually been happening, even here in the Texas Hill Country. She’s quite a poet and certainly got a good sense about her. “Median home prices will continue to fall in softened markets. They won’t take a nose dive; though, they will float, ever-so-gently like a feather, slippling left to right, then left again, and closer and closer to a landing spot. Overpriced listings will die quick deaths.” For the balance of her article, click Here So … the short term answer is a NO BRAINER! According to Elizabeth We...

Home Maintenance Tip -Cleaning Outdoor Furniture Keep your outdoor furniture sparkling and ready for barbecues, parties and leisurely weekends with these handy cleaning solutions: Conventional Plastic Web Lawn ChairsClean plastic webbing with an all-purpose cleaner, using a scrub brush to remove stains. If the webbing is looking dingy, try mixing some detergent and a half-cup of bleach in one gallon of water to use as a cleaning solution. As a last resort, local hardware stores sell kits for re-webbing a chair when the original webbing resists your best cleaning efforts or has deteriorated beyond use. To keep the aluminum frames opening and closing easily, fill an eyedropper with vegetable oil and squirt into all the joints. If the aluminum has corroded, polish very lightly with a fine-...

JD Power and Associates ranked KELLER WILLIAMS "Highest" in satisfying home buyers for 2008.  This was the first time the study has been conducted by the firm according to the Real Estate section, San Antonio Express News, Sunday July 27th. I am not surprised!  Keller Williams has, in my opinion, the best training available for their agents.  The support from the team leaders and staff is phenomenal! More easy and economical tips for Interior Improvements! 1) Switch out cabinet handles - replace old broken or worn handles with fresh new ones 2) Outlets and light switches - change out scratched and old faceplates and replace with nice and new ones 3) Inside paint and windows - here again, rather than going to the expense of having the inside re-painted, use elbow grease and see what happens!  Also, windows need to shine so grab the Windex! Don't forget to dust the blinds (if you have them) first. If you just can't live without painting, choose one room or one section of a wall to update the room's color palette! I hope these tiny helpful hints will help.....whether selling or staying, sometimes small changes can do us some good! Vicki

A few simple, inexpensive improvements you can do before listing your home! Exterior: 1)Paint Your Front Door - You'd be surprised what a difference painting over your kids' fingerprints and smudges (or grandchildren in my case) can make. 2) Yard Maintenance - Keep your yard mowed and the trash picked up.  Curb appeal, need I say more??? A yucky yard will detour prospects from wanting to step foot in your house.  Think of it this way, if the yard looks neglected, what will the inside look like?  Makes sense. 3) Extend a Warm Welcome - Have colorul potted plants on your porch (but not too many), make sure the mailbox is in good shape and add stylish address numbers! 4) Pressure Wash - Before you go to the expense of re-painting your home try pressure washing.  You just might be surprised...

Our family has gone "organic"! Don't get me wrong, we still enjoy a bowl of Haagen Daas occasionally, and the kids can't seem to give up hot dogs and the very occasional Happy Meal (which I loved when I was little too), but overall, we are trying to make better choices about what we put in our bodies. Caffeine and high fructose corn syrup are out, and healthy, organic choices are in.We began this change by buying items labeled "organic". After seeing just about everything in an "organic" version, and realizing how expensive this change was, I wondered if some items were more important to buy in an "organic" version than others. Here is a list I compiled, courtesy of data from Oprah.com and our own city newspaper, the Boerne Star.Foods You Should Try to Buy in an Organic Version:MilkEggs...
