Home sales in February 2011 were down from February 2010; from a total volume of $13.5 million in 2010 to $8.5 million in 2011. February 2011 saw 48 home sales at a median price of $155,450, compared to 73 sales at a median price of $167,500 in February 2010. Homes priced under $100,000 were on the market fewer days before selling in February 2011 compared to February 2010. All homes priced from $100,000-$500,000 were on the market longer in February 2011 than in February 2010. Homes in Carrollton priced under $150,000 sold for less of their list price in February 2011 compared to February 2010. In February 2011, homes priced from $500,000-$750,000 were able to sell for 101% of their list price. Home sales in February 2011 saw an increase in the percentage of homes sold under $100,000. ...

January of 2011 saw home sales decline from January 2010, with 35 homes sold in Carrollton in 2011 and 43 sold in 2010. The median home sales price also dropped from 2011 to 2010 from $170,000 to $157,500. Homes priced under $100,000, between $200,000-$300,000, and between $500,000-$750,000 were on the market for fewer days before selling in 2011 compared to 2010. In most price ranges, homes in Carrollton sold for a greater percentage of their list price in 2011 compared to 2010. January of 2010 saw homes in the $100,000-$150,000 range sell for 101.3% of their list price. This dropped to 97.3% in January 2011. In Carrollton, the number of sales dropped from 1,155 in 2009 to 977 in 2010. This amounts to a 15.4% drop in sales volume. This dropped the sold volume of homes from $206.6 million to $177.6 million. Homes in all price ranges under $300,000 were on the market for the about the same number of days in 2009 and 2010. However, homes priced in the $500,000 range and $750,000+ were on the market longer in 2009 as compared to 2010. The majority of Carrollton’s market share remained unchanged from 2009 to 2010, with about 30% of homes in the $150,000 range, 33% in the $200,000 range, and 22% in the $300,000 range.
