In Carrollton, the number of sales dropped from 1,155 in 2009 to 977 in 2010. This amounts to a 15.4% drop in sales volume. This dropped the sold volume of homes from $206.6 million to $177.6 million. Homes in all price ranges under $300,000 were on the market for the about the same number of days in 2009 and 2010. However, homes priced in the $500,000 range and $750,000+ were on the market longer in 2009 as compared to 2010. The majority of Carrollton’s market share remained unchanged from 2009 to 2010, with about 30% of homes in the $150,000 range, 33% in the $200,000 range, and 22% in the $300,000 range. In Carrollton, the number of home sales declined from 106 in November 2009 to 45 in November 2010. The median sales price dropped only slightly, from $155,250 to $150,000 between 2009 and 2010. Homes priced above $200,000 were on the market longer in November 2010 when compared to November 2009. Most significantly, homes priced from $500,000-$750,000 sold in November 2009 were on the market for only 10 days, and in November 2010 were listed for 197 days before selling. Homes in Carrollton priced under $150,000 sold for a lower percentage of their list price between November 2009 and November 2010. In Carrollton, Texas, home sales in October of 2010 dropped 50% from October 2009. In 2009, sales were at $26 million with 140 sales, but were $13.8 million in 2010 with 70 sales. The median sales price from October 2009 to October of 2010 remained unchanged. Homes that sold in October of 2010 were on the market longer than homes were in 2009, except in the $200,000-$300,000 price range. The sales price as a percentage of the list price declined in every price range between October 2009 and October 2010. Homes sold in Carrollton in October 2010 had the lowest sales price as a percentage of list price at 89%. Most homes in Carrollton had sales prices between $100,000 and $300,000 in both October 2009 and 2010. However, October of 2010 had a higher percentage of sales in the $300,000-$500...

The right time to refinance  Isn't that the million dollar question we all wished we knew the answer to?  We can all acknowledge that rates are low, but just like being in front of a slot machine, we get greedy. We want to be the big winner with the lowest interest rate.  But while we are sitting on the fence waiting for them to drop we fail to remember that just as easily as they fall, they can rise.  What happens when they rise?  We decide to hold out thinking they will drop again to that rate that we should have secured at first missing out on the right time to refinance. When An Open House Visitor Won't Leave.  What's an agent to do when it's time to end the open house and one of the visitors won't leave?  This critter entered with a couple just a few minutes after the open house began. He initially had trouble getting good footing on the ceramic tile entry, but successfully wiggled his way to the carpet in the formal living room.  The couple wandered through the home and eventually left, but the lizard decided he liked the house and was going to look around a bit longer. Every once in a while I'd check on Larry.  He hung out in the living room for about an hour.  When I went to check on him again, I found him in the utility room where he remained for the rest of the open house. I'm in Dallas this weekend visiting my parents and friends.  My mom lives in Carrollton, TX in a community called The Homestead. We got a nice treat this morning... We were serenaded by the Hebron High School March Band! They marched through the entire community playing lots of fun and energetic music. Many neighbors were out watching, and many of the parents walked along with them to watch the entire thing.
