In Carrollton, Texas, home sales in October of 2010 dropped 50% from October 2009. In 2009, sales were at $26 million with 140 sales, but were $13.8 million in 2010 with 70 sales. The median sales price from October 2009 to October of 2010 remained unchanged. Homes that sold in October of 2010 were on the market longer than homes were in 2009, except in the $200,000-$300,000 price range. The sales price as a percentage of the list price declined in every price range between October 2009 and October 2010. Homes sold in Carrollton in October 2010 had the lowest sales price as a percentage of list price at 89%. Most homes in Carrollton had sales prices between $100,000 and $300,000 in both October 2009 and 2010. However, October of 2010 had a higher percentage of sales in the $300,000-$500...

The right time to refinance  Isn't that the million dollar question we all wished we knew the answer to?  We can all acknowledge that rates are low, but just like being in front of a slot machine, we get greedy. We want to be the big winner with the lowest interest rate.  But while we are sitting on the fence waiting for them to drop we fail to remember that just as easily as they fall, they can rise.  What happens when they rise?  We decide to hold out thinking they will drop again to that rate that we should have secured at first missing out on the right time to refinance. When An Open House Visitor Won't Leave.  What's an agent to do when it's time to end the open house and one of the visitors won't leave?  This critter entered with a couple just a few minutes after the open house began. He initially had trouble getting good footing on the ceramic tile entry, but successfully wiggled his way to the carpet in the formal living room.  The couple wandered through the home and eventually left, but the lizard decided he liked the house and was going to look around a bit longer. Every once in a while I'd check on Larry.  He hung out in the living room for about an hour.  When I went to check on him again, I found him in the utility room where he remained for the rest of the open house. I'm in Dallas this weekend visiting my parents and friends.  My mom lives in Carrollton, TX in a community called The Homestead. We got a nice treat this morning... This week we had insulation added to our home. We went from 6 inches of insulation, installed when the house was built in 1983, to 20+ inches of insulation with a radiant barrier. This should save us a lot of money over the years. That said, we have a vaulted ceiling so there's still other solutions to find. A lot of our roofline doesn't have attic over it. Be sure your soffit vents stay clear. Looks like we're inside a Jiff-pop. BEFORE with 6 inches of old insulation and no barrierWe went with the film because it offers 99% radiant barrier. The spray on products offer at most 75% radiant barrier and has many variables which may reduce effectiveness from there. First is the saturation of aluminum flecks in the paint.
