Today my staff and I saw a presentation by Peter J. Braster, Sr. TOD Manager for the City of Carrollton. The city has a great master plan for the three DART stations that are set to open in December of this year. Peter walked us through the development around Downtown Carrollton which is already underway. There is a new parking lot being installed which will be green in that cars will park on "grasscrete" and the paving bricks used in the lot can be reused later when the permanent parking structure is built in a few years. Then this lot will be converted back for use as a building. Here's a sample of what it looks like. While some of the plans are waiting on commercial funding, other aspects of the plan are well underway. Watch Carrollton transform. Great things are coming. Find out mor...

For the past 3 years I have had the pleasure of working on the Property Standards Board for the City of Carrollton. Where a board like Planning & Zoning deals with what to build in what location, Property Standards deals with dilapidated and unsafe buildings. Before the city staff can take action against a property they need to get the citizen's permission. Our board represents the citizens. We decide if the facts of the property merit the city going onto the property, making the repairs or demolishing the structure. I think this board is almost more important than Planning & Zoning. We keep the city from declining too far. We look at troubled homes and properties. Today's case had a house that was completely destroyed inside, the flooring was ripped out, the house was filled with anima...

In my neverending education on Short Sale transactions, I have learned that if there is an IRS lien on a property that is pending as a Short Sale, not only must the seller jump through hoops for the lender(s), but IRS demands an obstacle course to be run. I currently have a short sale transaction that is approved and ready for closing and with an IRS lien showing on the title, the lender has offered only 10% to payoff this lien.  As we all know, IRS liens take priority over a 1st lien mortgage, therefore it must be satisfied by the sale. Not so fast!  There is a way around this.  But to get from Point A to Point B, one must run an obstacle course designed only for those NOT FAINT OF HEART.  The good news is it might work, the bad news, after submission of another package to IRS, they co...

In late August 2009 I started my own brokerage. I planted a flag in the ground and said from this day forth I will work for myself. I rented a humble office in an part of Carrollton that is on the verge or revitalization and all was good. Yet my humble little office lacked on vital necessity. Light! Being a GREEN person I knew the solution and actually had the forethought to wright the solution into my lease. I recently installed at 10 inch SOLATUBE and the light is AMAZING! The folks who installed the solatube were from Daylight Rangers (plug) and they did a great job. Be sure to get the $60 instant rebate when you sign up. There is a 14 inch model for about $100 more which would be great for larger spaces. The installed price is around $550. It's so worth it. AFTERROOF INSTALLATION - ...

Tonight was the 3rd Annual Carrollton Citizen's Evening where various city departments distribute information about their services and answer questions. We heard about crime stats, new city codes and code enforcement, and got to meet with our council members and the mayor. As is my custom these days, I documented it all with pictures. Carrollton homes for sale is a great area of homes that is located just outside of Dallas.  these homes are still however in the Dallas county line.  The area is right off of 635 next to farmers branch.  These homes are great deal right now with interest rates being as low as they are you need to take advantage and get yourself and your familiy into a Carrollton homes for sale.  Carrollton homes for sale can be quite a tricky market if you are not sure of the area.  You need to havea good realtor on your side.  this is why I reccomend speaking with USA realty.  they are a very nice group of realtors that know what they are doing.

Every year we try to take measures to reduce our electrical load. In six years in our house we have brought our bills down 41%. Last year I invested $65 and purchased an umbrella-style clothesline. Now I know some of you won't want to do this, but we saved about $350 last year not running our 220 electric dryer and also not putting that dryer heat into the house. Plus it did me good to have to get up off the sofa every hour and go outside and hang the laundry. I tend to put things out in the late afternoon or at night so that colors don't fadeWe also had to switch to an all natural laundry soap. We found that TIDE and CHEER left a residue on our clothes that wouldn't come out. Something we didn't notice when we were baking our clothes in the hot dryer. So before you consider frying you...

I am currently working with a couple who is selling their home as a short sale and there is a sizable IRS lien on the property. We have approval on the deal and have about 30 days to get it closed, subject to the IRS lien accepting about 10% of what is owed.  The homeowner is frustrated because all he ever gets at IRS is a recording and has not been able to talk to anyone.  I decided to little research of my own and learned that this situation is not new to the IRS and they actually have created a form and a process to accelerate the sale or refinance of  a property in this situation. For more information on this subject, visit IRS.  The link to this subject is: http://www.irs.gov/newsroom/article/0,,id=201343,00.html

Carrollton homes for sale are some of the best homes in the buisness.  These homes are great and can offer lead to finding a great deal among a nice area.  These homes seem to be moving up in value as well, ever so slighty.  But even then that is great due to the kind of economy that we are in.  These homes seem to be a great and awesome home prices, and if you looked into the Carrollton homes for sale area and fel in love with it, then you would be able to move in for a pretty stress free move with the help of one of my great agents at USA realty.  Our agents are awesome and cover areas all over the entire DFW metroplex.   For more info on Carrollton homes for sale give us a call today.

I was talking to my daughter who lives in a neighboring city yesterday and she and her husband have outgrown their first home and after adding three children and one rather large dog, it's time to upgrade.  They have done a bit of painting and reflooring since moving in, but let's face it, it is an older home--probably built in the 1960's, and it could definitely use a redo.  The reason for her call was a request that her father and I keep the children next week while on spring break so she and hubby could do some work on the house to get it ready for sale.  She said they couldn't decide whether to clean the satillo tile floor--which covers a good deal of the house, or to remove the original wallpaper and repaint the master bedroom and bathroom.  As a agent, I said the more important it...

I am a tennis player. A competitive one. If you play tennis - you might know the rating system and I am an adult 5.0/open player and love to compete. For me, getting into Real Estate Business was as natural as hitting the ball or having a three set thriller in the finals. In tennis you need to be physically fit and you need technique and tactical skills. Moreover, you need to be mentally strong and the most important you need to have a match play experience. All of these attrributes apply in real estate transation, starting from initial talk with a client and up to the closing table. When things go wrong during the process - and we all know that they will, just like a tennis match when you are down a set and a break in the second, many people around you will not beleive in you or in the...

Insulation in the attic-appears a cheap alternative to many new "green" innovations.  Good old simple insulation in the attic really works!  Two years ago, we purchased a 10 year old home built by a tract builder.  We bought the home because it appeared it was move in ready, and was everything that we needed, wanted and desired was there.  Cosmetically, the house was in good shape and the back yard had a pool and looked like a resort-an expense we did not want to undertake.   Living in North Texas is brutal in the summer-with temperatures typically in the 90's and many days in the 100's.  To say the least it is HOT!  And boy did I underestimated the difference in the electric bill between a two story and a one story home-which is what we had lived in the last 7 years.  That first electr...

Just a quick blog about the Texas Association of Realtors Winter Meeting.  So far there are some good sessions.  Yesterday's class was on the Code of Ethics and the Professional Standards committee's duties in judge claims against realtors and brokerages.  It's great information to have when trying to improve the industry and see problems before they become your problems. Today I spend the afternoon in the Lone Star CRS committee meetings.  It's odd to me that me and my friend, Leslie Wilson, are the youngest ones here.  Why is it that traditional certifications and the boards themselves are not attracting the younger, techsavy agents into their ranks.  One possible answer is that the leadership of those organizations don't reflect the demographic they're looking to attract. I highly su...

Carrollton homes for sale area great way to equip right now. As the frugalness begins to slowly come back, we have the potential in dallas to boom in the city. Meaning that there is a chance that the actual realty in Carrollton becomes a lot more valueable than it is today. This existence said, dont you want to springy somewhere that is feat to increase in continuance instead of stay the same or decrease in value. Carrollton realty is a pretty stable market right now as far as the rest of the nation is concerned. Carrollton which lies right by farmers division actual realty and Dallas, is a wonderful little area. It is right next to 35 and 635 so you will not be a far commute at all from anywehre in Dallas. Also it is home to many gorgeous parks, so that if you have a kinsfolk or little...
