In today's tough economic times, growth is coming to Cedar Park via a water resort expected to be open for business in 2012. An announcement was made on January 28 at a city council meeting by Schlitterbahn Waterparks, stating that the Cedar Park project would include a water park, river walk, hotel, convention center and retail space that will take up 96 acres.  The new water park will be located near the intersection of FM 1431 and Parmer Lane with an estimated cost of $360 million. Volente Beach Waterpark and New Braunfels-based Schlitterbahn will unite to handle the development.  Phase 1 - A 16-acre water park, skydiving simulator set to open in May 2012 with an estimated cost of $75 million. I was sitting in Starbucks in the Domain - Austin, TX today when a young man commented on my behavior. I was in the process of relaying an email that I had just received, and I got rowdy in 0 to 6 (LOL) seconds.  I realized the the exuberance resounding in my voice and noticed I had a small audience, one of which was this "random" gentleman in a UT sweat shirt and ball cap.  I proceeded to apologize for my rambunctiousness, and he asked me not to apologize.  He explained that it was refreshing to see someone inspired and passionate about what they do.  He seemed disillusioned with the reality that not enough people are excited about their everyday professional life.  All this to say... that I love my life.  I experience everyday struggles, but I value my time with my family.  Real estat...

I've been spending more time online and tweeking my profile.   This afternoon I had a contact from a consumer directly from Active Rain.  They  left the following message:     I am looking for a real estate agent who can help me find a home to purchase in the Round Rock or Cedar Park area. How would you assist me as a buyer and how would you help me narrow down my search?Thank you. The consumer left her email address, so I am hoping to hear from her later. I did respond to her questions.    How is that for success on Active Rain?  It pays to hang out here!!!

Just wanted to congratulate the volleyball team that I coach, AJV 13 Red, on their big win last Saturday! I am so proud of this team of 13 year-olds for their enthusiasm for the sport of volleyball and competitive spirit! This is the first of many wins for us ladies! I coach for a select club organization called Austin Juniors Volleyball. I encourage you to check in to signing your daughter or son up to play this sport. I've learned so much from playing volleyball all my life. And I am especially lucky to have played the sport at Southwest Texas State (or Texas State now) on a full volleyball scholarship.   AJV Volleyball runs two gyms called the Austin Sports Center, one in Austin and one in Cedar Park. They are an excellent organization and I am proud to be a part of their coaching cr...

Well, I did it,  I stayed up late tonight to complete the Short Sales and Foreclosure Resource Certification Course.  Both CRS and REBAC are offering different versions of the course.  I took the REBAC version tonight.  It was the first one to go live online.  In order to get the certification you must complete the online course,  take the course live, and complete three webinars.  I'm disappointed in the lack of substance in the course.  I've been handling short sales and foreclosures for over 10 years.  The course will raise the level of awareness of what resources are out there to assist the distressed seller,  but there are no nuts and bolts here.  If you don't know how to handle a short sale,  this course will not be enough to handle one.  I do get to add 3 more little initials af...

http://www.hillcountrynews.com/articles/2010/01/28/news/news29.txt   Today the Cedar Park City Council approved a 96-acre commercial development (located not far from the Parmer and 1431 intersection) that will include a hotel, conference center, water park and retail component. The media keeps pushing that this is going to be a huge waterpark, and many cedar park citizens are upset about the idea of a huge water park in the city. Before I moved to Keller Williams, I worked for Pohl, Brown & Associates as a commercial agent for five years. During that time, I had the pleasure of meeting with the owner of Schlitterbahn and reviewing the plans for this development. Now, don't get me wrong, commercial plans do change (sometimes more than once in a day). but from what I viewed at the engine...

Today around 5:30 at the Cedar Park Public Library, Schlitterbahn will announce an experimental $360 Million Dollar waterpark. You can read more about this at http://hillcountrynews.com/ As a former Cedar Park resident I can tell you this is REALLY exciting news! Not only will itbring summer jobs it will create a tremendous amount of revenue for the Cedar Park area. Not to mention Schlitterbhan is the coolest water park in the country! This will make Cedar Park even more enticing for homeowners. What a great amenity to have in Cedar Park! Prior to this development people in the Austin and surrounding suburbs had to drive over an hour to get to New Braunfels, TX. Home of the first and original Schlitterbahn. For those that are not familiar with where Cedar Park is, it's located just north...

And we're not talking Flavor Flav, folks.  Though I imagine he would provide quite a bit of "flavor" for Cedar Park. Cedar Park is quickly becoming it's own thriving community with entertainment, shopping and other essential business, so commuting is not an issue anymore for folks wary of making the 15 mile trek to Downtown Austin. The growing local flavor within Cedar Park and other Austin suburbs might contribute to the increased home sales seen in the area.  Here are some links about local flavor and Cedar Park's burgeoning real estate market: New Public Art Program: Cedar Park is expanding its' public works to include a new art program.  Its' goal is to promote artistic growth within the community as well as educate others on the power of visual art.  A vote in October 2009 establis...

Red Oaks is a Master Planned Community of brand new homes located in Cedar Park, Texas.  Priced between $305,000 and $349,000 (list price), Red Oaks might be considered pricier than most homes in Cedar Park.  What do they have to offer to make up for this price delta, considering $325,000 can buy you a nice home in Central Austin?  Well, there is certainly the possibility you might not want to live in Central Austin, maybe crime rates are a factor for you, or you work at one of North Austin's tech companies and want a quick commute, or serene suburbia has a special appeal to you.  Still, there would be a number of more affordable homes to choose from in the area, so what sets Red Oaks apart?  Here is a quick list of why Red Oaks can be a great place to live: Conveniently located brand n...

Forest Oaks is a community of homes located in Cedar Park, Texas, built by Ryland Builders.  Unlike other Master Planned Communities, it is a unified subdivision with no separated neighborhoods.  It is half an hour Northwest from the Austin-Bergstrom International Airport and Downtown Austin, located just off of the 183 toll road. The average age of the homes in this neighborhood are between 10 and 15 years old.  Homes tend to be between 3 or 4 bedrooms with 2 - 2.5 baths.  The square footage can range between 2,019 square feet and 2,805 square feet.  Homes can be found here starting as low as $229,000 and selling for as high as $345,000. The median seemed to be around the upper $200k's. Forest Oaks is an incredibly family friendly neighborhood.  It has a meticulously manicured neighbor...
