Smokey Mo's BBQ has 5 locations in the Austin Area.  This one is the newest and by far the best one they now have open.  It is located at 1550 Cypress Creek Road, #101 in Cedar Park, Texas across from Austin Community College.  We've tried two of their other locations, the one in Liberty Hill and the one at the corner of Rt 183 and 1431.  This one is a little out of the way for us but is now our favorite one to chow down.  Smokey Mo's has found their niche as far as BBQ is concerned.  You mosey into the store and stand in line and place your order.  At noon or early evening there is usually a wait.   That's because the food is good.  you can get your brisket the way you like it. ( I like it moist)  My husband favors the Chopped Baker which is a huge baked potato topped with chopped bris...

It is more important than ever to know where your lender stands on the issues summarized below.  These are TRUE and VALID concerns that can affect closings and thus money in your pocket.  I encourage you to openly discuss these issues with your lender on a consistent basis as things are constantly changing in this crazy market. •1. Warehouse capacity issues--If a lender runs out of funds on their warehouse line, your closing could be delayed for days and even weeks.  The entire process could have been smooth but if you cannot get the loan funded, nobody is happy and you look bad!  Don't let this happen to you!  Nothing worse than closing and not being able to get keys for several days because the lender is out of money and cannot fund the loan.  It is important to know if this is a pote...

Nothing Bundt Cakes - Cedar Park, Texas  is a cool little new business in the 1890 Ranch Shopping Center.  The name is just what it describes.  Aside from some baby gifts, t-shirts and little pastel  knick knacks, this store sells nothing but Bundt cakes.  I was lucky enough to get  free samples today and sampled the white chocolate cake that just about melted in my mouth.  The marquee reads that it is "So yummy, you'll wish it didn't have a hole."   The store has combined the wrmth of nostalgia with a fresh, modern approach.  The staff assured me that their luscious cakes were made with the finest premium ingredients, including fresh eggs, real butter and cream cheese.  Flavors include Chocolate Chocolate Chip, White White Chocolate, Red Velvet, White Chocolate Raspberry (yum), C...

Yesterday I had an open house; on the way there I stopped at the store to get a bag of ice. After paying for the ice and retrieving it I discovered I had purchased a large bag and not the small bag I needed. Hmmm what to do with the large amount of left over ice, my tiny cooler was full. I noticed a lady grabbing a bag of ice to take to her car. Excuse me Ms. I have extra ice if you would like to have it. She looked at me apologetically and said "that's ok sir I really need this ice". Oh ok but you can have this ice also if you want. She paused and said "Sir my AC went out and our family really needs this ice, so no-thank you". At this point I just smiled and said well I'm sorry, this ice is extra, just thought you might be able to use it. She smiled, thanked me and left. I drove home a...

Today I taught a class at our market center on social networking for realtors.  I had 10 agents show up in our computer work room and we all logged on to the internet.  I had each of them sign up accounts at activerain, twitter, facebook, naymz.com, and linkedin.com  then we all linked to each other.  All of them were instructed to bring their graphics and their picture.  It was a real eye-opener for all of them.  This was an experiment on my part because I wanted it to be a working class.  It actually was fun and gave me a new structure to employ in my teaching.  Immersion learning was a great tool and it allowed us to forge new relationships with each other!!!

Silverado Ranch Silverado Ranch is a KB Home community near the Brushy Creek area of Cedar Park, about 19 miles north of downtown Austin. Silverado Ranch is located off Vista Ridge Blvd. in Cedar Park and is bordered by East Park Street and Colonial Blvd., just south of RM 1431.  Silverado Ranch Residents have complete access to a private park with a 25-meter pool, small children pool, and clubhouse, and many more things for children and adults such as playscapes, swings, picnic areas.  There is a lot of open space as well. Since Henry Middle School and Vista Ridge High School are so close to the community it is easy for the children to traverse to. The schools are near the intersection of Vista Ridge Blvd. and East Park Street.  Reagan Elementary, is scheduled to open on East Park Stre...

Many people I talk to are feeling a bit more optimistic these days.  Even President Obama believes the economy is showing 'glimmers of hope.'  In Austin, we are by no means immune to the economic crisis, but we feel very fortunate that our local economy has remained relatively strong in spite of the challenges we've faced as a nation. To support this statement, I have included a number of links to some very relevant and respected news publications and economic data.   1.    Austin's unemployment rate actually FELL in February as the Austin area added about 6,000 jobs.  Our overall rate of only 6.3 percent remains well below the national average.  2.    While many cities across the nation are shrinking, the Austin metro area continues to grow.  More people continue to move in to Austin t...

The overall Austin market: -           Compared to this time last year, the number of single-family homes sold in the Austin area dropped by 32%.  The average sales price for single family homes is down 1% to $237,876. The median price, however, is up 2% compared to this time last year to $185,000. -           The total number of single-family listings in the Austin MLS is down 9% since the first of the year to 9,056 units.  This is still an oversupply, and is exerting downward pressure on prices which is a positive for buyers. -           If you average the number of sales for the last 12 months and divide that figure into the number of current active listings, the result is the number of Months of Inventory (MOI).  In a balanced market, the MOI is between 3.5 and 4.5 months.  Currentl...
