Only a Texas Aggie would dream of changing the color of the state flower, and only an Aggie could pull it off. Marroon bluebonnets aren't really so old that most people would consider them a Tradition but in Aggieland if we do it more than once it must be a Tradition so.... another Tradition is born and now have even prettier flowers! Thanks to Texas naturalist and con artistist named Carroll Abbott who came up with the dream (or maybe strange idea) of using bluebonnets in the shape of a Texas flag to celebrate the 1986 Texas Sesquicentennial. Thanks to Greg Grant (of course an Aggie himself who likes the color maroon) who decided a red bluebonnet was not quite what he was looking for! I know red, white and blue may be the colors of the Texas State Flag but as all Aggies know it should ...

Lightning Prediction Systems have been installed and are now operational in many of the City's parks and schools. The purpose of this system is to further contribute to the safety of users of the outdoor facilities by complementing existing rules and practices already in place. A strobe light will begin to flash and one long 15-second audible alert will sound to indicate that conditions conducive to lightning are present. Procedures to clear fields and pools, stop or postpone athletics, and reduce exposure of personnel outside will be implemented as appropriate. Once the danger has past, the system will sound an "All Clear" with three short audible blasts of the horn and the flashing strobe light will no longer flash.Locations of Lightning Prediction Systems PD Dispatch Central, Bee, WP...

I know that almost sounds like the "Cow Jumped Over the Moon" song but this story is true! People often ask my why I like real estate. Yes, it is a good career and yes we have the flexibility to work 80 hours a week and meet lots of new people and see lots of houses... but one of the big reasons I enjoy this career is that it is NEVER boring! Since we list the majority of foreclosed properties in the Bryan, College Station real estate market, we often have VERY interesting properties for sale. While showing a property in the country we had a husband and wife walking through the "yard". The "yard" was more like a f ield with tall grass and holes and as we walked, the woman stepped/fell right into a hole. She ended up standing about waist deep in water and rotten, smelly eggs.   To make m...

The Museum at the George Bush Presidential Library takes a look at some of baseball's most famous players. This exhibit is being produced together with the Gerald R. Ford Presidential Museum. It opened in College Station, Texas, on March 1st and will then travel to Grand Rapids, Michigan after closing July 20, 2008.  Along with one-of-a-kind objects from private collectors, the National Baseball Hall of Fame is contributing numerous artifacts, photographs, and interactive programs.   So you wonder why Aggies would put a penny on the feet of the Sul Ross statue? "The story is told that   when Governor Ross was President of the Agricultural and Mechanical College, his door was always open for any student to come by when he needed help with anything, even class. Ross was known to tutor multiple cadets when they needed it, and when they would offer to pay him all he would accept was a penny. So today, we put a penny at his feet for his good luck on our next exam." Does it work?

The single family home market in College Station, Texas is alive and well with home sales in April up from last year.  One hundred forty two (142) homes or units sold in April of this year compared to one hundred thirty seven in April of 2007.  Not a huge increase, by any means, but certainly not an indication that our market is suffering, by any means.April 2007 found sales of 137 College Station homes, from lowest to highest, with a list price of $44,500, a one bedroom, one bathroom condo that is 688 square feet, older but in an excellent area that sold for $44,000 to a beautiful home listed for $495,000 that was 4,696 square feet that sold for $479,000.April 2008 showed sales of 142, again from lowest to highest, with a list price of $50,000, again a one bedroom, one bath condo, olde...

What has college sports got to do with real estate. Well in our area ..plenty. Aggies, Aggie Parent, and Former students all buy a considerable portion of the total real estate sold in our area each year.  And one of the most common denominators in this community is Aggie sports. Without them,  College Station and Bryan, Texas might be pretty sleepy places to live.  It is a driving force behind our economy and the total he impact is phenomenal!  I doubt that many former students would retire here if they didn't have a weekly sporting event to choose from! The Aggie baseball team took Missouri 3 to 2 on Sunday after defeating them 15-0 on Sunday .  No doubt they are leading the Big 12!  The powers that be, that happen to set national rankings , have really underestimated the Aggie men thi...

What exactly does Art mean to a community? I realize this is a broad question, but what does it mean?  Do people choose to move to your area because of the art that is found within a city or community?  Is the atmosphere conducive to a certain type of artist's maybe?                                                                                    In College Station, Ron Gay, one of our city councilmen, is running for re-election.  As a private citizen, he is a very generous supporter of the arts.  However, he believes a city should focus on core services rather than the arts.  He believes that the art groups should raise money to support themselves and not rely on general funds (tax dollars) for support.  During our discussion, he commented that people are not driving to College Stati...

Do you carry your camera with you at all times?  On February 23, I took pictures of an old church, built in 1891, that had a historical marker for a post titled, "Just a Building? "  http://activerain.com/blogsview/392250/Just-a-building.     I seriously considered saving the idea for this particular post for a month or so.  In College Station, Texas, February isn't exactly a pretty time of the year.  The leaves on the trees have yet to bud and everything is brown.  This church had been there for a 117 years.  What would a few more weeks matter?  Fortunately, I didn't wait.       About two weeks later, as I'm driving down the road, from a distance, I realize the church's roof was missing!  I drove over there.  Historical marker was gone, trees were being cut down, and the building was b...

I heard a short news brief today that stated that Texas has now surpassed New York in having  the greatest number of large corporations that have their firm's  headquarters in the state. This now makes the Lone Star State #1 in the nation too. There are presently over 50 of the largest corporations headquartered in Texas. In a down turning economy I would think that this is somewhat of a blessing.  Good news for Texas!  Way to Go Texas!

Chamber of Commerce monthly mixers in Bryan-College Station are a fantastic way to network. I had done an earlier post on one held in the fall and don't think I have missed one since. Good food, spirits,  music, familiar and new faces, plus drawing prizes from sponsors. I usually get all the local news. plus updates from real estate professionals to bankers, retailers and  politicians. Usually  a few community dignitaries show up plus many business owners.  It  all takes place over the course of a couple of hours. A really great time for all! Don't miss the opportunity to attend one if invited plus if you aren't a member of your local chamber of commerce...you should be. Join.Have a profitable week!Treywww.classicgmac.com

Choosing between a condo or townhome and a house purchase for student living here in College Station?  There are several factors to keep in mind.  Both can make excellent investments, but there is only one right solution for you and your family.Condo and Townhome PurchasesCondos and townhomes are, for the most part, excellent investments around A&M.  There are some complexes that have extreme negatives, however.  You need to know what the positives and negatives are of each complex before investing your hard earned money.  Coti, my Buyer's Agent, or I will talk you throught the positives and negatives of each complex at our initial consultation. Condos and townhomes tend to be closer to the school than the single family alternatives that we have, and much more likely to be on, or extrem...

College Station has a generous selection of student condos.  Rangeing from a small one bedroom, up to a large four bedroom, four bath, these condos are garnering attention from our students parents.  The idea is simple.  Invest in a condo, townhome or single family home and enjoy the appreciation that your investment makes you, while collecting rent (typically increasing year to year) in the meantime.  In the condo market there are some great areas.  Each have their positives and their negatives, with some being clear front runners.  College Station single family neighborhoods are the same way.  We have areas that a house can barely get listed in without garnering huge amounts of attention and then other areas where homes just sit and sit.  This is where a Buyer's Agent comes in.  Your ...

The Bush Presidential Library offers wonderful programs in a special series. Tonight they had one oriented around basketball.  The speakers were none other than Coach Bob Knight and CBS Commentators Billy Packer and Jim Nantz. Of course President Bush and his wife were on hand.  The Aggie mens and womens teams were both present with coaches and the event was packed with ticket holders. It was a fun and enlightening event with the crowd participating in questions and answers.  Bob Knight kept everyone laughing including yours truly. Despite what his image may be ...he knows basketball better than just about everyone and the athletes all respect him.   If you have not attended the forums offered at Bush Library please make a date to see one. You will really enjoy it! Have a prosperous wee...

The south end of College Station has certainly been a testing ground for plumbing systems particularly in regards to water heaters and their early demise. Recently while looking at a new listing with the owners, I noticed the inlet pipe to their one year old water heater was dripping and had an extraordinary amount of corrosion for the age and also a white substance  was built up on it.  I have seen this on many homes in the area. Several plumbers have indicated it is from the high salt or sodium content in the water, not sure which. Any way this has to be frustrating to home owners in the area , and  repair plumbers have told me water heater life is really short in the area. ( Bet they love that! )  That is a shame.  I do know you are supposed to use what is  called  a      di-electri...
