Harry Truman, from Missouri, was a different kind of President.  He probably made as many important decisions regarding our nation's history as any of the other 42 Presidents.  However, a measure of his greatness may rest on what he did after he left the White House.   Historians have written the only asset he had when he died was the house he lived in, which was in Independence Missouri.  On top of that, his wife inherited the house from her Mother. When he retired from office in 1952, his income was a U.S. Army pension reported to have been $13,507.72 a year.  Congress, noting that he was paying for his stamps and personally licking them, granted him an 'allowance' and, later, a retroactive pension of $25,000 per year.   After President Eisenhower was inaugurated, Harry and Bess drove...

Just up the road from my home is a field with two horses in it.  From a distance, each looks like every other horse.  But if you stop your car or are walking by, you will notice something quite amazing.   Looking into the eyes of one horse will disclose that he is blind.  His owner has chosen not to have him put down, but has made a good home for him.  This alone is amazing.  If nearby and listening, you will hear the sound of a bell.  Looking around for the source of the sound, you will see that it comes from the smaller horse in the field.   Attached to her halter is a small bell.  It lets her blind friend know where she is, so he can follow her.  As you stand and watch these two friends, you'll see how she is always checking on him, and that he will listen for her bell and then slowl...

The Houston Association of Realtors continuously updates their free idx tools that they offer to Houston area agents, and last week I discovered the addition of sold homes.  Now any agent can put a link on their website that will display all of their sold homes, the most recently sold showing up first.  HAR still doesn't display the exact sales price of the home to the public of course, but they do provide a price range with only a 10%-15% fluctuation. Although this tool in particular doesn't include agent-based lead generation functions like the rest of their tools, HAR is one of the leading MLS's in the country and provides their members with a very impressive arsenal of free idx and general web services that you rarely see in other markets.  They are also improving their lead genera...

I can bet that most of you out there are still reeling from the roller coaster ride that we have all been on for most of 2008.  I can certainly say that it has not been boring.  Challenging yes but never a dull moment! Looking back at all of the challenges we have faced in real estate always gives me pause to really think about the fact that with challenges come learning experiences and opportunities.  I am looking for the opportunities and exploring ways to make my business stronger than it was before everything changed. Shortly after the year began in 2008, the sub-prime lending crisis occurred.  The entire mortgage industry changed overnight. A lot of fraud was exposed as was necessary, however, our market was definitely hit with the beginning of a down turn.  During the mortgage fia...

1.  Even little girls, in all their blithe, unharrowed innocence, have a presentiment of sorrow, hardship, and adversity...of loss.  Women, throughout their lives have an intrinsic and profound understanding of Keat's sentiments about "Joy, whose hand is never at his lips Bidding adieu". 2.  This sage knowledge of, and ability to abide, the inherently fugitive nature of happiness somehow accounts for the extraordinary beauty of women as they age. 3.  Women have an astonishing capacity to maintain their equilibrium in the face of life's mutability, its unceasing and unforeseeable vicissitudes.  And this agility is always in stark and frequently comical contradistinction to men's naively bullish and brittle delusions that things can forever remain the exactly the same. 4.  Women are forgi...

I decided a few months ago that I wanted to pursue getting my broker's license.  Thankfully with the Internet I was able to take all of my brokerage classes online.  I then dedicated the last month to at home studying.  Being able to spend a lot of time at home over the holidays, I was able to sneak off to quiet places in the house and study. I wasn't sure what to expect with the exam as I felt that the Salesperson exam was relatively easy.  Additionally, being a former high school Biology teacher, I put a ton of pressure on myself to do really well on the exam.  I spent years teaching kids the secrets of test taking therefore I hoped to be able to use my own advice to my advantage. All of that real estate terminology came flooding back as I dug into my old notes.   You know, I practice...

The Gaza strip is less than 140 square miles of land. Dirt folks. Basically no value to anyone but those fighting over it. Keep in mind Harris county in Texas (Houston) is almost 2000 square Miles. Huge difference, right? Then why the hell did gas go up ten cents a gallon over a piece of dirt that is the size of a medium U.S. city? Here we go again folks! Hang on. This is the biggest load of you know what. Sorry for the negative. It is just ridiculous.

I have been working with some clients now for over 6 months. They are first time home buyers and we have been looking and patiently waiting for the right house at the right time in the right price range to come on the market. Well we found that house about 2 weeks ago and it was a foreclosure that was on the market at 60% of its original list price 6 months ago. We submitted an offer on Dec 23rd only to find out on Christmas Day that there were four other offers and we were asked to submit our highest and best offer. We decided to submit at the list price but not over. I figured there were investors out there looking to scoop up this property because of its marked down price relative to its value in foreclosure and others that would be willing to offer above asking price. I will never k...

Nothing can stop the man with the right mental attitude from achieving his goal; nothing on earth can help the man with the wrong mental attitude. Thomas Jefferson I cannot give you the formula for success, but I can give you the formula for failure--which is:Try to please everybody.Herbert Bayard Swope Last week everyone liked the quotes. As you all know I love quotes and statistics. So I am going to post a couple of favorite quotes of mine every week in hopes that everyone finds them helpful and a form of motivation. I will keep them positive and of course sometimes corny, but thats 1/2 the fun. Terry Miller   www.yournowwhat.com

No more long drive to the Woodlands for Olive Garden! The long wait is over! Conroe's Olive Garden in the Teas Crossing Shopping Center is now open for dinner. I am many of the locals have been anxiously awaiting this new restaurant opening. I love the endless salad and bread-sticks. The menu has all the classics and new dishes to tempt the taste buds. Last week we had dinner at the Olive Garden and was pleasantly surprised by the level of service at the newly opened restaurant. The staff was friendly and attentive. I ordered my all time Olive Garden favorite dish, Chicken Parmigiana. It was a delightful dinner and Michael and I will returning soon.  3041 I-45 NORTH CONROE, TX 77304Phone: (936) 539-5200

I know it's a bit sad but everything will turn very soon I believe. Thanks for Reading and have a great New Year. Terry Miller of http://yournowwhat.com

My good friend and colleague Diane Lunceford has some awesome tips for staging your home effectively.  In today's market, the two most important things that you can do to sell your home is to price the home right for the current market and the presentation of the home.  Diane's advice is timely and effective.  Here are her words of wisdom. "Today's home seller needs a competitive edge to make their home rise above the rest.  Home staging is "marketing" a home to appeal to buyers and is accomplished by rearranging, removing, and refreshing the homeowner's existing furnishings and accents. Diane Lunceford, the owner of HOME STAGED-HOME SOLD believes that if you are going to spend time preparing and advertising a home to sell, make sure those dollars are well invested.  Staging is a very c...

What an incredible year!  In a word - rollercoaster!  I have to say that has been one wild ride for most of us in business.  The real estate business has experienced some of the most challenging times of my career. Now, that is not to say all has been bad.  Thankfully here in Montgomery county, our real estate market has certainly felt the pinch of an ever changing economic market, but we have not completely stopped like many other areas.  In fact, our team has continued to sell and close homes and properties all year long. So, what do I foresee in real estate  based on 2009?  As I say to many of our clients, "I certainly don't have a crystal ball."  What I can say is that what goes down, will come back up.  Basic economics teaches us this simple principal.  My prediction is that the fi...

Happy New Year to each and everyone in the Active Rain and Business community. By now you have your goals set for the new year and are ready to bid farewell to 2008. I believe that 2009 will be a good year. Our Real Estate division grew last year and will do so again in 2009. Our internet marketing is really begining to pay off, so the spring should look very "green", if you know what I mean. Listen, I know for some folks around this great land, 2008 was a tough year. But don't set your goals to low in 2009 because of it. As I have said before we have 3 great things working in our favor. *Inventory *Consumers willing to buy. *Low interest money. Trust me someone will figure out how to put the puzzle together. All the pieces are laying there for the taking. As soon as lending institution...

The Grisswalds are alive and well, hooray! We are diving around all over our county and wow some folks have a great imagination. One guy in a neighborhood called River Plantation has so many lites I think the electric company assigns an accountant and a meter reader to his house full time during the holidays. Seriously, if you don't wear sunscreen you will burn like your in Miami in July. It's great!!! Then you have The Woodlands and a whole street of the most beautiful Christmas celebrations on earth. Do yourself a favor and take the whole family out tonight and see some decorations. Tell Clark Grisswald hi for me! Merry Christmas.

Well folks ,some folks you just can't help but laugh at. I saw a very old friend in Target the other day and we got to visiting about the holidays a bit. It was then, he said he was there to get a gift for his wife. I said great, whats on the menu. He said he was getting her a vacuum cleaner! Now folks. I know his wife and this is the worst idea since buying Enron stock, trust me! I said are you @#$%^ nuts! He said well she needs one. I looked at him and said need has nothing to do with it. I know how much you are worth and unless you plan to give half of it away in the New Year, you better rethink that gift and fast. After explaining that you never give a lovely wife a "need "gift but always a "want"gift. He ask me a ton of questions. I told him to buy the vacuum cleaner and just take ...

Ok, now for some fun. I know most of you have already decided on what your getting for the kids for Christmas but, Denise and I have a recomendation for the adults. We buy a gift every year for the house and this year was no exception. This year we chose Rock Band 2 for our Xbox 360. Talk about a BLAST! This thing will bring out the kid in anyone. It makes everyone look goofy and is sooooo much fun. You see Denise and I love video games that allow us to play together and this one fits the bill better than any yet. We hooked it up to our surround sound and a 50" HDTV and WOW!! The folks down the street wet their pants, I swear. Hey, you have worked hard all year, get out and get something fun for you and your mate. Our gift for the home is always a fun one. Heck, we already have a crock ...
