Make Sure you Are Qualified A huge mistake people do is look at wonderful houses, fall in love and did not secure a financing company. Whether this is a bank, private lender, broker, etc., you need to make sure you are pre-approved. This means you have gone through all the steps such as pulling credit, providing necessary paperwork, etc. This is basically securing a loan for when you find a home. TRUST..defined as..1. Firm reliance; confident belief. Why is it important to have a relationship of trust with a Realtor?? Buying a home is complicated. There are hundreds of things that can go wrong. Finding a Realtor that will keep your best interest in mind is monumental! Why... you see a home that you like and place a contract on it. The realtor suggest a Home Inspector ( always get a home inspected..I had a $10,000 lesson on this)..and the Inspector does find cracks in the outside brick and points out it may or may not be a problem. He and the Realtor sugar coats it saying that it is typical of the area and you let it go only to find out it is a $4500 problem four years later. Where is that Realtor and inspector today??? Looks like the U.S. Department of Housing and Urban Development (HUD) is delaying the planned implementation of the Real Estate Settlement Procedures Act (RESPA) "required use" regulation for 90 days until July 16, 2009. The “required use” rule stops mortgage companies from steering home buyers to use services of affiliated businesses by offering discounts and incentives. Builders will offer"discounts" on upgrades if you use their lender. According to HUD, the rule was broadened to help protect consumers and allow them to shop for homes, mortgages, and settlement services that are right for them, instead of being unfairly influenced to purchase the services of associated companies. Some lenders will advertize that you the buyer can get into the home with no money down. This leads the buyer to thing that there will be no money out of their pockets to get into their home. Not true. There are CLOSING COST involved that have to be paid by someone. That someone is you or you can negotiate with the seller or you can see if you qualify for a government grant.
