There were 13 homes SOLD in the COLES CROSSING subdivision for the month of September 2011, and many more are to come in October as there are currently 18 homes in PENDING status as of 10/2/11. "So how are sales figures in COLES CROSSING?", you ask.  Well, those homes which are selling are doing all right.  Price per sq. ft. is down slightly from a year ago, however, those homes in the best condition and with numerous upgrades are still getting in the $90s /sq. ft. Of those 13 homes which closed last month, the lowest priced home was a beautiful home on Stiller Park.  It sold for $158,840 ($83.42/sq. ft.) and received a contract after only SIX days on the market. The FAIRFIELD subdivision saw EIGHTEEN homes sold this past month (August 2011) in the under 2500 sq. ft. category.  Most of these homes were 3 bedroom homes, though some were 4 and even 2 bedrooms!  The average adjusted sales price/sq. ft was $71.31 and the average time on the market was 75 days before a contract was obtained.  My beautiful lakeview listing in Fairfield! Absolutely gorgeous inside with lake views outside!!   Surprisingly, the lowest price/sq. ft. home was NOT a foreclosure.  This home was four bedrooms down with a gameroom upstairs.  The sales price/sq. ft. came to $59.87/sq. ft.  Days on the market = 125  Days to close = 17. The highest price/sq. ft was a one-story, 2 bedroom home in the gated, patio-home section of Fairfield.  This cozy cottage received $88.95/sq. ft...

Home sales in Cypress Texas in August    206 homes were sold in Cypress Texas in August 2011!  Prices ranged from right at $50,000 up to $1.6M! As with Katy, the home for $1.6M was the only home above the $1M mark with the next highest priced home sold in August in Cypress was $800,000!   With the $1M home excluded, the average sales price of homes in Cypress in August was $241,000 and the MEDIAN priced home was $224,900 (for Cypress only).20 homes were closed that were Foreclosures and 4 closed that were Short Sales.  That left 134 foreclosure homes on the market heading into September!  There are also 97 short sale properties on the market heading into September!  Out of 1607 listed homes in Cypress, those are very small percentages (only  8% foreclosures and 6% short sale properties...

Congratulations to the Cy-Woods Wildcats on winning their 1st game of the season against A&M Consolidated!  Though tied 14-14 at the end of the 3rd quarter, the Wildcats came out on top 27-20 by the end of the 4th.  Stay tuned this week for another action-packed showdown as Cy-Woods takes on Cy-Falls at the Berry Center this coming Saturday, September 10 at 6PM!  Both teams are coming in with a WIN as Cy-Falls beat Morton Ranch 48 - 12 last Thursday.  Come on out and cheer for our WILDCATS!! Seventeen homes SOLD this past month in COLES CROSSING, and the average number of days on the market for these homes before receiving a contract was ONLY 59 days!       Prices ranged from $155,000 for a 3 bedroom home in the cottage section all the way up to $800,000 for a beautiful home in the gated section.    Average price/square ft. for homes in the gated section was $130/sq.ft., while the average price/sq. ft. for all other homes was $81/sq. ft.   Currently listed at $299990, this listing in Coles has been lovingly maintained by the original owner.  New paint and carpet throughout!!  Downstairs is all tile except for the master bedroom!   There are currently 62 ACTIVE listings in Coles Crossing as of 9/2/11.  So there are a lot of homes competing for buyers' attention!! What Is A Short Sale?In legal speak, a short sale is a LOSS MITIGATION SOLUTION.  What this fancy word means is that they bank is cutting it's losses! The home is a short sale candidate when the value of the mortgage is greater than the value of the property.A SHORT SALE is a home SOLD by the OWNER before foreclosure takes place and the lender agrees to accept less payment than what is actually OWED to them.  How does this help anyone?   1. Thinking about the drought the other day and trying to look on the bright side,  I came up with 3 positives!!  Are you ready?? First, I have not used my dryer near as much this summer.  Our trampoline has made a great drying rack, and I do believe the drying time is faster than if I ran the dryer on "high heat".    I'll admit, I have not been faithful to go out and water the okra plants every day. Normally, I don't have to.  The rain we get in the summer is about all it needs.  Not this year.  I will be pulling the okra plants out soon.  The okra you see pictured here is tough as nails. You would not want to eat it!  SO...the positive thing is my daughter, who hates okra, :)  will not have to eat any!!    The third and final good thing about the drought is there is LESS yard work to do....

Here we go again!  Another school year is beginning and that means the return of the SCHOOL BUS to the road!If you plan to ride the bus in Cypress-Fairbanks ISD, you should know that the bus schedule has changed in some areas.  In order to find out where your bus stop is and what time you should be there you can sit outside and flag down yellow school busses as they pass by (not recommended) or you could go right to the source, input your address and see exactly where the bus picks up and drops off!   Find your bus by clicking here!Please remember to watch out for those school busses out there and do not pass them illegally.  Not so much for the older kids riding the bus, but those little ones are nearly impossible to see coming out from behind the bus and they don't have the experienc...

HDR - A Better Way to Photograph Properties in Cypress TX I'll admit it - I am a camera geek.  More specifically, a Nikon camera geek.  I am always looking for a better way to showcase my listings and HDR or High Dynamic Range photography is one of the best ways to accomplish that goal.  I don't think there would be an argument from any real estate agent if I said that high quality property photos are the most important aspect of telling the story of our listings.  Yet, the lack of quality in listing photos amazes me. HDR photography, in simple terms, takes a series of images where the exposure is varied.  I usually take 9 shots, because my Nikon D300s allows it.  The images are taken with exposures varying from -4, -3, -2, -1, 0 (normal exposure), then +1, +2, +3, and +4.  This results...
