Four homes SOLD in LONGWOOD during the month of October.  Prices ranged from $189500 for a home in Section 2 all the way up to $305000 for a patio home in section 10 near the golf course.    The average number of days on the market was 171.  The average price/sq. foot was $75.14 for the regular lots, and the home on the golf course received $104.24/sq. ft.   I cannot stress enough the importance of pricing your home right the FIRST time!  One of the October SOLDS had FOUR price reductions before it obtained an offer.  If the sellers had priced it right from the beginning, they most likely would not have waited 212 days for a contract.  When a home has been on the market for this many days, some people begin to question "Could there be something wrong with that house!!"  So, listen to th...

  COLES CROSSING SOLDS FOR THE MONTH OF OCTOBER 2010 Seven homes in the popular COLES CROSSING subdivision closed during the month of October.  The price per square foot of these homes ranged from a bargain low of $64.37 to a solid $94.20 (prices ranged from $185000 - $311,900).  The overall average price per square foot rounds out to $84/sq. ft.   The average number of days on the market was 81, which is not bad...but it could have been lower IF sellers had priced it right from the beginning.  Most sellers had between one and FOUR price reductions before they received an offer.  Had the price been set more realistically to begin with, the home would have more than likely sold sooner. TEN homes sold last month in the hugely popular Coles Crossing subdivision of Cypress, TX!  The average number of days on the market was only 45, which shows that even AFTER school has started, people are still buying and selling homes!!    Homes sold for as low as 158,000 ($92/sq. ft.) all the way up to $387,500 ($92.81/sq. ft.).  The average price per square foot was $87/sq. ft.  Those Coles-Crossing homes with a pool tended to be in the higher price/sq. ft. range, HOWEVER, the home that sold for $158,000 ($92/sq. ft.) did not have a pool.  Thus, you may be able to still get top-dollar without a pool in your back yard. There are currently seventy-one homes for sale in Coles Crossing!!  BUT that doesn't mean they aren't moving quickly to the closing table!! Six of these homes are currently under contract and last month eleven closed!  If you live in Coles Crossing, you will be happy to know that the average number of days on the market was only 63.  Just enough time to find your next home, right? Lots of buyers found their dream home this summer in Cypress, TX.  Sales were strong for most subdivisions in the 77429 zip code.  Cypress Mill Estates was no exception.  The average price per square foot for Cypress Mill Estates was $71.30.  The average number of days on the market was 98 or just over 3 months.  The majority of sales were one stories which have always been popular, but I am seeing more and more of my buyers wanting one stories!!  Tenants: Beware of Landlord / Homeowner not paying HOA dues I received a call from my client this weekend informing me that they went to the swimming pool, but they were not allowed access to the facilities.  They were given an access card to enter the community center / swimming pool of Master Planned Bridgeland community in Cypress Texas. My client was told that the Property Owner had not paid their Homeowners Association Dues (HOA) for two years! Yikes! After contacting the listing agent/management company, I was told that this was just an accounting error, which seemed suspicious to me.  Then when I told my client, she said that they'd been receiving letters addressed to the owner from an attorney.  The letters were returned, but now it makes me wonder that maybe the owners are not...

Although credit guidelines for conventional loans have been loosening up somewhat lately, there is yet another very major change coming from Fannie Mae for ALL  loans closing as of 6/1/2010.    This will affect all loans nationally for all lenders  who underwrite to Fannie Mae guidelines   AS of 6/1/2010, lenders will be required to pull a "refreshed" credit report just prior to closing to be sure the borrower has not incurred any new debt especially - not another mortgage. Lenders will be looking for credit inquiries and newly opened accounts.   This new requirement raises many questions that we do not have answers for yet, because  no one has issued any policies on procedures on how this will be handled.
