One of my clients is a member of Gearheads for God, a ministry group that focuses on all things mechanical with the intent of helping folks understand and maintain things that make power!  Here are the details regarding this annual event! COLES CROSSING SOLDS for the month of MARCH 2014       Eight homes SOLD during the month of March in the highly-sought after COLES CROSSING subdivision!   Prices ranged from $170000 for a lovely three-bedroom in the cottage section ($103.85/sq. ft.) –up to $439,500 for a spacious, four-bedroom home with lots of bells and whistles in section twenty-six ($109.17/sq. ft). Average sold price/sq. ft. = a healthy $98/sq. ft.!     Average # of days on the market before accepting an offer was 21, however... 5 out of 8 homes had a contract in 10 days or less.  Amazing!! COLES CROSSING SOLDS for February 2014!     Finally, there are more COLES CROSSING homes listed as “Active” than there are COLES CROSSING pending sales.  (...At least as of this writing.  It’s the weekend, so the above fact could change quickly!)   Currently, there are 13 homes on the market in Coles Crossing and an additional 12 homes already under contract.   SOLDS for February showed quite a range in price/SF.  A 3 bedroom home in Section 27 received $86.58/SF, while a 4 bedroom home in Section 15 received $109/SF. There were a total of 7 SOLD homes in COLES CROSSING for the month of January 2014.     The lowest price was $220,000 for a large, four-bedroom home in the cottage section, while the highest price went to a one-story home with an amazing oversized lot in section 26.  Sold price was $345,000.     The lowest price/SF was $76.50; the highest price/SF $111.83 with a very robust average of $96.18.   If you are thinking of selling this spring, NOW is the time to begin preparing your home for sale.  Did you know as of today (February 5, 2014), there are more homes under contract in Coles Crossing than there are homes available for sale.  Yee-haw for sellers.  Buyers bring your best offers to the table, as it's still a seller's market here.
