There were TWENTY-SIX HOMES SOLD in COLES CROSSING for the month of May!! Buying activity is extremely solid throughout the Houston area with multiple offers becoming the norm.  IF you have done a great job getting your home ready, you should have no problem selling!     OK...onto the stats!  The average time on the market for these 26 homes was only EIGHTEEN days before receiving an offer. Average price/square ft. was $95.12!  Lowest price/SF was $79.39, while the highest price/SF was $110.49 for a home on a cul-de-sac lot with an AWESOME pool and outdoor kitchen! Net prices ranged from $155,000 up to $408,500. There are currently (as of June 1st) 35 homes under contract in Coles Crossing with only 28 ACTIVE listings. Home price-range of these active listings is $169,900 up to $870,000...

  SWEET SIXTEEN!! :)   16 homes SOLD in the COLES CROSSING subdivision for the month of April 2013.  Prices ranged from $155,000 for a cozy little home in the cottage section up to $334,800 for a lovely one-story, 4-bedroom Perry home. Highest price/sq. ft this month was $101.62 for a home on Norstom Falls Ct. (location, location, location!!), and the lowest price/sq. ft. was $71.72.  Generally speaking, the smaller homes on the cul-de-sac streets are bringing the highest price/sq. ft.  Though ALL homes are getting a fair price this spring AND moving quickly!!   As of this writing (mid May) there are....   THIRTY-EIGHT homes under contract in COLES CROSSING. WARNING: Scam Artists out in Full Force Katy and CypressWell it looks like Spring has arrived here in Katy Texas and so have the scam artists. Be careful as this is I believe an old scam but one that obviously works very well. Be very careful in Katy, Cypress and for that matter all of Houston. The scam involves asking for money to supposedly buy gas for their cars or trucks. It has happened to me twice this week including today. You ask how does this scam come down? Today I was at a gas station which is part of Kroger located at West Road and Jones Road. FAIRWOOD HOMES SOLD FOR 2012 Twenty-five homes sold in the Fairwood subdivision in Cypress, TX for the year 2012.  Prices ranged from $80,000 for a small 3 bedroom home all the way up to $160,000 for a large 4 bedroom home with a pool (and another home also sold for $160,000-- a larger 4 bedroom home with no pool). And they're off!!   BUYERS are out of the starting gate with a BANG for 2013!  The market is especially HOT right now in Houston, meaning sellers are excited and buyers are finding the best properties mean a bidding war! Nine lovely homes closed during the last month of 2012 in the COLES CROSSING  subdivision.  And homes are already being snatched up this first month of 2013...but back to our December report! SEVEN COLES CROSSING homes had the privilege of hanging a SOLD sign in their yard for the month of November 2012.   Prices ranged from $199,000 for a small 4-bedroom home in section 3--up to $378,000 for a large 4-bedroom home with NUMEROUS upgrades in section 12. The most interesting thing I notice is that home sellers often are hoodwinked into believing that he with the most home listings or neighborhood signs sells the most homes.   Not even close to being true.   In 2009 my team of 3 had "sold" more properties during the first quarter than one of the cities largest competitors. Yesterday, I received a call from a woman who lives in New York.  She and her husband had purchased a vacation home here in Cypress, TX back in 2007.  "It is a lovely home with MANY upgrades."  She proceeded to list some of the upgrades in the home. Pond with Wildlife is not a Garbage DumpThe Office building where my full time job as a CPA resides is in Cypress Texas and is just northwest of Houston. I drive through this area almost every day. I am very familiar with the whole area and I definitely will work the entire area for my real estate clients.  Behind the building I work at is a small pond.
