The low inventory trend is changing for the Dallas area, but the available pre-owned homes (resale) remains well below what we need.  April reflected a much needed increase in that inventory:      New construction homes had a slight decrease in their available inventory from 2017:         And although the median price fluctuates month to month, it is exciting to see that the median home price continues to rise for our Dallas Real Estate market in resale homes:       And homes are being listed and sold within a close margin, showing that the pricing is on target for both resale and new construction homes:       Are you ready to search for your new Dallas area Dream Home?     Click the logo to begin!

There are so many things to love about the     greater Dallas Metroplex that it is difficult     to name them all.  But here are five of my     favorite things that I love about living in Dallas:  1.  Our beautiful weather and the fact that we actually enjoy four different seasons of the year.  Although our summer heat can get high, with typical temperatures staying at 100+ in August…our winter is exceptional with only occasional freezing temperatures and (maybe) a light snow fall once or twice.  But the snow doesn’t last, we are lucky to enjoy it for a day or two and then it is back to sunny skies. 2.   Our fabulous parks and lakes – Texas is abundant with them and the Dallas area has a wonderful array of lakes and parks to enjoy.  And with our unusually wet spring (which we d...

Condos may be the perfect choice when weighing the pro's and con's of owning and maintaining a house with a yard versus a more maintenance free lifestyle. For many Condo living is a preferred choice with fewer responsibilities, but there are more rules to adhere to.  Expenses vary, and part of the financial consideration to review is the monthly condo fees.  These are the expenses of maintaining the property that are shared by all of the owners in the community, and can run from as little as $100 per month to over $1,000 (or more).  It is important to review all of the HOA documents for the fees, maintenance and reserves required for a unit within a community to be sure that you budget your overall monthly costs correctly on owning this type of home. For more information, please visit m...

Moving Day - it's finally here! Follow this easy list of "to-do's" to make your move go smoothly:On moving day, attitude is everything – and your attitude is strictly business. Think of yourself as the CEO of this operation. Before the moving truck arrives, try to make sure your children are somewhere else – a friend or relative’s home. Also, the dog, the cat, the goldfish, all these things should be out of the way. Have the caregiver bring the kids back home just prior to the truck leaving so the kids can see where their belongings are going. When the truck does arrive, find out who is in charge of the move. It’s usually going to be the driver. Get his or her name. For the rest of the day, your communications should be with whoever is in charge, for him or her to relay to the workers. ...

So, which step have you reached today? Of course some days it is easier to hit the top step and say "Yes, I did it!" and that's because of your attitude.  If you start each day with an "I want to do it" or "How do I do it" (if you already have a challenge set for the day), then you have a great chance to make it all the way to "Yes, I did it".  But if you start your day with "I won't do it" or "I can't do it" you are already beginning your day in the hole.  Make it a point to begin your day with a smile and a positive attitude.  I believe you will find that you will be able to say "Yes, I did it" everyday!

Here in the Dallas area home buyers are getting discouraged due to the continued low inventoryand the multiple offers many listed homes fall into.  The reality isthat the list price may only be a starting point for negotiations.Whatever the list price is on a nice,move-in ready home may have afinal sales price that is higher.   And in many cases...MUCH higher, coupled withadded incentives of the buyer paying for the title policy and survey, requesting no home warranty, offering seller's temporary leasebacksat no charge and more.  Needless to say, it is discouraging for manybuyers because a home they thought was in their price range becomesout of their range with buyers that can pay well over list price.  ThisDallas real estate market requires patience, working with a seasoned profession...

Surrounding Dallas area is a prime area for 100% financing on a home loan. Dallas, Texas buyers can get 100% financing on new home purchases in close by areas. This 100% program is truly not just for rural housing but for most of the geographic areas surrounding Dallas, Texas qualifies for: - 100% Financing Available- Small Monthly Mortgage Insurance (.30% of loan amount per year)- Interest Rates are still very competitive compared to Conventional and FHA. The biggest benefit is no down payment to a USDA loan- true 100% financing- with long term, 30 year fixed rate loans. Low MI (mortgage insurance) compare it to FHA and Conventional and see the savings! Let's take a look at qualifying requirements for a USDA home loan:  There are some geographic areas that do not allow for USDA loans- ...

Author: Patricia Feager March 9, 2018, was the perfect day to tiptoe through the Tulips at the Dallas Arboretum and Botanical Gardens.  The afternoon sun provided the perfect lighting. The colors were vivid and the air was filled with perfume. My only regrets are that this blog post isn't a scratch and sniff.   Tulips are blooming in splendid color, shapes, and sizes. There was peace in the gardens. Although tulips are short lived when they are blooming, it's a scene you don't want to miss.   Love blooms at the Dallas Arboretum and Botanical Gardens. It is a place where you can be inspired to dream and imagine planting flowers in your own backyard garden. Although I may complain when there is rain, I feel no shame because the flowers forgive and they keep on giving back, year after year...

My great state of Texas has a fun tag-line for all of the people that weren't born here, but have moved here:  "I wasn't born in Texas, But I got Here As Fast As I Could!"  That being said, to those that know me...they know that it was not love at first sight when I first landed in Dallas many, many years ago...Coming from the North, I arrived in Texas one August and was greeted with 100+ temperatures - I was not a happy camper.  But now, a couple of months in the summer of hot days is a happy trade-off to many months of bitter cold and snow.  So, you might be from Dallas if:1)  You know that the Dallas Cowboys stadium is actually in Arlington, TX2)  You know the difference between good guacamole and bad guacamole  3)  You know there is no state income tax4)  You turn your central air c...
