In 2003 I was able to handle the mortgage financing for my sister and brother in law as they bought a larger home in Dallas so they could have more room for the boys.  This place is awesome and only a few blocks away from Richardson Bike Mart's Coit store location.  But with their boys off to and out of collage, time for these empty nesters to downsize.  Wait till you see the back yard and the study- just a great house and well off the main streets but so close to every thing.  Now, when they sell I wonder if we can have them move in with us so they can help us with all of our kids.

Dallas has never been known as a Deli town.  Tex Mex?  Yes.  BBQ?  Yes. But not Deli.  Well perhaps the tide is shifting. Last month Zinsky’s Delicatessen & Catering Co. opened at 6025 Royal Lane, in the Preston Royal Shopping Center at the Northeast corner of Preston Road and Royal Lane.  Having grown up in New Jersey and Lived in New York City, my cravings caught up to me and yesterday I went and checked out the new deli in town. Zinsky’s is the creation of Jim Baron and Mark Brezinski, both established and well respected restaurateurs.     Jim has built the local chain of Blue Mesa restaurants and Mark, after a career with Brinker Restaurants now owns the Bengal Coast Restaurant in the Centrum at the corner of Cedar Springs and Wellborn.  With a creative backing team as strong as th...

Don't get me wrong.  I'm a firm believe in staging, but it needs to be done correctly for it to yield the results you're looking for.  Otherwise, it might not work to your advantage. I've been going back and forth with myself for the past few weeks about whether or not to write this blog, and I decided I didn't care if the company got upset because I would never use them again anyway. I sold my personal home in Dallas.  For most of the listing, I was still living there, and I had it staged with my own things.  However, at some point, we had to move out and move on with our lives in our new city, and I was left with three options.  Which door to open? The first option was to leave the house vacant.  We lived in a very nice neighborhood, so there were no worries about safety of a vacant h...

If you are looking for an urban retreat in downtown Dallas, One Arts Plaza should be on your short list. The 24 story building, located on the east side of the Dallas Arts District, on the corner of Flora and Routh, overlooks the Dallas Arts District venues.  The interior of the building is best described as casual elegance.  The open floor plans of the residences use their square footage wisely. Views are striking from the expansive windows. Architects designed the interior walls of the building so that doorways to and air vents are nearly invisible.  The moment you enter a residence your eyes are drawn to the generous balconies and the breathtaking views of the city. The building's interior is a work of art. One Arts Plaza is also home to many businesses including the Thomson & Kni...

What happens in Dallas if you do not pay your doctor, cell phone, or utility bill?  You will not only receive some less than friendly phone calls, but your debt will also be reported to Experian, Equifax, and TransUnion.  These major credit bureaus will then ding your credit report to show that you owe money, and most debts will remain as a collection account for up to seven years! Why do companies go to the trouble of reporting these debts?  They do it because reporting the debt to the credit bureaus makes it difficult for the debtor to obtain credit, thus increasing the possibility they will get paid the money they are owed.  It may also lower FICO scores.  If it did not work, trust me, they would not bother reporting. So why don't Dallas landlords report previous tenants that owe the...

I was reading a post by Stewart Penn earlier today about Los Angeles's ranking in a recent Forbes.com article about America's Most Stressful Cities.  Los Angeles ranked number 2 in this report, but what I am always interested to see is where my city, Dallas, ranks. I was excited to see that regardless of how stressful my life may be, as business continues to pick up at a rapid pace, Dallas ranked number 36 (tied with Kansas City, Missouri).  This is incredible!  As Forbes points out in their report, Dallas is the fourth largest metropolitan statistical area in the country, and despite our size, we have a relatively low stress level as a city.   One of the factors mentioned is our "relatively low median home-price drop of 5%".  What was not mentioned, but certainly has made life less str...

When the garden apartment market began to expand in the '50s, developers began to put pressure on architects to make the exterior and interior designs more appealing. During one of those apartment-style reinventions, a small porch or balcony was added to new units, and access was through sliding glass doors, the style that was being used in single-family residences to access a patio, deck and backyard. But the design came with a sticking point.  What type of window covering would be appropriate?  Venetian blinds were impractical because they had to be completely risen to allow the use of the doors.  Shutters were too expensive and maintenance on them was high.  Vertical slat blinds hadn't yet been invented. Curtains on traverse rods seemed to be the answer.  But their use came with a pr...
