I own Exit Realty Metro Dallas,Texas. Many of my agents are interested in our present Reo market. One of my agents was talking to me about it the other day. She was very conflicted, because she was gearing up to be very active with Reo's,but did not want to be compared to the Reo Agents that were already very involved. She felt that a monopoly of Reo Agents had been formed,and that these same agents during normal market conditions were second string agents who did not mix well with the agent population at large. Her three biggest concerns were that her analysis of the present situation taught her these critical points. These things happen to all of us, but what to do about it is another opportunity.  It is never good to waste time, to keep your clients from wasting yours be preemptive.  Let them know you are not going to waste their time early in your relationship.  Then don't.  Send them what they want, ask them questions, actually listen to what they are saying and provide that to them rather then pushing your own inventory.  When they kick the tires for a while, ask them questions...is it time to buy, what are your objections, is there some change in your situation, why are you not liking what you are seeing?  are just some of the things you can ask.  Purchasing a home, need you be reminded, is the most important purchase of most people's lives, treat it as such.  I am not going to say there aren't...

For purposes of this report North Dallas in broken down into two sections. North Dallas north of Northwest Hwy. and south of LBJ This area of Dallas contiunes to experience difficutlies. The high end market is very slow. At the end of July there was an 18.7 month supply of homes on the market. This is a very high number. Sales were off by 31% in July and the average price declined by 16% while the median price declined by 29%. This is just another indicator of the problems effecting the upper end market. Pending sales declined by 31% which will not help August closed sales. As part of the Water Conservation Ordinance passed by the Dallas City Council on September 21, 2001 and amended in 2007, Dallas residents are not allowed to water outdoors between the hours of 10AM and 6PM between April 1 and October 31. This applies EVERY YEAR, not just in 2009.   The ordinance also applies regardless of the lake level or the amount of precipitation that has occured throughout the year.  The city is always at liberty to impose additional restrictions on water usage in the case of a drought, but we've escaped that so far this year.    HAND WATERING and SOAKER HOSES (like the type used to water foundations) are allowed anytime, but keep in mind that watering during peak hours may not be as effective as watering during non-peak hours.  More of the water evaporates in dire...

Pending U.S. home sales rose in June for the fifth straight month, another encouraging sign of life for the embattled U.S. housing market, the National Association of Realtors reported Tuesday. For June, the Realtors group said its pending home sales index rose 3.6 percent to 94.6, from an upwardly revised reading of 91.3 in May. The last time there were five consecutive monthly gains was July 2003. The results were far better than analysts expected. Economists surveyed by Thomson Reuters expected the index to come in at 91.2. The report tracks signed contracts to purchase previously owned homes and is considered a barometer for future home sales. However, home prices remain well below their already-distressed 2008 levels.                   Bolsa, a wonderful neighborhood restaurant on Davis Street, near the Bishop Arts District, in the North Oak Cliff area of Dallas, is a great find.   My first trip to Bolsa was on a Wednesday night at 9:00 PM, and the place was filled to the brim with people eating dinner.  You can sit inside or outside on the misty patio.  The wall of windows, separating the interior bar from the patio bar, can be opened to let the live music flow into the restaurant. The menu at Bolsa changes daily. There are so many creative menu items that making a choice can be challenging!  One of my favorite menu choices is the prosciutto and fig preserve bruschetta.  Everything I have tasted at this restaurant is delicious!  The wine selection is hand-picked.  If wine is not your thing, try one...

Of the five factors that make up credit scores, this last one only accounts for a total of 10% of the score, but can have a large impact in the short term.  The most talked about and perhaps the most misunderstood factor is the one regarding credit inquiries.  10% OF YOUR CREDIT SCORE IS DETERMINED BY NEW CREDIT AND CREDIT INQUIRIES.  As far as new credit goes, the scoring model tends to deduct points when new accounts are established, but the number of new accounts is also factored.  In other words, opening one or two new accounts in a short time period may lower the score, but opening several will have a greater impact.  So your score may certainly drop if you open new accounts, regardless if they are mortgage, installment or revolving accounts, but as time goes by and a payment histo...

The fourth factor in the credit scoring model has to do with having a fair mix of credit.  10% OF YOUR CREDIT SCORE IS DETERMINED BY THE TYPES OF CREDIT THAT YOU HAVE.   Unfortunately, the credit bureaus are rather vague about exactly how many of each type is ideal, but it's safe to say that having too many revolving or too many installment accounts can cause the score to drop.  Installment accounts, such as car loans and mortgages, can have a positive effect on the credit score even after they are closed, whereas revolving accounts, such as credit cards and consumer finance accounts, usually stop impacting the score once the accounts are closed.  Also, the credit bureaus tend to value installment loans higher since creditors tend to require more documentation for these loans, such as p...
