Active Adult communities have been gaining popularity over the last few years.  An acitve adult community typically is a gated community for homeowner's 55 years or older and offers amenities such as golf, tennis, workout center, and clubhouse.  In the immediate area around Dallas, Tx there are 3 active adult communities.  You have Heritage Ranch in Fairview, Frisco Lakes in Frisco, and Robson Ranch in Denton.  The majority of my clients have chosen to purchase homes at Heritage Ranch because Heritage Ranch has better layouts over the other 2 communities. Heritage Ranch has 1,144 homes spread out across a gated 575-acre community.  The community amenities are 18-hole championship golf course designed by Arthur Hill, numerous walking trails, and tennis courts.  Inside the 24,000 square f...

I have a great drive to my office.  I live next to Lee Park on Turtle Creek in Dallas and take Turtle Creek Boulevard to get to work.  The park is one of the nicer “urban” parks I know of, featuring the beautifully restored Arlington Hall and nicely landscaped grounds, and today it featured a few unusual and fun additions:   What were these inflated characters doing in the park?  They are there promoting TxDOT’s “Click It or Ticket” Campaign.  This campaign is federally funded and promotes the use of seat belts.  According to the program coordinator I met while taking the pictures, this has been a highly successful program and is credited with having raised the rate of seat belt usage from 75% to 92%!  When you think about that number and the number of saved lives, this is quite remark...

Selling your own Dallas home might sound like a good idea at first, but many FSBO (for sale by owner) sellers quickly realize they've gotten in over their heads or may have sold their home for much less than they would have had they worked with a Realtor®. The 2008 NAR Profile of Home Buyers and Sellers found that two-thirds of "For Sale By Owner" (FSBO) sellers found the sale of their home to be difficult. Twelve percent of sellers who knew the buyer thought that getting the price right was the hardest task. Among FSBO sellers who didn't know the buyer, 16 percent found it difficult to sell within the time planned, 15 percent found fixing up the home arduous, and 12 percent found it difficult to get the price right. Statistics also show 25 percent of FSBO sellers took no action to mark...

While listening to the radio on my way to the office today, I heard that the locally famous Sigel's Liquor sign that I blogged about a few weeks ago (Saying Goodbye to Another Dallas Landmark!) has found a new home.  The Sigel's Liquor owners have gotten permission to relocate the historic sign to their Addison store near Inwood and Belt Line Roads. Addison has a reputation for strict zoning, but it just goes to prove that when the Town of Addison gets a chance to have a piece of local history, especially one that, in my book, qualifies as pop art, in their community, they know how to make the necessary exceptions to make it happen... quickly! Here's hoping that this great landmark brings its status to Addison and that it lasts there for another 50 years!

North Dallas north of Northwest Hwy. and South of LBJ. April saw sales continue to be weak and both the Average and Median Sales Prices declined. To compound the problem there was a huge increase in the number of Active Listings sending the Months of Inventory to 19 months. This is a very large over supply. Sales: 38 Average Price: $740,621 Median Price: $537,750 Pending Sales: 38 New Listings:174 Active Listings: 751 Days on Market: 86 North Dallas North of LBJ. This area of North Dallas also experienced a continuation of declining Sales along with a decline in the Average and Median Sales Price. The number of New and Active listings declined creating a Months of Inventory number of 7 months. While this number is high, it's not as bad as some other areas of Dallas. Sales: 69 Average Sa...

The third stamp price increase since May of 2008 will happen today... Stamps will now cost 44 cents to mail instead of the "just now getting use to paying 42 cents price."   The postal service lost $2.8 billion dollars last year and instead of figuring out a way of cutting costs or letting people go they (USPS) will make the consumers make up the difference.     The GOOD Home Team with Keller Williams Realty

Below are search tips for Dallas home buyers looking for Dallas homes for sale: 1. Research before you look. Decide what features you most want to have in a home, what neighborhoods you prefer, and how much you'd be willing to spend each month for housing.  2. Be realistic. It's OK to be picky, but don't be unrealistic with your expectations. There's no such thing as a perfect home. Use your list of priorities as a guide to evaluate each property. 3. Get your finances in order. Review your credit report and be sure you have enough money to cover your down payment and closing costs. Then, talk to a lender and get prequalified for a mortgage. This will save you the heartache later of falling in love with a house you can't afford. 4. Don't ask too many people for opinions. It will drive yo...

You may have been too young to roll around in the mud at Max Yasgur's 600 acre farm back in 1969, but don't miss a chance to enjoy what promises to be a much more tame and family oriented event.  Next Sunday join in for a great day of family fun and entertainment in the Lakewood area of East Dallas, as Lakewoodstock takes place on May 17, 2009 from 2:00 P.M. to 8:00 P.M. The event will take place at the Lakewood Village Shopping Center, and promises to be fun for the whole family with live musical performances on several stages located around the outdoor shopping center. The event is being organized with the sponsorship of over 35 local businesses and neighborhood associations. More information including sponsors and the bands performing, along with their scheduled performance times, ca...
