The real estate market continues to remain a buyers market in the Dripping Springs Texas serving 78620 and 78737 zip codes. Currently there is 218 homes for sale with an absorption rate of 11+ months. The bench mark starts at 5+ months indicates a buyers market. This is double the market of available homes. There is 47 homes pending sales and 19 closed sales in January. The Austin real estate market shows 2,575 homes pending sale- this is way up from this time in 2011. In 2010 there were 12 homes that sold. Dripping Springs is a city about 30 minutes west of Austin.  The Dripping Springs area, which includes a large area around the actual city limits, is quite large.  Once very rural, the Dripping Springs area has exploded with growth over the last 10 years and it contains many very nice neighborhoods.  Some are master-planned communities and some feel very rural.  Below are links to neighborhoods and a brief statement about the inventory of homes for sale in each dripping Springs neighborhood. l Bear Creek -3  homes currently listed for sale ranging in list price from $288,888 to $629,000 and 1 currently under contract. The neighborhood of Meadow Oaks is located just to the west of downtown Dripping Springs.  There are currently 7 Meadow Oaks homes for sale.  They range in price from $273,000 for a 3 bedroom, 2 bathroom home with 1,956 square feet to $425,000 for a home with 4 bedrooms and 3 bathrooms.  Two homes in the neighborhood have sold within the last 60 days.  I showed a home in Meadow Oaks to a couple in July, but they ended up buying in another Dripping Springs neighborhood, Hidden Springs Ranch.

I sold a nice, young couple from California a home in the Dripping Springs neighborhood of Hidden Springs Ranch in August.  They had looked in Dos Lagos, SaddleTree Ranch, Sunset Canyon, Highpointe and other communities, but settled on Hidden Springs Ranch for a variety of reasons. First, it was almost the same distance between wouthwest Austin and the Bee Cave/Lakeway area.  She is planning on doing business in both areas so the location was perfect.  They also really liked the large home sites, with each one being an acre or more, and the lack of nightime light pollution thans to underground utilities.  The last factor was the Dripping Springs ISD schools.  They are not too large yet and offer a very good education for future kids. Dos Lagos is a relatively small Dripping Springs neighborhood just west of downtown off of Highway 290.  As of today there are just 2 Dos Lagos homes for sale and there is one under contract.  The last home sold (in the MLS) in Dos Lagos was in April of this year.  There may have been others that were never in the MLS, but I do not have access to that information. As for Dos Lagos lots, which are all one acre or larger, there are 2 home sites on the market and prices start at $55,000.  The last lot sold in Dos Lagos was in August of this year.

110 Kothmann.....  Dripping Springs, Texas Have you ever been out in this area?  This was a manufactured home... At first when I talked to the owners about listing it...
