There are many books written on reading people which helps out in business and personal social settings looking at posture and eye movement and such. Even helps out in understanding ourself, if we are calm, nervous, fidgety, or distracted. To me all this learning is helpful but an "advanced" people reading skill is the following:You have heard, follow the actions, not the words? Well a single action could be a bad day, so follow the collection of actions. Follow "THE PATTERN." Is someone habitually late, lie all the time, cynical, extra generous, a softy, cantankerous, helpful, suspicious of everyone, knowledgeable, disciplined, self-absorbed? You get the picture. You hate to label or put people in A BOX,BUT patterns do seem to occur, over and over again, until maybe one day they decide...

A stage of negotiation you will almost immediately hit in buying a house is negotiating things found during the inspection. A good buyer's agent will consult their buyer very frankly with what are "deal breaker, walk away" issues. In other words how bad do they want the house? With multiple offers sometimes or the dream house is in their mind, sometimes for some reason the seller won't give in on something. I had one where the doorbell system did not work. Very annoying and probably not that hard to fix. BUT on the luxury home the seller was putting this in an AS IS category. Some coaxing to the buyer that they could fix this on their own later, made the deal happen. It is a PEOPLECTOMY. Just get the former owners OUT of the house, and it is YOURS.

A get off the fence personal development technique we all should consider when we think about growth is consulting your Future Self. What do I mean by that? If we are progressively growing in life, our selves out in time are better than we are now. They could be more disciplined, be more decisive, wiser, more compassionate, more friendly and open, a better listener, more calm and peaceful, and as you might say, you have mellowed out. So if you are STUCK with moving forward, perhaps procrastinating too long, NOT making a decision, ask yourself of that BETTER YOU, "What would my Future Self do right now?" then follow that advice. With diets and cutting calories there is no doubt with weight that can lead to success. For our WELL BEING, emotionally and mentally, addition by subtraction is a brilliant idea as well. Remove factors that drag you down and it will be a boost to your life. Some say as an experiment just force yourself to stop complaining for a 24 hour period about ANYTHING. In human communication there is an unquestionable sign you are PAYING ATTENTION and have interest in your client, or even a personal relationship. Eye contact. Not a fixated never flinching stare, but a warm eyeball to eyeball look. EVEN DOGS have this down with a biscuit or food in your hand. Brains and hearts are CONNECTED. Maintain eye contact with another to relate to the max. Put the distraction of the smartphone DOWN. Things going to it will WAIT. And remember little dogs want that biscuit bad too haha.

In central Texas, in Austin, once a year, they hold the South By Southwest festival which is for art, music, and technology. If you never heard of it, and really want to chill sometime as Spring ensues drop in on 6th Street and see what you find. Jimmy Kimmel on his TV show is making a regular thing of popping in and doing his people watching, and this year he did a segment with a Pot Quiz. I don't know if we should be scared of our future with these young people, or maybe for a Friday Funnie, just appreciate they are living their lives to the fullest (or funniest). Enjoy.

When a real estate agent encounters the fresh new buyer, seller or investor client we may not think we are in The Wizard of Oz movie but in reality we are. I have talked about this topic before relating to buyers of homes but wanted to twist it a bit today and say Use This Question To Get Sellers Off The Fence. I am a natural at light heartedness so it is something I can teach about. It has advantages being this way in lowering stress and adding more happiness during your day. It is not ignoring problems but just helping with the attitude along the way. You practice it too much well you will be called silly, but I can live with that. Some tips to be GOOD at light heartedness: Smile and laugh a lot. It is hard to be grumpy or negative whe you do this Play. Find all sorts of ways to play in your day. I don't believe as you might learn in those seminars there is ONE formula, or secret formula to success. First off, you need to define what success is or means to you, in business, in your personal life. Second, I believe there are bits and pieces to success. And one idea I heard recently I think we can all incorporate tomorrow. For success, double your rate of failure. Failure is all about doing things. Action but it doesn't work. Don't keep doing what doesn't work, over and over, that is insanity. Learn from the failure. The lesson. But get back up on that horse and fail some more. TWICE your normal rate in a day, in a week. Thomas Edison did this religiously in searching out a filament for a lightbulb, ultimately Tungsten, that would not burn up in five minutes. Network more, explore...

One thing you see in real estate a lot, and also in other areas of business, and even in personal lives is focus misapplied. I call it the banging your head against the wall syndrome. It can be caused by doing many things that frustrate you but one key area is working hard in "areas that are out of your control." There is both a huge peaceful feeling obtained with "letting go" of the out of your control areas as well as a tremendous productivity boost to your day when you work in that OTHER CATEGORY, things that you can control. Divide things into those two buckets, your control, out of your control, and work on what you can influence and get done. You will end up a much more productive person and your mind will be so much more at ease.

I have ALWAYS thought if you can build your self-esteem up to enormously high levels in life, you can accomplish ANYTHING, and withstand the rejection, the criticism, people not valuing your worth, and above all FAILURE of all sorts. Whether it is not getting the customer, the customer firing you, someone spouting off how they are BETTER than you, you don't get the GIRL or GUY, whatever you are trying to accomplish in life. While the Yoda phrase says DO OR DO NOT, THERE IS NO TRY, you have to TRY before you get till the DO point. SO, with that in mind we all love dogs right? They bring us back down to earth all the time making us laugh. Today laugh at them which could be us failing and try try again, with DOG FETCH. Think of this and don't ever quit trying!!!
