The Sad House     I’m taking a couple out shopping for a true fixer-upper. They want a decent structure, and as experienced DIYers, are not afraid of a few holes in walls, missing appliances, or foul smelling carpet. One home we recently viewed had boarded up windows, nasty carpet, and several holes in the sheet rock. Most of the plumbing was missing. My client started calling it the ‘Sad’ house—a play on the street name Sand. This one has a solid, sturdy structure, decent exterior and roof, and a good floorplan. Great closet spaces.  A Home Won't Sell If It's Priced Too High This is a fact, homes will sell for a what buyer is willing to pay. What a seller needs to have or what the listing broker's opinion of the home's worth really has nothing to do with home value. Only the market place will determine if a home will sell or a home won't sell. The listing broker and sellers are both at fault for a home not selling. Sellers will generally select a listing broker based on the price the agent tells them they think the home will sell for. Big mistake.  There are still a high percentage of Realtors who will go on a listing appointment and ask the seller. "Ok what to do want to ask for the property?"            Something fun to do is visit the Fort Worth Botanical Gardens located at 3220 Botanical Gardens Boulevard in Fort Worth, TX. The gardens are open every day of the year with no admission for parking or for the gardens. However, there are fees for the Japanese Gardens, Conservatory and Summer Concerts. The Botanical Gardens offers Educational Programs for families, children and adults. Check their website for more information regarding hours of operation and fees which can vary and are subject to change.
