On my birthday a few months ago I received... a gift. I likened it to a rocket I can't fly or anything kind-of ironic in an Alanis Morissette-ish kind-of way at the time. I got a bar. How did that happen? Last summer a friend said, "I'm opening a bar & grill. Bring your peeps." I said, "Sure." What brings more value to a home,  granite counter tops and wood floors or an energy efficient home with solar panels and radiant barrier? This is a great question.   Diana and I were on a listing interview with a wonderful couple in Burleson the other evening.  The  home is super energy efficient with radiant barrier, triple pane vinyl windows and solar panels for whole house electricity.  The home is total electric and the highest electric bill last summer was $90!  Compare that to comparable homes in the neighborhood whose electric bills were over $400 during the same period. Now here's the deal, the comparable homes have upgraded interiors.  They have granite counter tops and wood floors but no enhanced energy efficiencies.  While the subject home has standard counters and carpet.  ...

As the national real estate market declined from it's peak in 2006 the inventory began to accumulate, and then following the market crash of 2008 we entered a period of depressed prices and buyer reluctance to commit to the urban lifestyle in Fort Worth Texas. The Fort Worth real estate market continues to recover, as does the economy, and part and parcel of that is the state's joblessness that is down for the 4th straight month. In Texas, the unemployment rate dropped to 6.1% in December,  as compared to the 7.4% unemployment rate that plagued the Metroplex one year ago. Nearly 99% of Texas’ 260,800 new jobs in 2012 were in the private sector. Texas Workforce Commissioner for employers Tom Pauken attributed much of the private sector growth to the energy industry, which is spurring job growth in many other industries. Around the country, unemployment rates fell in 42 states and Washington, D.C., rose in six states and remained the same in two states in the last year. The long awaited Walsh Ranch is becoming reality.  The details were shared Wednesday at a luncheon at the Colonial Country Club in Fort Worth. One of the first resident of Walsh Ranch will be Fort Worth based Cook Children's Medical Center which plan to build a medical and surgery center in the Walsh Ranch development.  The Medical center will be the first of the commercial build outs in the Walsh Ranch development.   A Seller’s Market? According to the Texas Association of Realtors, Texas has seen a rise in price and demand and a reduction in inventory throughout the state this year, edging us toward a seller's market. I’ve noticed the same in most of my selling areas. Brisk demand and very decent contract prices. Not great prices—we still have a ways to go there, but much improved. It’s been a solid year for real estate around here. And it’s not over yet. Showings and interest remain high on my current listings. I hope to close a few more deals before the end of the year. There is still time to buy or sell and be in a new place by Christmas.

We love hearing news about business growth, as it typical correlates with local economic growth. Good news for of Forth Worth, Texas! The Star Telegram reports that General Electric hopes to begin production at the new Forth Worth-based plant early next year.  General Electric is encouraging Dallas-Fort Worth residents to apply for nearly 300 positions that the company will be seeking to fill. The company is estimating that a total of 400 new jobs will result from the locomotive and mining plants over the next year.
