Carpenter Ants-What Are They? Carpenter ants can be a problem  because of their nesting habits in Fort Worth homes.  They don't eat wood wood like termites but they remove wood to expand their nests.  They aren't as prolific as termites either since a single queen will only produce about 200 to 300 workers over a 2 year period.  The damage they inflect on a building is can be quite severe and if left unchecked could cause the structural collapse. The adult colony contains the queen, young larvae, and the workers while the satellite colony contains mature larvae, pupae, workers and the winged reproductives.  Ants will move back and forth between the two colonies and to the food source.  Ant trails can be seen across the lawn since they will follow a path of least resistance and they keep...

As you drive through downtown Fort Worth on I-30 you actually drive directly over (and through) the space where this imposing building once stood for less than one month in 1889. The Texas Spring Palace Fire destroyed the pride and joy of early Fort Worth residents, but only one life was claimed by the fire, that of Al Hayne, a British national working in Fort Worth who returned into the blaze several times to guide and carry people to safety. The building which was made entirely of wood and covered with various native grains and textile products inside and out burned to the ground in less than 15 minutes. 7,000 people inside all made it out alive. Later, the hero, Al Hayne died of his injuries. On June 20, 1898 as people were crowding onto the 16,000 square foot dance floor beneath the...

Okay, I went on an awesome 2 hour spin through downtown Fort Worth on a Segway this morning. My guide was Vince Tennyson, proprietor of Cowtown Segway Tours. I am happy to report that I survived with nothing more than a couple of rosy cheeks from the blistering Texas sunshine, no broken bones, dislocated joints or road rash. I also am so jazzed about living in Fort Worth Texas where this activity is not only acceptable but called for. See my Segway Tour Video You can arrange a Segway tour with Vince Tennyson for your family, team, company or special event by calling him at 817-891-2346. The company's website is www.gosegway.com Another way to learn about our awesome downtown would be to accept my invitation to meet on Saturday morning, September 15th at the T&P Lofts Owner's Lounge, jus...

Should I Have A Home Inspection?  Yes, Of course you should.  You should have an inspection on any home you are considering to purchase even new construction.  This is a check up on the home with trained eyes that has your best interest in mind. In Texas we have an "Option Period" which is usually for 7 to 10 days after the execution of the contract.  You pay for the option right to terminate the contract for any reason during this period with non refundable funds to the seller.  During the period is where you have all of your inspections done.  I highly urge you to hire a licensed home inspector and not Uncle Joe, who used to build houses 20 years ago.   If you check with your Realtor they will have "tried and true" inspectors they can recommend to you.  During this period, generally y...

Here are 5 scenarios that could keep you from qualifying for a home. Today the mortgage rates are at historic lows and the homes are more affordable than they have been in our lifetime and probably for the next 50 years as well.  With that being said it is a time of great caution from lenders and burdensome government regulations which has created obtaining and qualifying for a home loan a frustrating and stressful part of the home buying process.  Here are 5 things not do while trying to qualifying for a home loan. What if I change jobs before the loan closes? Yes, this will have a huge affect to you obtaining a home loan.  The underwriter has approved your application based on the last 2 years of your verified employment.  A few days before closing the underwriter will repull your cre...

I'll be writing a series of blogs for Fort Worth Home Buyers over the next couple of weeks.  So subscribe to our blog this will be a great stress reliever for you if you are a home buyer. It's still pretty stressful and scary but hopefully this series will help make the process more pleasant.  We'll try to take the scary away!     Ok let's get started. OPTION PERIOD You have found your home the inspections are done and the contract has gone hard.  Ok, what does a hard contract mean?  In Texas we have an option period usually 7 days after the contract is executed.  This is the soft period of the contract, meaning we are still in negotiation because you as the buyer have paid a nonrefundable fee to terminate the contract for any reason during the option period with no consequence.  Hence...

Ratings Agency Rethinks View of Home Prices By Brad Finkelstein  Fitch Ratings has switched to predicting gains in new home prices for 2012 instead of modest declines, due to "overt price increases and mix issues." The average single-family new home price should improve by 4.25% and the median should rise by 4.5% in 2012. The ratings agency made the comment in its summer 2012 "The Chalk Line" report on homebuilders. Things are improving in the housing industry, but it is a moderate rise off a low point. Fitch said, "In a slowly growing economy with relatively similar distressed home sales competition, less competitive rental cost alternatives, and new home inventories at historically low levels, single-family housing starts should improve about 12%, while new home sales increase approxi...

No.A rumor about a 3.8% federal tax on all home sales has again hit the in-boxes of Texas consumers and real estate agents. So, is there such a tax for all home sales? No.The facts are that individuals with incomes over $200,000 a year ($250,000 for married couples) will be subject to a 3.8% tax on profits of more than $250,000 ($500,000 for couples) from the sale of a primary residence. So, a husband and wife who make more than $250,000 a year and sell their home for a $510,000 profit would pay $380. Lucy A. BUT I DO!! Selling real estate is not rocket science, but like every other endeavor in life daily practice improves performance. I have been practicing the art of real estate sales every single day since 2006. 200 transactions have come through my office, and they have included just about every issue that can arise in a real estate deal. Estate issues, survey encroachments, black mold, short sales, scheduled foreclosures, pool leaks... you name it! Most real estate transactions go smoothly, and quite often I am pleased to say that a pro-active approach based upon years of experience has enabled me to steer my clients away from common pitfalls. I received a nice review the other day from some clients who were referred to me by a Realtor in Plano, TX. They were purchasing a home near thei...

My husband and I had the pleasure of attending a Thursday night wedding at the beautiful Diamond Oaks Country Club in Fort Worth Texas.   You know you're getting used to the Texas summer when it's 98 in the shade and you think it's not too bad!  The setting at Diamond Oaks Country Club is gorgeous.  Majestic oaks, lush greens and fairways and a beautiful bride to set the tone.  And the tone of the wedding was vintage Southern charm meets church worship service.  It was so simple but so detail-specific. The bride even had satin buttons from her mother and grandmother's dress sewn into the dress she designed.   My wedding 10 years ago was also held at a country club and I was pleasantly reminded of my own special day.  Although, fortunately for the bride and groom, a drunk driver didn't h...
