It's no wonder that NAR says that, "90% of all buyers used the internet to search." We have seen this first hand, and especially over the last few months. When people relocate to other states, it's a long distance move. These people usually start by researching the city on the Internet. More times than not, they find one of our 1,100+ relocation websites. If they're serious, they'll request help in a possible home purchase. Due to a very large demand, we need a Buyer's Agent in Fort Worth that is able to assist these prospective home buyers. These families and individuals are wanting assistance from a Realtor, and if you would like to get in contact with them, we need to talk soon. Time is of the essence, and we only need 1 Realtor to be able to contact these people. We NEVER send peopl...

Most Fort Worth natives, including myself, have a fond affection for the Naval Air Station Fort Worth Joint Reserve Base located about a mile from my home in West Fort Worth. The base was first constucted back in 1941 and was dubbed the Tarrant Field Airdrome and was militarized the following year after the bombing of Pearl Harbor.  It was named Carswell Air Force Base in 1948 in honor of Fort Worth Native, Major Horace S. Carswell, who was awarded the Congressional Medal of Honor for bombing mission in 1944 where he refused to bailout of his bomber and leave another man behind.  Carswell AFB became the first Strategic Air Command bases in the U.S. On the Strategic-AirCommand.com Web site the importance of the mission carried out by Carswell is described in detail.  Carswell's mission t...

Southwest Parkway, the idea whose time has come to Fort Worth, Texas.  This project has been in the planning stages for almost 20 years and now is coming to reality.  Plans call for a 4 to 6 lane, 14 mile toll road from I30 near Downtown Fort Worth, and run Southwest to Farm to Market Road 1187 near the Johnson County line where it will connect with the Southern half of the the project, the 13 mile Chisholm Trail that will extend to U.S. 67 in Cleburne, Texas. Final details are being worked out between the Texas Department of Transportation or (TXDOT), the North Texas Regional Transportation Council and the North Texas Tollway Authority, which agreed in February to finance both parts of the project. That could mean key contracts would be let around Spring of 2011 instead of this summer,...

A question that has been asked for centuries, it has puzzled even the greatest minds of this world, scientist, professors and experts have all tried to answer the same question. But this age-old question really has a simple answer. According to the Creator of chickens, and the author of the Record of their origins, chickens came first. It was on the Fifth Day of Creation Week that He created "every winged fowl after [their] kind" (Genesis 1:21) complete with the DNA to reproduce that kind. Then He "blessed them, saying, Be fruitful, and multiply" (v.22) using that DNA. For the chickens this meant lay chicken eggs. Problem solved. Yes, we as the God and Bible believers know that the chicken came first, God created it on the fifth day along with every other fowl which you can read in the...

President Obama after receiving a report that there are over 100,000 cattle guards in Colorado and because Colorado ranchers protested his proposed changes in grazing policies...He ordered Secretary Ken Salazar to fire half of the guards immediately.  Before Mr. Salazar could respond and to explain to him, Congresswoman and Speaker of the House Nancy Pelosi intervened with a request that before any were fired they be given six months of retraining. For those of you not familiar with Cattle Guards they are horizontal steel rails welded together about 6" apart and laid over an open pit at the fence lines where a road crosses the fence line.  Generally Cattle won't cross them for fear of either pit or getting their feet caught in between the rails.  However I have seen some athletic ones j...

I know some of you are asking.  What does Wellness have to do with Real Estate?  Well, I'll tell you.  As a Realtor we are in a very high stress occupation, long hours, some of us have poor nutrition, not enough exercise. When you're sick and tired your productivity goes way down and these times we can't afford to be sick and tired.  All of us need to be at the top of our game at all times.  When you feel good productivity and creativity is at it's peak.  So the healthier you are the more successful you'll be. I'm not Doctor but I have friends that are. Here are some bullet points of their philosophies; Wellness  Vs Healthcare (Sickness) Nutrition   Vs  Medicine Responsibility  Vs  Right Prevention  Vs  Treatment ProActive  Vs  ReActive Support  Vs Control Systems  Vs  Symptoms I'm sure...

The community of Heritage in Keller, Texas has grown exponentially in the past few years. Construction of the master planned community started in the early 2000's and continues as we speak. Most sections of Heritage have been built out with the exception of Trinity and The Bluffs. In the Trinity section, DR Horton is completing their last phase with homes starting in the $150's. The Bluffs recently opened phase 3 and is building from the high $200's and up. Pre-owned homes are available in Heritage with prices as low as the $130's! The Heritage clubhouse can be leased for parties and events and was built just a few years ago. It overlooks the numerous swimming pools and sports courts. Very few neighborhoods have such an extensive community center! If you're thinking about buying or sell...

By Tessa Skeens, Staging For Realtors, Builders & Investors
(Hampton ReDesign, Home Staging and Redesign )
One of the first things most sellers want to know is does staging work? Or how can it help me? How much will it cost?Every home is different, every location unique, but if your home is priced right, you have a better chance of selling it under market average if you have it professionally staged. So the next question is ... is it worth the investment? Here's an example:For every $100,000 of mortage you pay $600. (@ 6% percent interest) I'm going to use an average anual property tax and insurance for the Fort Worth TX area and divide it by 12.Let's look at what a mortgage amount and average monthly payment would be including PITI.$200,000 = $1800.  ($2000)$300,000 = $2700   ($3000)$400,000 = $3600   ($4000)$500,000 = $4500   ($5000)For the sake of this comparison let's use 1% of listing pr...

This is a good question and I ran across a very interesting and helpful tool we can use to help our clients make an informed decision.                           While listening toThink Big Work Small this morning the guys were touting the HOME DECISION    WIZARD.  This looks to me like a very helpful tool, one in which I'll add to my tool chest.  I'd like to get some feedback from anyone that has used this or thoughts from those that haven't.  I'm not aware of anyone in the Fort Worth area using this.    On a different note, I have real concerns about the future of our Great Country by what's going   on in Washington and this insane HEALTHCARE BILL that's about to be rammed down our throats. I ask you all join me in prayers for this Country.                               On a happier no...

Well, I started to write a blog at 6:00 am this morning and got sidetracked but that's ok I'll get it in before my first appointment this morning at 10:00.  It didn't happen.  My Wife was leaving for Tokyo and I spent breakfast with her instead of going to the gym and after going over the commercial lease I was to get signed today from my client.  It was time to shower and get on the road to Arlington to get the lease signed.  I'm on time but set in the waiting room for 20 minutes before I'm able to meet with my client and go over the lease and get all of the signatures.  They don't have the checks, it's coming FedEx and not here yet.  So, I drive back to Fort Worth hoping to get to the blog and other things on my to do list done.  Just as I'm coming off the freeway to the office, phone...

March 9,2010    10:00 AM   Good monrning everybody,      It is an absolutlely gorgeous day in N. Texas. I have a busy day today but I wanted to say hello first.  I have decided to put a segment on my website called "A Week in the Life". I am going to document my activities, both fun and stressful, a few times a day as time allows. It will consist mainly of the ramblings of a seasoned Realtor but occasionally a little nugget of wisdom may pop up. You can follow the adventures by going to www.charlesbennettsells.com.    Well lets get started. This morning I have answered all my emails and spoke with the ones that needed me. I am about to represent a buyers interests in the purchase of a beautiful townhome. This is a Freddie Mac property. If you are unfamiliar with the acronym Freddie Mac,...

4:45 PM      Wow! Where has this day gone? I have had my shoulder to the grindstone since 7:30 this morning. I'not complaining. Like I said in my previous post, I am very thankful. Time flies when you're busy. I am tempted to move this enterprise to my home office. Looking at the storm, through the glass, I made a command decision.  I think I will wait it out so I am once again in front of my keyboard doing a little networking.    Don't mistake that comment about the storm as being less than deferential. As a native Texan I have learned to give thanks for every drop of rain the Great Spirit gives us. Here's a little tidbit for yous guys out in the wilderness. Notice how I said "yous-guys"? We will talk about that in the next few paragraphs. Anyway, do you know how many natural lakes the...

March 8, 2010:        Good morning every body. Sorry it has taken me so long to post my first blog. I assume your Mondays are hectic as well. It was a busy week-end and some parts of this business can't be conducted until Monday morning. I don't want that to sound like I'm bitching because I'm not. Indeed, I am thankful.       Do ya'll have a morning routine? I do. I get up turn on the computer and coffee pot, in that order. I check my email and take care of everything that needs an immediate response. Yeah, I prioritize, just like you. Then I take my coffee and let our dog out to work off some energy. While he is doing his thing I survey the back yard and wonder how I'm ever going to get this mess to its full glory. We will talk about my inbred dog and my gardening issues another time....

It is now 1:30 PM and I could feel my blood sugar dropping like a rock. I choked down some nutritious, but utterly disgusting, lunch. Like all the busy people I know, I consumed it while continuing to toil away. Ah! The sweet taste of success, it comes with a heavy burden doesn't it? Just like you I sometimes wonder if it is worth it. I have to admit my definition of success seems to change about every five years. When I was young and had more time than money my definition of success was having some cash. I spent all my time pursuing it. Several decades later my definition of success has nothing to do with legal tender.      As I was reconnoitering the net for real estate websites and blogs it became glaringly evident that every realtor is the best agent ever and provides the best se...
