Hidey Hi Friends and neighbors.       Well, it looks like we are going to cheat death for one more week. I don't know about ya'll but I am pretty damn happy about that. In fact, I am practically giddy with relief.  Yesterday, in reference to other real estate related site, I said I am sick of all the regurgitated blather. When I tell you what a beautiful day it is here in Fort Worth, I know it is beginning to sound like a mantra. I like to say, it is what it is! I spite of my efforts not to, I gotta tell you it is another glorious day in Fort Worth.  Am I being hypocritical? I hope not. I try not to be.  I attended a Fort Worth Chamber of Commerce meeting yesterday at the Fort Worth club. There are two ways to make an entrance, like Marilyn Monroe or Robin Williams.Unfortunately mine wa...

Monday, March 1, 2010 Thought for the day:     We look forward to the time when the Power of Love will replace the Love of Power.  Then will our world know the blessings of peace.  ~William Ewart Gladstone       Hello friends and neighbors. Like Mr. Rogers used to say, "It's a beautiful day in the neighborhood. Won't you be my neighbor?" I know some of ya'll living in the area may disagree because it is drizzling rain and the high is only supposed to be the in the middle forty's.     I love this kind of day because it is going to pay dividends when spring comes in a few weeks. I spend an inordinate amount of time in my yard. I have firsthand knowledge, and water bills, of what the drought has done to our yards.  The snows have brought plenty of nitrogen and the rains have made it easier...

February 26, 2010 Good afternoon everybody.   I need to correct a few facts in yesterday's blog post about Alexander Chandler's award. It seems I have fallen victim to what I loathe in the media, a rush to publish before I had my facts straight. Wes Turner who presented the award is Chairman of the Fort Worth Chamber of Commerce. I stated he was Vice President. Also Alex won the Emerging Business award, not small business of the year. I hope my poor reporting doesn't detract from Alex's efforts and his well deserved award. It is I that is diminished and I apologize for my inaccuracies.   Thank you Andra Bennett (not related), Director of Communications for the Fort Worth Chamber of Commerce for pointing these errors out in a most gentle way. I appreciate it.    If ya'll can find it in...

It is another glorious day in Fort Worth, a day full of hope and opportunity. It is a little on the cool side and snowing lightly. We have had record breaking snow fall here this year and it has been beautiful. As I was admiring Mother Nature's beauty last week it dawned on me that the snow was an analogy for the Real Estate Market. It reminded me of the Bette Midler song "The Rose". In the last stanza she sings: "Just remember in the winter, far beneath the bitter snows, lies the seed that with the sun's love, in the spring becomes the rose." In my opinion that speaks for our housing market here in Fort Worth Texas. There is no doubt that we have experienced an upheaval (bitter snows) but low interest rates and the home buyers tax credit (the sun's love) have begun to bring the m...

Technology was caught up with heating and cooling thermostats. With more and more Internet based devices coming out, tech savvy people can utilize this technology to save money. Since the heating and cooling of a home makes up the majority of the utility costs, it makes sense to keep a tight rein on how long and often it cycles off and on. The thermostat has evolved somewhat over the years from simple manual controlled units with a mercury switch to programmable ones that gave people the ability to have their air conditioning or furnace temperatures set back during the night or at work to the newest version that can be controlled through the Internet. Programmable thermostats may not benefit everyone, for example if someone is at home all day it may not make sense to have automatic set ...

Over the holidays, my husband's family came to stay with us.  Since they live in Boston, they wanted some "authentic" Texas things to do.  While the girls went to Sam Moon for all their costume jewelry needs, the guys went and shot handguns. It doesn't get more Texas then that! The next day, we thought we'd take our guests form the north to the Fort Worth Stock Yards. They were blown away to say the least.  It's really amazing how they've kept the old timey feel alive for so many years.  Everything there is authentic; from the cow skin drink coasters to the one of a kind Texas art.  My brother-in-law was especially thrilled that they sold "Dublin Dr. Pepper".  Evidently, its made from pure Cain sugar, and can only be purchased in a few locations in Texas.    The Fort Worth Stock Yards ...

Sundance Square - Fort Worth Many people who have recently moved to the wonderful city of Fort Worth ask me, "What is there to do around here?" I'm always there with a quick list of places and happenings in Fort Worth, but one of my favorites is Sundance Square.  Located in the middle of downtown Fort Worth, you have everything from fine dining to amazing entertainment. There are 2 comedy clubs - "Four Day Weekend" and "Hyenas", as well as the world's famous "Pete's Dueling Piano Bar." Sundance Square is also home to the legendary Bass Performance Hall. On any given weekend, you can see big name performers like Van Morison on January 24th.  There are plenty of eating options in Sundance Square, from popular chain restaurants, to the high end gourmet of "Ferre" and "Reata."  Don't forge...

I recently read online that January is the most depressing month of the year. Not only is it dark outside longer, but the excitement of the holidays is over. Luckily, I'm not experiencing any depression, but I've found it to be more difficult waking up in the mornings, especially after a few holiday pounds that I've packed on, lol. Let's keep our spirits up and have a great 2010! Megan PhelpsRE/MAX Heritage817-999-2211soldbyphelps@aol.comwww.soldbyphelps.com

A client of mine who purchased a home in August emailed me a few days ago to let me know how grateful he was to have received a home warranty. Although he had his home inspected before purchasing it, it sat vacant for several weeks over the summer before he moved in. During his first few days in the house, his A/C went out and his pilot light went out on the water heater and he could not get it relit. He called American Home Shield and was able to get them out to make the repairs. A few weeks ago, his pool heater quit working altogether. He contacted American Home Shield, and they promptly came out and replaced it at no extra cost. It would have been a $2,800 expense! This is just one example of how a home warranty can protect the client as well as the former owner. I always negotiate t...
