I started working with the investor/flipper on this home back in December of 2008. Initially we were just talking about my company staging the home for sale once the renovations were complete. But I took on the role of design consultant very early and had the pleasure of seeing this great old Fort Worth brick ranch gradually transformed into a sleek and modern family home. Original photo of home in the 1950s Walls came down, new space was carved out for a larger master bath and closet and the original kitchen was totally gutted. The space is now light and open thanks to the addition of a set of french doors off the breakfast area and sliders off the kitchen. I recently wrote about a home I was staging here in Fort Worth.  Kitchen cabinets were dated and so were the bathrooms. We ended up getting the cabinets painted and updated the lighting fixtures in the kitchen and dining area.Here is the "after" photo. Oh and we staged it on a budget! I got five rooms staged on the minimum furniture rental budget required for three months. Owners were out of state and were ready to get this home sold - it had been on the market previously for about 8 months before the listing expired. We staged it just prior to it being re-listed. HE DID IT!  HE DID IT!  HE DID IT!  OK, sorry about that.  I've been waiting 47 races to be able to say that.  So, I got a little excited.  My man, Jeff Gordon, won this week's Sprint Cup race at the Texas Motor Speedway.  On his 17th attempt at a win at this track, he finally got to add a check to the win column.  Now there is only one NASCAR track he has not won at in his career.  But, at the rate he's going, I'm sure he'll be able to conquer that as well.  I have to admit, I watched the end of the race through my fingers, since my hands were attached to my face throughout the last 30 laps or so.  Jimmie Johnson was coming up fast!  He just didn't seem to have enough to challenge in the end.  The only other cars that seemed poised to take away this win from Jeff were Cousin Carl Edwar...

A new nationwide study of various real estate markets around the country has brought some very good news to the greater Fort Worth area.  This report studied housing market conditions in more than 300 U. S. markets.  Most Texas cities were clustered at the bottom of the ranking of housing markets expected to see home price declines. By comparison, many California, Florida, Arizona and Nevada markets had almost a 100 percent risk of falling home prices over the next 24 months, the report shows. CNN and Money Magazine, according to a recent survey, have determined that Fort Worth, Texas was Among the Best Places to Live in the Largest Cities category. The criteria used in determining the rankings included affordable housing, availability of cultural facilities, job growth, sunny weather, short commute time, excellent infrastructure and good health care access. It looks like the Fort Worth real estate market is still moving slower but the stats this month are an improvement over November. This is a positive sign as we move into 2009. There was a 23.7 percent drop between December 2007 and December 2008 in the number of home sales. From December 2006 to December 2008, there was a 36.03 percent drop. There have been double digit drops in one year home sales since October 2008, and a in two year sales since June 2008. Single year drops have two anomalies: April and September. These months show a drop around 4 percent, but every other month has over 10 percent drops. This is a 16 percent average drop for the year, and a 19 percent drop with the anomalies dropped.
