HE DID IT!  HE DID IT!  HE DID IT!  OK, sorry about that.  I've been waiting 47 races to be able to say that.  So, I got a little excited.  My man, Jeff Gordon, won this week's Sprint Cup race at the Texas Motor Speedway.  On his 17th attempt at a win at this track, he finally got to add a check to the win column.  Now there is only one NASCAR track he has not won at in his career.  But, at the rate he's going, I'm sure he'll be able to conquer that as well.  I have to admit, I watched the end of the race through my fingers, since my hands were attached to my face throughout the last 30 laps or so.  Jimmie Johnson was coming up fast!  He just didn't seem to have enough to challenge in the end.  The only other cars that seemed poised to take away this win from Jeff were Cousin Carl Edwar...

A new nationwide study of various real estate markets around the country has brought some very good news to the greater Fort Worth area.  This report studied housing market conditions in more than 300 U. S. markets.  Most Texas cities were clustered at the bottom of the ranking of housing markets expected to see home price declines. By comparison, many California, Florida, Arizona and Nevada markets had almost a 100 percent risk of falling home prices over the next 24 months, the report shows. The following is a comparison of areas and the percentage chances of home price declines over the next 24 months. Area                                              Chance of price decline Lakeland-Winter Haven, Fla                99.9 % Fort Lauderdale, Fla                           99.9 % Los Ang...

If you are experiencing difficulty paying your home/mortgage payment, please consider hiring a professional to work with your lender to negotiate a loan modification.  It's a better solution than selling your home (via a normal "retail" transaction if you have the equity to cover the costs or short sale if you don't) if you would really rather stay in your home. For example, some people (read - a lot of people these days) are getting into financial difficulty due to various hardships (examples, cutback in hours at work, temporary loss of job, temporary medical conditions and associated bills, etc.)  NOTE: Maybe you or someone you know falls into this category.  There's no shame in this.  As we all know - "stuff happens".  When these hardships are of a temporary nature and you, I, or we ...

"GOOD COMMUNICATION IS AS STIMULATING AS BLACK COFFEE...AND JUST AS HARD TO SLEEP AFTER." Anne Morrow Lindbergh And communication on the new $789 Billion Stimulus Plan has been flying fierce over the past week, resulting in late nights for Congress and probably more than a few cups of coffee. President Obama is certainly hoping the new plan will wake up the struggling economy, and breathe some life back into the housing market as well. The tax credit in the Stimulus Bill has been scaled down to $8,000 from its previous level of $15,000, or 10% of the value of the home for any first time homebuyers who purchase homes from the start of the year until the end of November. It starts phasing out for couples with incomes above $150,000 and single filers with incomes above $75,000, and buyers w...

It looks like the Fort Worth real estate market is still moving slower but the stats this month are an improvement over November. This is a positive sign as we move into 2009. There was a 23.7 percent drop between December 2007 and December 2008 in the number of home sales. From December 2006 to December 2008, there was a 36.03 percent drop. There have been double digit drops in one year home sales since October 2008, and a in two year sales since June 2008. Single year drops have two anomalies: April and September. These months show a drop around 4 percent, but every other month has over 10 percent drops. This is a 16 percent average drop for the year, and a 19 percent drop with the anomalies dropped. For green horns and the cow-savvy alike, the 113th Fort Worth Stock Show and Rodeo boasts family-oriented entertainment and commercial exhibitions galore. If you are new to Texas, the stock show holds promise as an introduction to true cowboy culture. This impressive event, which boasts over more than 22,000 animals to be shown over 24 days, began over a hundred years ago on the banks of Marine Creek in North Fort Worth. From its earliest days it was billed as "the most opulent and dynamic livestock pavilion in the entire Western Hemisphere," and not much has changed since then. Going to the show then and now provides an opportunity to make a Western fashion statement. Boots, hats, and cowboy garb from the most authentic to the most exotic are both on display and for sale in the extensi...

I just got an email from T Boone Pickens, Pickensplan.com, and thought I would share my experience of seeing him at a Fort Worth Chamber of Commerce luncheon.  TBoone is serious about his plan and I do not believe his motivation is only financial.  The event was the 25th anniversary of the "T" which is Fort Worth's Transportation authority that is pushing for a fleet of natural gas buses.  T Boone told us all about his plan to end our dependence on foreign oil but the funny thing was that I never thought I would be eating chocolate cake and listening to a billionaire talk about windmills, gas conversion, and how no one will loan him any money to build those windmills.  So he is focusing on natural gas conversion.    T Boone says 70% of our oil is imported and the only way to en...

If you have been looking forward to selling your home "after the first of the year..." there are many steps you need to take to assure success. The first one is:  Make sure you do not overprice your home ! With today's real estate market in mind... it is even more important to have as much information available to you when pricing your home.  It must be competitively priced.  That means competitively priced using information on today's market conditions... and not on what happened last year or two or three years ago.  That market no longer exists. You need an asking or listing price that fits in well with all of the competing properties on the market right now.  The more attractive your price... the more prospective buyers will look at it. A professional Realtor has all of the usual ma...
