I had a call from the realtor who sold me my house the other day. I had given her a complimentary consultation to thank her for referring me to her office. Her clients are in the middle of remodeling a home they purchased with her. She said they needed help getting to the next step and asked if I could help. Well I've done a few renovations along with my home staging and I feel very confident about sharing ideas for design that will translate into a better investment.So.... picture a home custom designed in the 60s whose main living space is taken right from the plaza in Santa Fe complete with corbels and artificial windows inside the 20' high room. Around the perimeter of the room the ceiling drops to 9' and is supported by spanish style beams. The piece de resistance was a fish pond s...

It is so interesting what a difference changing the location can make in pricing.  The home below is a four bedroom, two bath single story home in a brand new neighborhood that has only been open for about three weeks. I received a call last week from a young couple who are interested in a home of this size... around 2000 sf.  They told me they are open to pricing from the 140's up to around the high 150's. There are many builders in the greater Alliance Corridor area of northern Fort Worth... and many of them have similar homes with similar square footages and in similar price ranges.  One of my main efforts in concentrating in New Home Sales... is to know the New Home Market inside out, upside down, forwards and backwards.  I think you get the idea !                         I am meeti...

This New Model Home is just waiting for you to visit.  It has just been completed, and this coming weekend will be the first weekend it is on display.  Althought this home is located in northern Fort Worth... it can be built in several other areas around Fort Worth and Tarrant County.               It is a four bedroom, two bath home with eat-in kitchen and formal dining, and a formal living or media room, and a family room off the breakfast area. There is more space inside that you could possibly guess for the price.  This home measures approximately 2087 square feet... and the price is $134,990.  Because this is the grand opening celebration, the builder will either give you, the buyer, a discount of $3,000... or $3,000 in upgrades... or pay $3,000 of your closing costs. If you are re...

One of the things that seems to occasionally frustrate home buyers... is the inability of their title company to provide "closing figures" to the homebuyer within a time frame that is from 24 to 48 hours before closing. In the Fort Worth, Texas area... our closings are done with "closers" or escrow agents at title companies.  Both Realtors and Buyers would like to know the buyer's "final figures." In Texas there are no "round table" closings.  The buyer and the seller each sign their papers separately at the title company... just them, the Realtor (if any) and the title company closer or escrow agent.  It is an extreme rarity that an attorney would be present at closing... for either buyer or seller. The "final figures" represents the exact amount of money the buyers must bring to their...

It's that time again.  As the end of the year approaches, once again we have our "yearly chance" to use the Homestead Exemption as a closing technique.  Actually... it is much more than simply a closing technique... it is just one more great reason for a "sitting on the fence" buyer to get off that fence... and get themselves a home. The Homestead Exemption is something that many people who are renting homes or apartments may not be aware of.  The net effect of the Homestead Exemption is sort of a "discount" on a property owner's real estate taxes... but it's only for a person's "homestead"... which is the home they own, and that they are living in.                      A general explanation of how it works is as follows:  Certain entities that "tax" an owners home real estate dwelling ...

I was driving along Vickery Blvd. in Fort Worth's west side yesterday and couldn't help but to stop in the Swiss Pastry Shop for a piece of their famous black forest cake. If you have never tried some, you owe it to yourself to do so! It has to be the most awesome desert I have ever had. My sister turned me on to it years ago and I have always requested it to be my birthday cake. I have also bought it for others and people just love me for it. I'm not much on sweets, but this is different in my opinion. It is just sweet enough without being over powering, but the thing I love so much about it is the fact that the "cake" portion of the cake is very light and is actually crunchy, so it doesn't give you that filled up feeling. I'm also not a chocolate nut, but it has just enough shaved on ...

I was doing a little painting today and thought I would pass along a little trick that I do to all new paint cans that I open. It only takes a minute and saves a lot of aggravation. Who hasn't tried to open a paint can that was previously opened after sitting a long time and the can's lid is glued shut with old paint? All you do is take a large nail and punch holes around the bottom lip of the can about one inch apart. This way, the paint that gets in the can's lip will simply drip back into the can...viola! No more stuck lids! Kent Keith Fort Worth Home Inspector

SNEAK PEEK !  There is a brand new neighborhood of gorgeous single family homes that is going to be open in North Fort Worth in the next 30 days.  There will be seven differnt models... with pricing from the low 100's to the low 140's. In an attempt to make sure that the survivors and evacuees of hurricane Gustav who have been hospitalized have a place to go... Fort Worth... with it's excellent public and private hospital system... has been made the Western Focal Point for incoming hospital patients being air-lifted from New Orleans. Right now it appears that New Orleans may once again bear much of the brunt of the hurricane winds... and the crushing tidal surge that accompanies hurricanes of such magnitude. Right now the plans are for hospital-bound patients to be airlifted by the National Guard (I'm glad there are still some here).  They will be flown here using the giant C-130 cargo planes into DFW International Airport... and then taken by ambulance to the many area hospitals awaiting their arrival. Fort Worth is ...

There are many things about Fort Worth, Texas that make it a great place to live and to work.  Low unemployment, great jobs market, one of the best "hospital districts" in the state, and a vibrant housing market with plenty of affordable homes... all add to Fort Worth's liveability ! The recently-discovered Barnett Shale natural gas field is proving to be one of the largest gas fields in the entire country... and as such, is providing a great source of both jobs and income to the city of Fort Worth and its surrounding suburbs. But... up until now... something's been missing.  Even among the great mix of jobs, wonderful hospitable people, a great housing market, one of the country's finest cultural centers with its prominent museums... something has been missing.  But... that has all cha...

I was inspecting a crawlspace of a home in an older neighborhood and while I was crawling around under the bathroom area, I kept feeling something strange under my body......not exactly dirt or a liquid but slippery. To my surprise as I shined my flashlight around me, I realized that I was lying on a thick bed of literally hundreds of double edge razor blades! I carefully rolled off them and took this picture. The ones you can see are the ones that slid down the small hill, there were many more above on the flat area. I have always heard about the slot in the rear of old medicine cabinets that people used to deposit used razor blades, but never ran into this before. There is no telling how many of these blades were in the wall cavity that didn't make their way t...

I always like to have a response to the national press and their doom and gloom reporting of the national housing situation. First, I don't live nationally. I live locally. So what the national press reports is not germane to local markets. And let's face it; real estate is a local phenomenon. I live in one of the old historic areas close to downtown called Berkeley. Our market has been fairly stable to appreciating. The time it takes and the ultimate sales price realized really depends on two things in our sub-market. The first is condition and level of updating. The more updated the quicker it sells. Pretty obvious. The other issue is curb appeal. This is a fairly subjective issue but in this area Tudor's or impressive two story facades sell much faster than the few Ranch houses in th...

Mr and Ms Home Seller have decided to sell their home.  They have a fairly good idea of what they think their home is worth.  After doing their own homework online with some of the automated pricing web sites, The Sellers, being very sensible sellers, schedule appointments with three local Listing Agents who've been hanging stuff on their front doorknob for years. Each Agent comes prepared with a "Competitive Market Analysis" (called a CMA). It is on fancy paper, and two of the three even have "professionally done" flip charts as part of their presentations. Each of the three Listing Agents recommends a specific sales price. Amazingly, a couple of the Listing Agents have come up with prices that are lower than the Sellers expected. Although they back up their recommendations with recent...
