Here is another day-to-day, yet very real scenario that happens to many of our buyers and sellers in the real estate market these days. For Sellers: It doesn't matter what your original listing price is - especially when you did not get it priced correctly in the first place. Sellers often "know" how much the house is worth - either based on a realtor's or appraiser's opinion of the market value. This number is typically a price "range", not a fix number. Again, because it is an opinion of value, it can vary. Many times, in reality, Sellers "pad" this price with NEGOTIATION room. If the "room" is somewhat reasonable, and the house is in top market condition, you could price it near the top price. Finally someone with a brain... I have been very tired about listening to the media for the past few months. Everywhere you turn, the media is painting the world is coming to an end. How often do we hear this Frisco TX home seller statement? "I dont want to give my house away..." Realize that real estate professionals and appraisers can give sellers an opinion of the market value. The keyword here is "opinion". It also must be validated by the most important "other side" of the equation, the buyer. Again, when an opinion of the market value is obtained, it is just an estimated figure of what the market would take. In this discussion, I am not mentioning about houses who are priced attractively below the "market value" to produce multiple offers. Texas is a non-disclosure state. By that, it means that real estate sales price are not public records. That means buyers and sellers have a more challenging time to figure value. Parkside Estates Frisco TX is located between Hillcrest and Coit Road off College Parkway in Frisco, Texas. Built in 1999, Parkside Estates has two phases. A couple of postcards motivated me to write this blog to remind consumers to believe only half of what we read! I received 2 real estate postcards this week from my "friendly" neighborhood realtors. The first was by a realtor who lived in my previous neighborhood, so I knew exactly which house she was referring to when she mentioned that she had recently sold a house in XXXX community. Another postcard was referred to 2 recently SOLD listings in my current neighborhood. Because I live here, I know that this realtor was not the listing agents for these houses but their postcards made it perceived as if they were. Sometimes, statistics about home sales are not accurate. Donna Harris - a real estate agent in Dallas wrote about it here. The truth is that we are real estate agents who have access to SOLD data (Texas is a non-disclosure state), we could manipulate some numbers to make it how we want it to be. That's a fact. If you omit a couple of SOLD comps, you will get a completely different result. It is not the reason for this blog today. It is so common these days that friends, among friends have casual conversations about the real estate market. But where did they get the news from?
