So you realized that there could be several different purposes for the rooms you are trying to sell. Right now, it is set up as a living room. It is a formal dining. With the lifestyles of newer homeowners who do not need a formal dining, broadening the appeal of the room is essential in making the house appeal to a broad buyer audience. Instead of re-staging the property back to its original use, you could use a large picture board illustrating the room differently. If you want to take it one step further to wow your audience, use paint chips and fabric swatches for drapery. Mount this picture board on an easel at a corner of the room. This lets the buyers to see how this room could be set up differently for them. Another great example: I have this listing that the homeowner converted ...

There's a common saying in the real estate industry regarding the vast number of agents in the business: "If you don't have any friends who are agents, then you probably don't have any friends at all." With so many agents out there, how can you make an intelligent decision? Do you choose a friend, neighbor or coworker? Should you work with an agent at a large firm, a small firm, a franchise or an independent? "With the expansion of the number of Realtors, the level of competence has fallen to its lowest point ever," says former NAR Chief Economist and best-selling author Dr. John Tuccillo. The 2000-2005 real estate boom not only caused a huge surge in new agents but during the heyday many of those that left or will soon be leaving the industry contributed to weakening the reputation of ...

This deed restriction attempts to require every subsequent purchaser of the property to pay 1% of the sales prices of which a substantial percentage goes to pay the company, Freehold Development, and another portion of the percentage to the original owner who created the restriction for 99 years. The restriction creates a lien against the property if the transfer fee is not paid.First, let's talk about the logic that led to the creation of this deed restriction covenant. Its creator reasoned that when an artist applies his or her talents and hard work to create something of beauty and lasting value, there was mechanisms in-place to reward him or her for the future value of those creations.  So why should the Owner of a piece of real estate enjoy any less protection for his or her talent...

The May 2007 Starwood Yard of the Month belongs to Susie and Randy Schirman in Quail Run Village. The Yard of the Month Committee loved the large variety of colored flowers and bushes planted throughout the lawn. What really stands out is the attention to detail in this beautifully manicured lawn, prompting one committee member to say: "I would buy this house just to get the lawn". Randy and Susie take a great deal of pride and pleasure in making our community a more beautiful place to live so please congratulate them for winning May Lawn of the Month. Frisco Allowed to Water Twice a WeekYesterday I posted my thoughts on why Frisco should keep it's very modest water restrictions.  Well, the City Council voted against me last night and decided to relax these important restrictions.  Frisco residents will no longer have to water their yards just once a week. In fact I've been watering 2-3 times a week all spring.  In May, I watered every day for 8 days in a row!  And I haven't turned my sprinkler system on yet.  It's called rainfall and fortunately it has been plentiful in North Texas this year.  My grass is as green as my "sprinkling" neighbors, my foundation is fine and my water bill is relatively low.If you read my blog regularly you know I always boast about my cities of Frisco and Celina.  I love our city government and how well th...

Should Frisco Lift our Water Restrictions?Tonight the Frisco City Council will consider whether our water restrictions should be revised.  This is an important issue and the city leaders need to hear our thoughts.Frisco is currently under Stage 3 Water Restrictions, which means we are allowed to turn on our sprinklers once a week during certain hours. Many residents think because of all the recent rain all water restrictions should be lifted.Recent rainfall has improved lake levels above the lows we saw last September and October; however, lake levels remain significantly below normal storage levels. So should Stage 3 Water Restrictions remain in effect?  My thoughts are yes.  Do you remember how hard the city worked to educate us on conserving water?  How many hundreds of reminder sign...

Have you ever heard the phrase, Buyers buy with Emotions? It works with clothing, shoes, furniture and yes, real estate too. The more I researched about Consumers Buying styles, the more I realize that there is such a huge industry for this: Lifestyle Marketing. Many large research and consumer profiling companies have large data for why consumers do what they do. It is a very interesting eye-opening experience for me. Lifestyles are expressions of consumer's needs and wants through demographic patterns and purchasing behaviors. Lifestyle Marketing is understanding what the consumers' needs and wants are by offering products and services to suit their lifestyles. So, how does this relate to our industry? Lifestyle marketing connects us - the real estate industry providers to their clien...

If your market is a Buyer's market right now, I am sure you have thoughts about homeownership. It is typically a good time to buy because Sellers are reducing prices to attract buyers. But before you take the plunge into homeownership, note that it will cost you more than just the monthly mortgage payments alone. When renting, all you typically would put aside on your monthly budget would be the rent payments. If the fridge breaks down, or the window breaks, all you would do is to pick up the phone and call the management. Someone will fix the leaky faucet or broken door. On the other hand, when you own your own home and if you have a tight budget to live with, chances are Murphy will move into your spare bedroom. So, the cost of homeownership suddenly does not smell as rosy anymore. It...
