Then I first started my brokerage, 3:16 team REALTY in 2007. 2 months before I gave birth to my first born. I was perfectly happy being my own broker and minding my own world. I didn't want to be subjected to business models and business policies not in accordance to my values. In other words, I just don't take orders very well. You can say I'm a little stubborn, I like doing things my way. However, deep inside my heart, I know my business needs to expand. One woman (ie. me) cannot do what a team can. Hence, 3:16 "team" REALTY. But I had originally thought that this will happen only after I hang up my agent's role and be a broker just managing my company. Hence, this will happen when I have grey hair. Never say Never again because 5 years later, I considered it seriously again. Over the...

Buying or selling a home can be stressful. The experience around it is all about client service. It is not about real estate agent service, title service, lender service, inspection service, or any other service. Clients should always come first. In real estate there is a difference between a client and a customer. That is why I call it client service.  Client Service Client service is about setting and exceeding expectations. It is providing an experience that not only succeeds in its financial results but also makes the process fun and enjoyable. While people may be happy with the financial aspect, if they did not enjoy the experience it is unlikely they will be repeat clients. The more moving parts in a process the harder it is to deliver that excellent experience. Tech Support Examp...

A good friend of mine, Susan Emo inspired this post as she shared a Member's Only post about "Are You Doing Your Buyers a Disservice?" Huge Disclosure: I'm not trash-talking about BIG TIME Producers necessarily. These are just some of my personal experiences. What you may experience with top producers may or may not be the same as mine. QUESTION: Have you become too big for yourself? Business need to grow in order to produce. Growth comes with all rewards and challenges. Some of the observations I have made as I come in contact with some top producers: (1) You can never get to talk to the ACTUAL person - especially when you have a problem (2) You never hear back in a TIMELY manner (3) You might end up "dealing" and/or "negotiating" with assistants - and worst yet, unlicensed assistants ...

Common Mistakes When Purchasing a Home Below are a few of the common mistakes people sometimes make when buying a home in Frisco, TX. Not working with a licensed real estate agent:When looking for a home it is always a good idea to work with a buyers agent. You have to remember that the agent who's face is on the sign outside a house you may be interested in works for the seller and will not have your best interests in mind. Also a buyers agent will have experience and knowledge in your local housing market. Establish a Budget:Remember it's not use the mortgage payment that you need to make each month. Ensure you also budget for taxes, utilities, insurance and repairs. Skipping the home inspection:Aways go into a real estate transaction with your eyes open. It is very important that you...

I can already hear many people saying, "What do you mean bad reputations, my reputation is great." Unfortunately when you ask the general public to use one adjective to describe a real estate agent, do you really think that adjective is going to be "awesome", "great", or  "trustworthy?" It does not matter whether you are in Frisco, Texas, Seattle, Washington or Miami, Florida. The majority of people have a negative connotation of RE agents. Here are some possible reasons. Three Reasons Descriptions of Homes - you put immaculate home move-in ready this won't last. What the customer finds is a home empty and broom swept. Then you start seeing all the marks on the wall, the empty hole in the kitchen island where the cook-top and downdraft vent use to be, a green pool in the back and a mast...

Frisco Presented With Rendering Of 'Cowboys Alley'   The Frisco Council got its first look at what the Cowboys complex and surrounding areas could look like once they’re completed.   They were shown a video presentation showing a rendering of what’s tentatively being dubbed “Cowboys Alley,” an area where pedestrians can gather outside the south entrance to eat and watch the Cowboys play on multiple televisions. This area is being designed by O’Brien Architects.   The alley is shown to feature retail, restaurants and general gathering areas where people can visit even on days where there’s no events at the complex. The entrances to the alley are Internet Boulevard on the west, Gaylord Parkway on the east and Warren Parkway on the south.

When you mention the word "landlord" to most people the image they have in their head is of an owner of a multi family building. However many landlords, including myself, own single-family rental properties.  Single family properties can make great rental properties however there are some pros and cons to owning single family rental properties.  Here is a short list. Single Family Rental Property Pros Fewer expenses as tenants are generally responsible for yard maintenance. Tenants looking to lease a single family home usually have children so a good school district is important to them. This means they tend to stay longer than tenants how lease multi family. A single family rental property does not always have to be a rental property so when it comes time to sell, your be selling at re...

The legal meaning of the term "ordinary wear and tear" is concise, however it is still a debated topic between a landlord and his tenant. In all states a landlord can require a security deposit, but the funds must be returned to the tenant at the end of the lease as long as the property is in its original condition, minus normal wear and tear. Wear and Tear vs. Damages Matting on a carpet is considered wear and tear however stains or burns would be damage. Small nails holes in the walls is wear and tear however large holes would be damage. Fading paint is wear and tear but large stains would be considered damage. Other things that are considered everyday wear and tear would be worn electrical switches, loose hinges on doors, frayed pull strings on blinds, lightly scuffed hardwood floors...

As in every industry, technology is making huge changes in the way an industry works. Real estate is no exception. Whether you are in Frisco, TX or Seattle, Washington people are using technology to buy and sell homes everyday. What is interesting to me is that it appears as if real estate consumers are believing everything they read on the internet about real estate. In fact, many will believe something on the internet more than in a face to face meeting with a realtor. As I have said before, real estate agents and salespeople live by Napoleanic law where we are guilty until we prove ourselves innocent. We inherit every sin every other agent or sales person has committed on our potential prospect. Some people I have spoken with regarding available homes will argue with me about the ava...

Rachel Hernandez wrote in her recent featured post, "Be Agressive - Diary of a New Realtor" inspired this long overdue post of how I feel the Sales Profession is. Yes, it can be as manipulative as you want it to be. At the same time, it can be as noble as you make it to be. I've been in the sales business for a while now to know how I want to run it.  Noble - as gleaming as it is. People buy houses everyday. They can buy it from you or your competition. It really doesnt matter who's doing more business, or less. Who has more resources, who has less. The bottom line is How you treat your clients and people you come in contact with in real estate. I apply the Golden Rule when I deal with everyone. "Do to others as you want them do unto you". When you go around treating people this way, do...

The official Rain post about the Zillow's acquisition of Trulia and all its jokes on Social Media about the acquisition. So, how do I take this news (Not that you care but my answer and how you react to it could possibly help you). The reality was, I was personally affected with the "Curtains" back when Active Rain was just its standalone platform. Way, way back when. It was fairly unstable and the bulk of my business was coming from Active Rain - so I expected it to be up and running ALL the time.  Then one day, Market Leader bought AR. That made me "think" again. I would be very honest, that as an Ambassador, I was given the ML platform to try for free and in return, blog about the experience. Let's just say, "It needed quite a bit of improvement" - But I'm a very difficult person to ...
